Park Branham Apartments

The leasing office is rude. I really liked the apartments but dealing with them ruined my whole experience in wanting to rent there.

My fiancé had lived here before 2years ago, and we have always liked how is close to the freeway, shops, and restaurants. Also, how it is quite that can actually sleep if you work various hours of the day. The pool is not cold being that it's a heated pool and is clean, not to mention landscaping here is great and its kept up. I also notice and give kudos to cleaning service, the laundromat on site is kept also clean. Facilities also are very respectful when they are on site to take care of any request needed. Do not, Do not move into these apartments! Cars get stolen or vandalized in the parking lot, poor management, and no one there to contact if there are any problems. The management sucks and the customer service is not existent. It seems like they shut off the water every other Friday for repair.

If you ever considered moving to this appartment, RECONSIDER it.
For the last 5 months, my vehicle and my husband's wavehicle was vandalized several times. We parked it on designated parking lot. Managment does not do anything about it. They don't have answers for any of the questions. All they care about is the rent payments. There are so many obligations that tennents have by the contract but no rights at all.

Common to find large trash items dumped near the bins, unresponsive to maintenance requests, and next to shady plaza.

Justine was nice and responsive and we LOVED that the property was clean and very quiet. Looking to move in end of January, you'll be hearing from us.

Love to live there, is very quiet, outside areas well maintained. Will be nice if they update refrigerators and stoves.

Don’t go to this apartments... they are cheating to put more fine...I don’t want to put one star also..

For the rent, we pay the Park Branham apartments are possibly the worst place to live. They are old, have leakages, water pressure is low, you barely get any hot water even though we pay for water (and garbage), cars get broken into all the time, lack of security is dumfounded and let's not forget the weed smokers; you can't keep your windows open at night due to the smell suffocating you. Highly recommend that you look elsewhere if you are thinking of renting!!

Poor maintenance greedy management , no proper handling of complaints once you move in.

The Park Branham apartments are quite possibly the worst place to live/rent in San Jose, or anywhere, for that matter. I have lived in some slummy apartments over the years, but at least they were quiet and the landlords/managers responded to questions and problems in a timely, respectful manner.


To rent an apartment in the Park Branham complex, you must sign a lease (an expected requirement, although this lease is longer than the Declaration of Independence). Sounds pretty normal, right? I've been living here for two years now.

This complex is in a very peaceful spot of the town. Close to supermarkets (Lunardi's, CVS, Safeway and some small stores at the meridian plaza), close to hwy-85, or bus line 63.

The area feels safe and green, parking is good (one carport, one free. During this 2 years there have been only 2-3 times when I couldn't find a spot for my second vehicle).

The complex has an okay pool and a small gym. The apartments at the back are pretty quiet, even though some inconsiderate neighbors tend to leave their children screaming for attention for

Ive lived here for about 3 years. I'm pretty happy. The property has a lot of rules, but you can understand why they are inforced. The complex is older, but well maintained.The grounds are nice and green. I dont see myself moving anytime soon.
