I lived here for a year and it was great up until moving out. I did not receive any money back from my deposit. I cleaned it thoroughly and they still found a way to nickel and dime me on miscellaneous things. I would recommend anyone who lives here to take pictures of your apartment before you move so you have proof of the work you put in. Would not recommend if you want to get your deposit back by the end of it. The landlords are nice in the beginning but do not be fooled.

The first time we got there we had to wait over 20 minutes for someone to come to the leasing office. We left and came back and the lady was absolutely unpleasant. Poor customer service. Stopped us at the door and said they don't have any units available but didn't even ask when we were looking to move in. We asked for information she kept repeating that everything is online. Me and my sister went to look at 6 different apartments today. This was by far the worst service of them all. We went by around 11:00am and no one was in the office, so we sat and waited for about 20 mins, thinking that they may have had a tour. No one ever came in the entire time. We came back around 3:00 and was stopped at the door by a blonde lady and she even put her hand up like she was directing traffic. She said she is unable to give a tour and they have no availability. Don't waste your time with this complex. It is so very outdated and old. They haven't updated or remodeled anything since it was built. The people that live there are all elderly and it feels like retirement living community. They are also crooks and will take your money. I read the reviews about how they rip you off when you leave, and now I can say they will rip you off before you even sign a lease ad well. Believe it. Management is horrible. These apartments are ran like a home owners association. Quarterly apartment inspections and if they don’t like you they will try to run you off. Kimberly is extremely unprofessional and childish. She’s an absolute Karen.

One of the best apartment complexes in Wichita, by far. The thing I liked most about it was how quiet it was -- sometimes I thought I was the only tenant in my entire building, even though it was fully occupied! It is also situated away from Rock Road so that you can't hear any traffic. This is near impossible to find in an apartment. The neighbors that I did meet were all polite and respectful, it seems that this company carefully screens who they rent to.

This is one fantastic apartment complex! John and Kimberly at the office go out of their way to take care of their tenants. The maintenance team is friendly, hard working and they respond quickly to issues. I highly recommend this place!
The move out policy is much better than is being said. I got my full refund back at the inspection. Just keep it clean and take are of carpet, walls and appliances and you will be golden! A great place to stay and live!

Not recommended at all!! They honestly just try to make money when you move out. After moving out they billed my whole deposit and on top additional charges of $210.the charges were so unreasonable and unfair. I got carpet washed for $80 as they ask before moving out they still billed me saying not clean enough! So unprofessional! they had charged me for the smallest spots they possibly could find because that's how they make money out of their residents. For some of the stuff they had charged but didn't even send pics to prove it. I highly don't recommend this place!!

PLEASE! Don't waste your precious time driving around the city looking for other apartments or rentals. I promise you that you won't find a better place than this one. The maintenance is SUPERB! It's quiet. It's pet friendly. It has a nice club house and rec-room. It's located in a good cell phone signal area. Water is included and the utilities run about low average. Good water pressure on all floors and it has a storm shelter. Also, good management-they are friendly and will always help you out with your situation.

These guys rock! Nice clean facilities that are tucked away in a private part of Tallgrass that you might not even know was there. There have been many nights I would almost forget that I was right in the middle of one of Wichita's busiest streets because it is so quiet and beautiful around there. BEWARE! My wife and I paid a $300 deposit + $70 application fee and were forced to back out because of work circumstances. I expected to lose the app fee but they refused to refund the $300. Only 6 days had passed from the time I paid them until I went to their office and told them what happened.

Don't rent a place here. The manager Jonathan doesn't keep his word. I had 2 ferrets and they said I didn't have to pay any pet deposit for them. Middle of the lease- he decided to charge me $250 pet deposit nonreturnable each ferret. That's $500 in total. And he expected me to pay it in my next month rent. Talked with him about we agreeing to no pet deposit. He said yes I know we agreed to that, but you got to pay me by next month. Broke my lease and left this place.
