University Gardens is perfect for my needs! I spent almost 6 months trying to find a decent place for my future roommate and I, and when I toured here, it felt like a dream come true. Kaylee was very helpful throughout the tour and answered all my questions! I am so excited to move in and get the college experience I want. If you’re a student looking for off-campus housing, I 100% recommend this place!

To think of how much money just one apt. makes from residents each month. You would think they could get better maintenance. The hot tub almost never worked and was always broken down. This was even during summer and nice warm days. They will scam you for anything when it comes to inspections. Also they charge a lot if they do if they find anything in inspections.

Do not live here!! This place does not care about its tennants. Also if you are thinking the barbecue, hot tub, and other ammenities make it worth while, they don’t. The hot tub was only open for one month out of the 12, the bbq was closed the majority of the time. And the fireplaces never worked. I put in a maintenence request at the beginning of the year and it was never fixed. Also having to do with that, the maintenence man came into our room unannounced multiple times. That goes against our lease and breaks the law. If you are thinking about staying at this place, the only thing it has going

I do not write reviews. I felt the need to write this to discourage any person from living here. The staff is the most unfriendly group of individuals I have worked with. The posted hours are not followed and the mail system is terrible. They simply do not care. All of the advertised features do not work, and when asked about why they do not work, they laugh it off. The price is ridiculous for what you get, and what you get doesn’t even work. Don’t let the attraction of the hot tub and close location to the U pull you in, this place is terrible. Please, do not live here

If you get a shared room, you have extremely limited storage space.
The HEAT! Every time you set the AC to a cooler temperature, it gets overridden. You wonder why it’s so hot so you check the thermostat and it has overridden your input and set itself to 84 degrees (yes, 84).
The hot tub was closed about 85% of my entire year living there. This was pre-COVID and it was said to be broken but steam could be seen coming from it on multiple occasions when it was closed due to not working.
There was not always propane for the fire pits

I don't even write reviews but I feel like I need to warn other people from renting this apartment.
First of all, the mail system is horrible. They monopolize your packages and they only receive packages during office hours. And if your packages comes in weekend, they don't get delivered and the delivery guy takes them back. Even though the office hours says it's 10am, they don't open on time. And they closes too early so if the packages are delivered in weekday evenings, it doesn't get delivered too.

The administrative staff is great, but I do not think they truly understand what it means to run a business driven by integrity... Their move out charge practices are completely dishonest; I was told not getting an inspection would not effect my move out charges. They charged me for things that weren't even listed in the move out sheet. Like a… speck of dust on the outlet. I had a deposit for $150.00 (I got a 50 deposit advance because the manager spilled soda on my $2500 rent check with which I paid full rent on and I had to reissue it). Somehow they managed to charge me 31 dollars above

Rented a sublet for summer 2019. At move out we thoroughly cleaned the unit and removed all property and requested a walk through to ensure there would be no trouble with the security deposit. UG stated the walk through wouldn't be necessary. Nine days after move out they "inspected" the unit, which was accessible to the two other tenants during those nine days, and is attempting to retain the security deposit and charge an additional $93.00 for "cleaning" and "property abandonment." Total scam- they will be crushed in small claims court. Do yourself a favor and

We rented an apartment here for our Freshman son and it was horrible. The place was dirty and run-down from the first day we moved in. The communication from the management company was very poor and unprofessional and their fees were exorbitant. For example, we had to pay 85% of one month's rent to sublet our son's apartment for the summer. My son's bike was also stolen from the student bike rack. It was locked but the security is worthless. I would never rent here again.

Overall a great place to live. The amenities are pretty nice, the in-unit washer/dryer are the best part. It is also furnished which saves the renter tons of time/money on buying and moving furniture. If you're into hot tubbing, there is a really cool hot tub here. However the location is by far the best part about this place. It is close to campus and I have walked to school almost every day for the last two years I've been here. The rents are a little high (especially when you are stuck with the small room about 1/2 the size of the other two, the only reason for my 4 star), however it's to be

Just stay away especially for summer housing. If you're ready to get charged for maintenance unclogging your bathroom, do a full and thorough cleaning for the apartment during move out (if not you'll get charged), then please move in! They just re-confirmed all my doubts about cheap apartments. Cheap apartments will always find a way to get money out of you.

The University Gardens is perfect for any student looking to move away from the dorms, or just looking to get closer to campus. The rent is extremely affordable and you are getting DirecTV, Google Fiber Internet, 50 inch flat screen TV, washer and dryer IN YOUR APARTMENT! We also got a new hot tub along side with many fire pits to use as well. The rent is far better than competition and comes completely furnished. You are also put directly down the street from downtown Salt Lake. I don't know what else you could ask for in an apartment complex, especially one so close to campus.

Not only is rent over priced, just applying to live here is, too. I was charged a $350 application fee. The issues with leasing began immediately, and when I called to get answers about my leasing concerns, I was informed rent was going up by $100 and that they were out of parking spaces. At that point, requested a refund since I hadn't yet signed a lease. I was refunded $100, and after months of waiting was told my other $200 would not be returned as I opted out of the lease. The apartment is great for students that do not want to stay in dorms but stay connected to the University of Utah! Love the hot tub! They also have grills so you can have grill outs if you like. My favorite… feature is that it's right by the University and they transportation options for those who do not have a car, or students who wish to take the bus for various reasons.

The University Gardens Apartments are amazing! I loved living here. It made getting to campus easy, as the complex is only a couple of blocks away from President's Circle. The apartments are quiet enough to be able to do school work; however, meeting people is not a problem if you're interested in socializing. Great management and lots of perks to living here. I had a great time exploring those perks. ;) I'm sure anyone else would, too!!
