Disappointed and upset because the apartment advertise it self as “LUXURY & UPSCALE” apartments. Far from luxury. Apartment is standard for all styles they provide.
1. When we put in a “Work request order” takes a month for anyone to review & fix the matter.
2. Every time is rains. Our window and wall leak out water causing mold and damage to carpet, wall, & window.
3. Still waiting for someone to fix the problem smh.
Rent is increasing at an ill rate to accept molded apartments here.

I have a relative trying to move in. Lease was signed and they tried to hard time him so that he would cancel his lease. They started stating the prices are higher now and basically asked if he wanted a refund or pay the higher amount which is illegal due to the fact that the lease was signed and accepted. Move in was supposed to be this month and then they said maybe February or the March but if he moves in March the rent will be higher. Hello a lease has already been signed and accepted. I will be seeking legal counsel for him .

You will have to fight them proving you paid last month rent. After you fix this issue they will charge the exact same charge again like it never happened.

My daughter lives here because she is in college close by. The Apartments themselves are nice, however management is awful. She’s had several leaks that they let go for months then mold grows everywhere. The carpet is damaged from months of leaks. The never fix anything and ignore you. They’re impossible to get a hold of. Stay far away!

No human being should have to live like this. I have lived in public housing and section 8 and have never seen a cockroach infestation like this apartment complex has. I've lived 3 different apartments and all of them have been completely infested. The health department needs to be called and this complex needs to be shut down. At this point there is nothing you can do about this infestation. In addition to that there maintenance program is a joke. I've been waiting 3 weeks to have my sink fixed. DO NOT MOVE HERE. THIS PLACE IS A NIGHTMARE.

DONT MOVE HERE. It’s a terrible place to live. They have roaches,the maintenance men are lazy and don’t do nothing but ride around on golf carts all day. They’re always doing something in the complex without telling any of the residents. They’ve cut the water off multiple times in the apartment complex. The management team is slow and just terrible. Also if your looking for a gated community this is not the place for you cause the gate is always open, and then if they decide to close the gates they WILL NOT tell you. Been here two years. the negative reviews are ALL accurate. All of them. water, dumpster, bugs (roaches or "Georgia bugs", grounds upkeep, maintenance, mold, incompetent office staff who never answer the phone. They're accurate. "Why did you stay for 2 years if it's so bad?" you might ask. Because the rent was SUPER cheap for the area. 4 management teams in 2 years. Currently, they're painting the driveway. We as residents don't come home and complain about a "not perfectly black" ground. Spend that money to fix the never ending plumbing issues you keep having so you can stop interrupting my water

We dodged a bullet! We went to visit the unit one day before we were going to move in. Thankfully we did not sign the lease. The bathroom ceilings were covered in mold. The window sill and windows were covered in mold. On the bright side we only saw a couple bugs. I took pictures of the apartment and sent them to my mom (she's a real estate agent who also flips house) she said its borderline not safe to live in. They told us they would fix it in the morning before our move in, which is crazy to me because it takes more than a couple hours to properly treat, remove and stop mold from growing back

The worst place to live, new management doesn’t care about residents, at least once a week they cut the water for repairs, what is my concern to leave a review now?! Since last week the AC hasn’t worked, the temperature is 85 outside, at home is 80 as well, we called and left the massage, sent the Email, no response. Don’t waste your money, they also charge for pest control, not coming till you ask for, paying for sharing water.

This is the worst apartment any one can live in , I am currently living in this apartment as I take the time to tell the world why I hate these apartments people and apartment so bad. The apartment staff always seem to forget everything that is being told to them new the apartment manager. The inside apartment is very moldy and old , it's gets hot inside my house every week and it takes them 4 days the most to come fix my A/C I have to be trap inside my house without A/c for 4 days & than on top of that , they NEVERRRRRRRRR ANSWER THE PHONE . I HATE LIVING HERE AND SHOULD'VE LISTEN

Do not move here, cockroaches everywhere. Maintenance leaves a mess when they fix anything in your apartment and do not clean up after themselves. Front desk barley helps with anything. Terrible place to live I've only had issues sense moving in.

I went 26 days without hot water! I did not receive service until I aggressively banged on the front office door and demanded that my need be taken care of. I left two maintenance orders and several voicemails for my urgent issue yet I was totally ignored. They even marked my order as completed before anything was done about it. If you like cold showers and washing dishes in cold water then go ahead.

We have had nothing but issues since living here over the last year. There has been numerous plumbing issues as well as water running down the walls and coming from the ceiling. Multiple work orders were placed and yet no one came to fix it, and if they did finally come to fix it they only fix it halfway. Leaving exposed drywall unpainted and water damage visible in numerous places. They left the heat non functional for two months in the dead of winter, allowing the inside of the apartment to get as low as 42*. We have lived here for 17 months and it's almost constantly been a pain. We have a new issue pop up seemingly every week, with the past few months being particularly terrible. Water damage spots our ceiling like zebra print, leaks have soaked and soured our floors, a piece of the faux granite counter tops just "noped" itself away from the wall, peeling and warping itself and making an ugly hole in the wall. We, of course, put in work orders as these issues arrive, but only have ever had 1 work order ever actually be fulfilled, and all they did to fix it was paint over the water damage

Have lived here for almost 2 years now and I have had problems the entire time. It is impossible to get ahold of anyone at the office via email or phone call so you always have to go up there in person. If you have maintenance issues, and you will, they will take forever to get to you. It took 2 months to get our heater fixed during the winter and requested for emergency repairs mean nothing to them. We have had water damage and warped floors since the first month we moved in and roaches are also a constant problem. They will constantly overcharge for rent and need to return money afterwards or

So far it's been great! I've been here about a month, it's quiet, the gym and outdoor gym are nice for it only being at an apartment complex, the trail is amazing!, there's plenty of dogs for my dog to meet when we walk, the patio is nice and quaint for it being just me and my 2 animals, and I'm close to work. Only complaint I have is it's hard to reach them by phone. I have to stop in. My shower was leaking bad when I moved in and the plumber came and fixed it, but I am waiting for the complex to call a contractor on fixing the tile that was around it... right now

So wish when moving my son down to Atlanta that we would of went with our gut and did not rent from Element 41.( When I say "we" my husband is on lease) It was a convenient location in proximity to his school. From the very moment of going through the "walk through" there was a vial smell. Fix order placed immediately by property employee. Nothing has helped. As other tenants have mentioned getting service orders resolved or even addressed takes patience. Other ongoing concerns are the constant smell of cigarette smoke and weed.(But biggest concern is what we think is "

Horrible just horrible I moved in on April and moved out in April. The office is a joke they never answer phones or emails. I watched them ignore calls a couple of times. All they want is your money of course. Black mold and roaches! I have a whole photo album saved for Element 41. Nothing was prepared on move in day. They won't give me my money back either and they sent me a bill.

I can not wait for my lease to end at Element 41. It's hard to reach anyone at the leasing office you have to call more than several times a day to reach a leasing officer. Then if you have any repair issues Maintenance takes forever to finally come in. Also the manager of the leasing office is very rude and has a snarky attitude. Also, there online payment system is glitchy and they need to update to doing a rental payment on an app like most other properties have. Just recently I paid rent on time using the site- which is temperamental by the way and for some reason it never took my payment

I've lived here a few months. So far he staff is friendly and response time to issues is average compared to other places I have lived. They are making lots of upgrades and fixing things around the community to make it nicer.
