We absolutely love our apartment and where it is located. It is definitely well worth the price we pay. We are close to our church, jobs, etc. Ray was very helpful to us when we moved in and made sure everything was up to our standards. Thank you for making this a good experience for us. Do not rent here with these criminals. They find new charges to charge you with and wont tell you why you got the charge. Year two and I still don't have wall electrical sockets, no screen for the patio door. No window blinds replaced from last tenet. It's hard to catch the Gio because they are criminals. They change management companies like 3 times a month. They're not under the BBB. I still haven't gotten my kitchen sink fixed. I'm he stove still goes in and out. The office staff Nicole Ray & Chrissy (male) they are ALL lying criminals. You can never have your request

Ants!!!!!! Ants EVERYWHERE. Upon move in, saw ants on the walls & in the shower before even moving in our stuff. Pool didn’t work through half the summer & was green, gyms closed. Garage didn’t work upon move in, were told to fix it and pay for it ourselves. Cars towed that were there with no problem, for over 6 months. Random lease violation penalties, and no way to dispute them. Poor foundation, you can feel uneven wood under the carpets. Pictures on the website don’t match the inside of the units. The “updated space” wasn’t updated, just prepped to live in like they have to.

Horrible apartments. The will charge you for everything they can. I was originally promised a first floor apartment with an attached garage. When I got there it was a third floor with no garage for the same price. Actual monthly charges are not what they advertised. Do not live here. Maintenance didn’t fix anything correctly the they tried to charge me for the dmamge that was caused. Definitely not luxury as advertised. Dirty and smells.

Been here for 5 months already and emails get responded to quickly, and I email a lot lol. Every work order or question I’ve had has not been followed with any issues and always get resolved quickly. I really appreciated Misael help on the move in process. Communication was on point 👌

We moved in in September and have had multiple air conditioning issues since then. None of which are dealt with in anything resembling urgency. Its WINTER and its still 75 degrees in our apartment every afternoon because the AC "overheats" if we do so much as turn it on. The same AC unit sprung a leak which took multiple days to get a hold of someone to fix while the metal plate beneath had collapsed into our bathtub. Good luck even calling, because they will direct you to a voicemail which does not get answered.

Community rewards program has been discontinued without any notice.. Residents are left with no option to redeem the points accumulated in our accounts. We should be at least given a chance to redeem already accumulated points.

I have just started the search for an apartment complex closer to my work. I have to say, the service and response I’ve received from The Gio has made me want to stop my search. Misael has been very prompt in offering options and lease offers over email when I submit online requests. And when I dropped by, last minute, Nicole was so helpful. She took me through a floor plan I was interested in, and let me know everything that would be different if I wasn’t renting a newly remodeled unit. (And a range for the price difference). It’s a much bigger complex than it looks from the entrance I came

I have lived here for over a year and watched as this community has gone from fairly good to awful in what I think is record time. The management team and maintenance team are both unresponsive. I have had to call 7 times before someone answers the phone in their office.
They have been great at notifying us of changes and visitors in the community at the last minute.
The facilities were unusable for the better part of the last 10 months and I believe some are still not accessible. Trash is a constant issue every week, sometimes with mountains of it sitting in the parking lot near the dumpsters

Overpriced, tiny, moldy bug infested apartment. The appliances and cabinets are super old. Def not worth the almost 2k a month rent. Plz save your money and look elsewhere.

We have been living in Gio apartments since 2017 and maintenance and service is getting worse day by day. We have so many problems at our apartment. And nothing is being done about it. Our kitchen lights are not working for more than 4 months. We had been told that we have to buy new one and then someone can come change it for us.
We have got that long back and when we log the ticket, it’s closed without anything being done against it (not even visiting our apartment). More than 10 maintenance requests has been closed without fixing any things.

Some of the most disgusting living conditions, management refuses to make repairs or respond. Multiple instances of crime each month. I have had a broken AC since January. 4 requests have been filed through the “proper channels”. 10/10 DO NOT recommend.

Moved in about 2 years ago with out of date registration and it's only now become a problem with them. The apartment complex has started working with a tow company down the road to come and tow cars away with invalid or missing registration stickers. I find myself in a situation this year where my registration is blocked until I can pay $4000 towards toll tag fees, I'm a 20-year-old college student and part-time worker; because they won't give me full time hours. I now cannot comfortably park my car in their parking lot and live in my apartment at the same time without the fear of

Even after a month of move-in, they haven't fixed the issue mentioned in the move-in form on day 2.
I have submitted over 10 service requests in the past 1 month to fix the various problem(s) for my new apartment.
They have never bothered to respond to an email, and every time I have visited the leasing office, I got the same answer, someone will visit to fix the problems.
One more incident of leasing office mismanagement, I paid move-out dues using the Gio portal for my old apartment, and it was after 5 days from the date I received the letter in the mail.

Me and my boyfriend have lived here for almost a year WE ARE NOT RENEWING. We had a horrible bug problem no matter how hard we tried getting rid of them, we get random charges on our account and any slight noise you make (sometimes just walking on the floor) you get a $50 noise charge they WILL charge you for any and everything. Almost every single light in our kitchen and fridge has burnt out and we have called countless times only to be told we have been put on a waiting list, it's been 6 months! I moved into the Gio with a disconnected to water dishwasher, loose shower main, toilet that didn’t flush well and the same code as my neighbor to get into my apartment garage . Imagine waking up to your apartment garage being wide open! Maint nance is rude and short with you!

Mainteance sucks!

Ac is loud making noises and just keep being told nothing wrong. Because when they show up it's not making it. It's freaking HOT! I will report to City of PlAno Housing authority if the ac does not get fixed.

MAINTENANCE IS NON-EXISTANT! I have lived here for well over a month and still maintence hasn't shown up. Obviously no one even did a walk through before my move-in date.

I wish I would've read reviews before moving into this nightmare. My boyfriend and I were paying roughly $1200 a month for a one bedroom with a garage (not including bills) and at first everything seemed great, then we moved in. Our garage door broke 5 times in the year we lived here, and our AC went our countless times. It took maintenance over 3 weeks to come fix our garage the last time and by the time they got to it a hornets nest had formed on the door housing nearly 20 yellow jackets. Our electric bill was always over $150 a month due to the AC never working and never being fixed properly

I have stayed at the Gio for several years. Ashley, Janet, Ray and Nicole are a awesome staff and always have been pleasant to deal with. The apartments have been maintained much better since Janet became the leasing manager.

Horrible management and maintenance. has a habit of ignoring issues and has caused my electricity bill to be extremely high multiple times in a tiny apartment im paying $100 because of my system having to work in overdrive because their systems are constantly breaking. management blames it on the weather when i have documentation proving it has to do with the breakers constantly going out. dont expect to move in here and have working AC and Heat. also prepare for high electric bills because of the horrible service and ignored emergent maintenance requests.

So glad to be out of Giovanna...inept management. Billing system is full of problems, 5 out of 12 months we were charged incorrectly, mysterious additional carport charges, doubled rent...be viligent!
Poor maintenance response, staff not allowed to fix things as needed as mgmt refuses to spend money causing a cycle of multiple complaints, multiple visits from maintenance...

I'm updating my review from 1 star to 3 stars. Maintenance team is always awesome. The maintenance team leader Anisha has done a great job at following up and getting the things done for us. I will update again in 6 months and at the end of our lease.

Update. 80 degrees and yes, THE AC DOES NOT

The car wash they promote has no soap, the vacuum cleaner does not work. Don't waste your quarters here.

Oven is sparking and burning. Has a circuit issue that may cause a fire. Took a video of it

Don't move here. I have had numerous maintenance issues, including fire hazards - light fixtures burning the ceiling and they refuse to fix. The gates never work. Huge cockroach problem. Managers are unprofessional and hung up on me when I showed grounds to break the lease.
