Our comfortable boutique hotel rooms are beautifully appointed with an eclectic collection of well thought out decor. Many of our guestrooms feature gas fireplaces, jacuzzis and balconies.
Our breakfast is such a highlight, the rest of the day's activities have to work extra hard to impress. Guests at The Beech Tree Inn and Cottage enjoy a complimentary breakfast served daily between 8:30 a.m. and 10:00 a.m. This delicious breakfast features hot and cold cereals, fresh fruit salad prepared daily, homemade bread, yogurt, bread budding, banana bread, fruit juice, coffee, tea and hot chocolate.
Call to reserve our special pet rooms (401) 847-9794 - only $25 per day per pet for extra cleaning - pet owner is responsible for costs if damage occurs. For everyone's safety, keep your pet on a leash when outside - some folks are scared of animals. We do not offer a room refresh to pet rooms - we've learned from experience how territorial pets are.

My husband and I just stayed here this weekend and had a wonderful experience. Contactless check in made it super easy especially since we came in later than the check in hours. Room was clean and cozy! The jacuzzi was a great addition as well. Also the breakfast in the morning was a nice touch and very delicious. Would highly recommend.

Amazing Inn! The room was perfect (the couch was iffy, cushions kept falling off but that was more an annoyance than anything), fire place in the bedroom, tub was amazing (quiet hours 11 pm to 8 am so you can't use the jets between those hours but still worth it), and the breakfast they serve is awesome! Was an amazing two days there for part of my honeymoon trip. Will absolutely recommend to anyone looking for a cozy bed and breakfast!

I don't have anything negative to say - everyone I dealt with was easy and welcoming, received self check-in details ahead of arrival and everything worked as communicated, the room was as advertised (enjoyed the gas fire place and jacuzzi room - both worked great), loved the location - not right downtown where you'd be hearing outdoor noise but still quite close/very walkable - and the additional amenities of their prepared breakfast (I'm talking a quality meal that could easily run you $15-20 or more in a nice breakfast place; not continental - the fresh bread alone was ridiculously good) and

Our room was comfortable and immaculate. Modernized plumbing...no problem with hot water as is often the case in older b&bs.
I believe Tiffany was the chef and her breakfasts are awesome. We had French Toast and Eggs Benedict. The french toast is probably the best I've had. The first morning, we were able to eat on the patio with our dog. The next, it was raining, so they brought breakfast to our room and we were able to eat there.

We are used to staying in hotels and found our 1 night stay in this B&B refreshing, welcoming and homey. We were greeted by Casandra who couldn’t have been nicer, presenting us with a list of restaurant recommendations and even offered to assist us with hard to obtain reservations. Our room which was a king with a jacuzzi and balcony was clean and tastefully decorated with soft carpeting to cushion your weary feet! Upon arrival we could see that the Beech Tree Inn was a special place and we were excited to spend our honeymoon there. Morgan was very welcoming when we checked in, and the great hospitality continued throughout our 4 night stay. The breakfasts were always delicious and a highlight of our days. The Beech Tree Inn and Cottage is not only a very affordable option but the staff and service are amazing. It is in a prime location and you are close to everything in Newport. Check-in was easy. It was nice to have access codes to doors so not worrying about carrying cards or keys around. The breakfast offered is really good and fills you up. The room was clean and very cozy and quaint. I will definitely use them again when I take a trip to the New England area.

We loved Beech Tree. It made the next city’s hotel feel like a dump and we kept commenting that we wanted Beech Tree breakfast - the order forms for personalized breakfast at your desired time is great. We were a little hestitant about our room due to noise and foot traffic, being located immediately next to the front door but we really didn’t hear anything. The back yard patio area looked nice although we didn’t have enough time to enjoy it. The back rooms with a deck look awesome. A little far from the main Newport downtown but we brought our bikes so it was a quick ride to town.

What a charming place! Just stayed a night for my girlfriend's birthday. Appreciated all the precautions but excited to visit again when we can hang out more in the common spaces. Stayed in the hot tub/ fireplace king room. We made use of the tub a few times and relaxed by the fire with a glass of port. Very decadent. The breakfast in the morning was pleasant. Didn't get to check out the deck since it rained much of the evening. Would love to check out the lovely little yard next time too. (1) This location is about a 15-20 minute walk in both directions to the Cliff Walk and the marina area, which I actually preferred. It was nice coming back somewhere a little calmer and quieter to lay your head down at night. There's a stretch of bars, restaurants, and coffee shops about 5 minutes away. Everything was fairly accessible by foot or bike.

Horrible management, awful people. We booked a room here in July but because of the COVID restrictions, it turned out we were unable to travel on that weekend. Something we had NO control over. We called management to politely ask for the refund (or at the very least a credit). I was almost certain they'd be more than understanding, seeing that it's a global pandemic and a very confusing time. The manager was cold and dismissive, did not care one bit about our situation. He absolutley refused and hung up on us. A totally unecessary act from a very selfish business owner. This idiot does

Hard to say enough bad things about the management of this establishment. My wife booked a visit here in the middle of the week and on Friday, we discovered that State-mandated COVID restrictions would give us issues getting back into Massachusetts on Sunday. I called and explained the situation to the owner and DID NOT request a refund - we simply asked if we could have a credit for the nights had already paid for to be used at some time in the future. The owner said he flat out refused and like that, we were out nearly $1000. Buyer beware.

We loved our stay here. The check in process was seamless. There was free parking behind the inn. The room was cute and clean. They provided an extensive and cooked to order breakfast with lots of fixings. I especially enjoyed the chocolate chip pancakes. The inn was located in the middle of the cliff walk and downtown so each was just a 20 minute walk.

Couldn't be happier to have found such a cute, boutique Bed and Breakfast.
Close to all the attractions - mansions, Cliff Walk, marina, etc.
Clean, updated, modern, very clear the owners and house keepers put a lot of thought and care into making your stay memorable.

I'm sure it's a very lovely place to stay inside the "main house," but be sure to ask first whether your room is actually INSIDE the Beech Tree Inn! I made a reservation for a two night stay this past weekend before Christmas as I was looking for a quiet, quaint place with a festive and homey atmosphere for my husband and I to stay at, and I thought this place would perfectly fit the bill based on the description and pictures on their website. Most adorable place ever! We were greeted by Irina, who was kind enough to keep our bags in the kitchen until our room was ready, as we arrived very early in the morning. Our room was spotlessly clean, had a cute little fireplace, and a comfy bed. Perfect in every way! I would recommend this spot to anyone. Great price, great location, great rooms with a comfortable bed, good shower pressure, spotlessly clean and an incredible breakfast that is included with your stay (highly recommend the french toast). The best part though is the owner Morgan who is very involved and takes a lot of pride in his inn, and it's noticed by everyone who stays. He's super friendly, caring, accommodating, and goes above and beyond when ensuring everyone is taken care of. It genuinely felt like we were at a family members house as opposed to an inn.

We just had the most wonderful stay at this little gem, in the heart of Newport, RI. First of all, the room we stayed in was huge! It was very tastefully decorated, clean and bright and fit ourselves, our 2 year old and our small dog. The HUGE jacuzzi was big enough to fit all of us!
The breakfast was great. There were pastries baked daily, cereal, fruit, toast, coffees and tea as well as an a la carte menu to order from.

The rooms were more spacious than in most B&Bs. They were bright, nicely decorated and included a modern private bathroom. Breakfast was made to order and absolutely mouth watering! Snacks, tea and cordials were always available in the breakfast room.

Our room was clean, spacious, and up to date. Somehow they found the largest jacuzzi in the world and put it on the third floor - it was HUGE! Water heated up fast and never went cold, lots of pillows and covers, and WiFi worked very well. Our room had a TV and air conditioner.
Big big bonus = parking lot in back! So nice to get to park off the road and included.
