At time of moving in to our rental, house was dirty, many light bulbs were out and carpet was in need of major replacement being that it was original and over 10 year old timeframe of needing to be replaced based on WA rental laws. We documented all of these issues on our walk thru. When we moved out a year later, we only got $450 of $1700 back of our deposit. The itemized statement of why were being withheld $1350. We left the house we rented September 2019 after two years. We had a good experience from the start of our stay to last two months before leaving. We were good tenants, never late in payment and kept the house and compound clean.
The reason I give a low rating is because Katie Howard did not treat us fairly last two months of our tenancy. Our lease was to end 31st July but it was extended to end of August for reasons we did not quite understand (something to do with new laws on Landlord Tenant Act in Washington) though Kate clearly indicated that the new laws did not impact the lease length. Nonetheless

From the property owner perspective, we are very happy with Parkwood Property Management. They manage 12 of our units, and do a very professional job. Ongoing care of the property and grounds is great, maintenance items are quickly taken care of. Larger items are escalated to the owners, already with 2-3 bids from solid contractors. Applicants are screened thoroughly, rents are collected properly, detailed monthly owner statements, and annual summaries. Parkwood Property Management is the worst property management company I have ever worked with and Valarie is so rude. I have requested a move out statement multiple times since I have moved out, and Valarie told me to talk to my co-renter since he had the statement. Valarie then referred me to collections since apparently they have no access to files in the office and I finally received the statement almost 30 days later. We lived in a property managed by Parkwood for two years. The house was quickly made ready for a rental prior to us moving in and things broke all the time. Even Mario, the (amazing) handyman said it was poorly remodeled. We paid our rent always on time. Never had one complaint against us, yet when we moved out, we were charged $375 to clean even after we had cleaned. I’ve attached the “proof” Valarie sent me and sure, it could have been a little better....but $375??! They also charged $400 for a crack in the kitchen window that we had nothing to do with. My Wife and I are active duty military members with over 40 years of experience added together and so we have moved around a lot. I am actually really surprised at some of the reviews being left here... Honestly, from a management standpoint, I couldn't have hoped for a better experience. Katie at Parkwood has been my person for two years and has seen me through two-year leases for my house in Tacoma. I found her to be extremely wonderful, hardworking, and extremely responsive whenever I had questions. She found me reliable and consistent tenants, and although you can never predict these situations, I never felt stressed at all. Parkwood Management and Valarie do an exceptional job at managing my properties in Tacoma. The monthly reports are accurate and the rents are direct-deposited in my account. They work with all sorts of fixers to deal with minor problems that may arise all while keeping me in the loop. A perfect experience thus far especially when compared to previous property managers I have used in the area. Valerie has been great in acquiring tenants that take care of the property and pay on-time. The year-end statements help give a nice retrospective on how the properties are doing.
