CL3 Property Management is located in Chicago's Lincoln Park neighborhood. CL3 specializes in property management for individually owned, luxury single family homes, condominiums, townhomes, and multi-unit investment properties. The original business began in 2001 and came under new ownership in 2011.
Our management services are catered to seasoned and beginning real estate investors, as well as property owners that are considering the rental investment market due to family or life or job changes. In any scenario, being a landlord can bring on a new list of responsibilities and headaches that owners are not prepared for.
CL3 Property Management's staff is built to cater to property owners with an investment mentality. With the downturn in the market beginning in 2008 and its subsequent turnaround in 2012 many of our property owners have purchased property with a long term investment in mind.

CL3 did manage our 4 plex in Logan square since the day we bought it to the day we sold it (through them).
It has been a wonderful experience and we have been grateful for their responsiveness as we are out of state investors.
The property management team does a good job, and so does the real estate team.

Very delayed response times and poor communication. There is never a clear person to address any issues with the units. They take weeks, sometimes months to fix any building or unit issues. Our brand new building has been broken in multiple times with many packages stolen from tenants constantly. They're replies are along the lines of "that's what you have renters insurance for." We were drawn to the brand new construction but it is not worth the headache or money.

If I could give 0 star I would. Landlords, if you care about your tenants please give your business to some other places. Tenants, if you rent with them, prepare to do everything yourself.

The buzz code does not work, un-updated mailbox name (important mails bounced back several times due to this), broken closet door, etc. Reaching out to them is literal hell. Tenant portal on their website and the maintenance request is useless. None of this was addressed or fixed still.
There was a major flood accident happened in the unit due to the water pipe

When pursuing an opportunity to work outside the US in 2011, I used CL3 to manage my condo. They were great and handled everything with minimal effort from me while I was thousands of miles away. I recently used them to sell the condo and was able to walk away with way more than I would have been able to in 2011.

They found me great tenants that continued to pay rent thru the pandemic and were able to handle any issues with the condo without much involvement from me except for approving any expenses that came up for needed repairs.

We have used CL3 for about 5 years now to manage a property we have in Lakeview. Their service is fantastic. They are always responsive to any questions. Are quick to fill the unit with tenants. We have also needed work done on our unit, redo flooring, new HVAC and dishwasher, they always get multiple quotes and execute the work flawlessly. I've lived in a CL3 property for the past 3 years and they are the best management group I have had in the city. Their tenet portal is easy to use and their team is SUPER responsive. They always responded in the same day for next steps on requests and communicated proactively on building maintenance. Their maintenance team was really friendly too. One time I got locked out on a Sunday morning and needed to call after hours support and they responded immediately getting me into my unit within 30 minutes and were super nice about the situation too. I dread having to deal with CL3.
My husband and I are currently renting a condo managed by CL3 and every time we have an issue it is like pulling teeth with these people.
When we moved in we had a whole list of items we wanted addressed. It took them months to address the majority of them--and there's still stuff from our original list that isn't closed out.
We've had two weekend instances where there has been water coming into our bedroom and we've been met with "it's easier if you solve this". Honestly, if I tried doing this in my job I would be fired

This management team is disorganized and careless. It took them 3 tries to get the lease right yet still failed to attach the correct link for tenants to sign. Later on, they sent a confirmation email with incorrect move-in date, incorrect keys pick-up date, and incorrect contact information to reserve a move-in spot with the condo association. And that's not the end of it. They neglected to disclose additional transition fee required by the condo association AND neglected to inform new tenants about move-in rule changes. It is endless unpleasant surprises one after another. Dealing with CL3

We have been living at the apartment located in Lincoln Park and we have had continual issues with rodents over the two years with our lease. We have been told time and time again that this will be handled, yet the issue still persists. We have been notified that the issue will be rectified. we opened this issue up nearly 2 years ago, while we do admit that CL3 has attempted to resolve this rodent issue, they have been unsuccessful. We used CL3 to rent out and manage our condo while we lived abroad and they couldn't have done a better job. Except for the occasional email request from the tenant they took care of everything without us having to deal with it at all. They also gave us some really good advice on how to structure the financial elements of renting out our place. They organized and facilitated a handful of cleanings for us and then returned our operating account deposit in a timely fashion. I would recommend CL3 to anyone in need of property management.

I've been using CL3 for about three months now and have had a great experience! They've been very responsive, quick to action, and my tenant is happy with them as well. I would definitely recommend using them.
UPDATE: After 2 1/2 years I've continued to be very happy with CL3! As an out of state landlord I've had to rely on them for almost everything and they've been incredibly helpful.

CL3 has been managed the condo that I rented the last 5 years in the south loop and I can't say enough great things about them! From move in to move out they were great to work with. Anytime I needed anything in the condo repaired or looked at I got an immediate response from John or his team.

I've lived in a CL3 managed property for almost 2 years and I'm so impressed with how they've handled anything that's come their way. Mind you, I haven't experienced many issues that require CL3's attention, but any minor issues that have developed, CL3 was always immediately on top of. My wife and I have used CL3 to manage our property from their very beginning, and they've been nothing but excellent in their management of our property and tenants. The entire staff was always quick to respond to any inquiries we had, they were willing to work through problems together, and were extremely forthright and professional.

My wife and I used CL3 to manage our property since their inception, and they've been nothing but excellent in finding tenants, managing the property, expectations, and renters as well as handling all administrative tasks in a timely and transparent manner.
Brett and his team always went out of their way to find solutions when problems popped up. However, the best recommendation I can give is that when CL3 was managing our property, we simply never worried about it. Our property was in excellent hands with CL3, and both my wife and I cannot recommend them enough.

There were a few bumps in the road, but I anticipated an out-of-state move would not be perfect.
Ronnie was and has been our point of contact. He spent most of a Sunday in the office waiting for us to arrive so that we could get keys. I didn't know it until we arrived, but that was an exception to their normal routine. Had I known it sooner I would have worked a lot harder to be on time.
