I just moved into my apartment at Icon less than a week ago, so this review may be a bit premature. While my first couple of days here were honestly a bit of a nightmare due to my electricity not working properly for the first 3 days (turns out it was just a loose wire in my unit’s breaker box, so easy fix, but it took days to fix because I had to wait for an electrician to come out), I honestly can’t say enough about how pleasant and courteous the staff is here. I was guest for 5 nights truly loved the luxury living lifestyle that I could never have in my real life. Heading home to southwest Va. I did enjoy all that was offered while staying. I would love to come back. Seems like this place has a lot going for itself and potential for more in future. Walking distance to many places. The only issue I have is elevator, close to the room I was staying you can hear all the noises and only one is operational.

There’s a lot to love about Icon. The location is amazing. Right in the heart of downtown Norfolk, so dining options and finding things to do is a breeze.
The amenities are great. Having my own personal theater room to host a viewing party is probably my favorite thing. There are pool tables, a convenient gym (not the small square room you get at some apartments) with some fresh equipment, and even a wine vault!
The new staff is friendly and always seem willing to help when I need it (which is rare, but still).

I have been here for close to 2 years. Although COVID hit shortly after arriving, I love the proximity to the downtown and entertainment at waterside that is all within walking distance. There are several new restaurants that are starting up now and most of the activities are opening up again (baseball, weekly fireworks, concerts, festivals...).
Amenities within the building are outstanding. The rooftop, gym, dog spa, theater room, water facing views... are all very nice! Some of the amenities and space go under utilized. Any of the problems around these benefits has to do with fellow residents

First the cons:
I have been here for about 8 months out of my 12 month lease. Management changed for the better at the very least, but it has not changed much. Problems arise constantly because the building is poorly designed (old BofA building built in the 60's) and all the contractors did was make it look pretty on the outside, but covered up all the problems with the base architecture of the very dated building.
First, my biggest issue. I have been without a properly working refrigerator for 4 months now. The management have claimed they cant get any more

This has been the most stressful process ever to just apply for residence into an apartment. Felt like i was applying to move into the White House with the constant back and forth of sending forms and documents. Even paid a deposit to have the room held only to be told that it will not be refunded. I should have trusted the reviews prior to applying here to save me the unnecessary inconvenience and stress this has caused.

If you want an apartment that consistently flood, decent looking with really bad craftsmanship, horrible service, and a smell in your unit every now and then.. move here! This is the first negative review I’ve written and maybe the worst ran building in the country, just a very dangerous and unsanitary place to live.

This facility is definitely not worth the 40% premium in rent that they charge. All the amenities have been completely shut down for months with no communication as to when they will open up. While I understand that Covid influenced this initial reaction, there is no need to restrict the amenities anymore. Management/ownership pockets the money that they save by keeping these amenities closed.
Other complexes in the area have opened their pools, gyms, and amenity spaces. Look elsewhere.

I wish I could give this place Zero Stars! Noise, neighbors, overflowing sinks because another unit clogged the garbage disposal, rarely cleaned, trash and food everywhere, noises neighbors like frat parties, drugs, lots of drugs and pot smell, a big 20 million dollar drug bust from this place, look it up! Tons of flies come up from the trash in the enclosed basement. I've had issue with my place that hasn't been addressed, Worst place I've lived...

I've lived here for over a year - through a change of upper level management and all. I like my unit a lot, but I'm designating 2 stars primarily because there is recurring and considerable abuse of the amenities that really make this place what it is.
Some of this naturally gets chalked up to bad or inconsiderate behavior on the part of other residents (most of whom are really nice), but it would help nonetheless if rules were enforced. I looked around for a place to move to for a year. I did my due diligence and read the comments and talked to many residents before deciding to move here. As with any apartment community it will have its problems. Good luck on finding a place that doesn't. Austin was super helpful and patient with all of my questions. I popped up in the office unannounced on numerous occasions just to look around the ICON again. Austin was more than accommodating. The amenities and the location was perfect for me. So, a year ago I was soo in love with this place! The apartment was GREAT yes it had some bumps along the way but the mangement of Drucker and faulk REALLY walked us through it. Jamie and jessica because good family friends to me and my family.
The residents were great, for the most part. It really felt like a community . UNTIL-

I echo a lot of the sentiments shared by the other reviews. It's unfortunate, because the building has potential if it was properly managed.
The pros:
1. Location is convenient. Many restaurants and bars in walking distance.
2. The amenities are nice. Gym has plenty to offer with updated equipment. The second floor and rooftop also have a lot to offer when available (rented out routinely for "special events" or taken over, unfortunately more often than not, by non-residents).
3. The custodial staff is very friendly and go out of their way trying to maintain the common areas.
The pros:

Unfortunately, I have to agree with all of the other one star ratings. My husband and I were so excited to move into the Icon apartments. The first management group that ran the place were super friendly and hands on. The current management group not so much. The main complaint is the noise coming from Waterside. The noise starts each Thursday, Friday, and Saturday night at 9:00 PM and runs to 2:00 AM. Even with earplugs, I can hear the music. Living across the street from Waterside, I expected some noise, but not window shaking, constant loud music. The management does not care about the noise

I won't repeat what the other reviewers have written, as I had very similar experiences. I have lived in many apartments over the years in different states, from section 8 to luxury and everything in between, from small towns to large metropolitan cities, so I feel pretty confident in my judgment of a luxury building. This is not one of those buildings. Waiting for Andy Fox/"10 on your side" to do an expose. Only a matter of time. But I will say the one shining light there is their housekeeping staff.

I don't always leave reviews, but if there was ever a place worthy of a one-star review its Icon Norfolk. This building is the worst residential apartment building I have ever resided not only in Virginia, but anywhere. Instead of focusing on "residents", they focus on running an event hall with the rooftop amenities.
Don't waste your time or money, don't walk but rather run from this apartment building, ownership (Marathon Development) and management company.
I don't see this place being around in the upcoming years as I already know that Marathon is trying

It really is such a shame that such a beautifully renovated building could be such a horrible place to live. In the 10 months I have lived here I have had construction workers barge into my apartment without any prior notice. I have been overcharged for my rent. There are 11 fees that they begin charging you that they don't tell you about. Mine total close to $300 in extras. You also might not want to live here if you want to sleep. The sound from Waterside across the street doesn't stop until 2am. The gym is really nice! Everything else about this building is a carefully crafted

Don't bother wasting you time or money. Having lived downtown in multiple large cities and all the promises from management before I moved in I had high expectations of this property. However after six months of dealing with this place I am buying out of the lease(almost $4000). The noise from Waterside across the street is overbearing, even 14 stories up I can hear it over my TV every Thursday thru Saturday night. After 6 months the third elevator for upper floors is still not functional. When moving in I was told residents could rent out the roof and only need to pay a cleaning fee if

we are renting one of the Sinatra units. supposedly the highest end finishings in the place.
first to be fair a few Pros:
1. the gym is one of the best I've seen in an apartment building
2. easy access to the highways
3. Occasional dolphin sightings in the river
and the Cons:
1. corners were cut on every decision on construction build out and finishings
- cheap ill fitting doors that block no sound, door handles loose and rattling
- blinds are barely functional and have pieces falling off them a month in
- cabinets and

Since moving in to Icon no one has worked to fix the issues that we stated on our punch list. Which includes a broken master bed room shower; the shower was never put in correct so it's started to mold. Broken tiles and broken windows ( which bugs are able to come in ) Along with several privacy concerns with contractors working outside your window with no notice (looking in while you come out the showe) Speaking to management no one is willing to help. The worst is Caroline Hamilton she advised us we could move out if we didn't like it ( rather than correct the issues) I completely
