If I were to have written this during our first ~8-months at 47Hundred, it would not have been all roses. The existing reviews are telling as anything prior to September 2021 was certainly deserving of 1-2 stars, but don't let that speak for the present state of things here!
We worked with two previous Property Managers in that timespan (as referenced in prior reviews), both of whom did not have our best interest in mind nor followed through on issues reported or promises made. We actually had our minds made up to move at the end of our lease (contrary to our original plan) due to the total lack

Note: the community manager is Xavier and he posted a fake review on Google to artificially inflate the apartment review score.

They let the move in date pass and did not address the move-in until a week later. The move-in was a terrible process. There were no actions taken to compensate for the disorganized, expensive, and mismanaged move-in process. Additionally:

-Parking gate is always stuck/broken
-Front door system never works
-There are structurally-questionable leakage/water rot issues ongoing in the basement.

Beautiful small community in the heart of Telegraph/Temescal area! Apartments are modern with great finishes throughout with plenty of spaces for you dog! There's also an amazing rooftop area where you can see the the Bay! Some apartments feature patios as well!

I tried to sign a lease with them, they charged me $500 then did not countersign. My move in date has passed without an update on if/when they will countersign. Tried emailing and calling without a response.

Ryan Schmeer, the community manager at 47Hundred, is a serious disaster. He outrageously screamed and full-on scolded me in the presence of my kids over parking. Today, my kids (under 6) came home from school and needed to go pee urgently. Decided to park the car in an empty not-reserved space and ran up instead of waiting for the stacker which takes at least 10 minutes to complete. Ryan was standing there and I explained to him that the kids need to pee asap and I would be back in less than 5. He started screaming loudly and scolded me right then and there and even scared my kids to the point

If I could give a zero I would. What a horrible, horrible place to live and the community manager, Ryan is a disaster. Not sure why Greystar has not replaced him yet. Because there have been multiple complaints about him.

Reasons as why not to live here:
-multiple times of breaking in to bike room/bikes stolen
-packages stolen multiple
times
-Frontdoor was not working for months!
-garbage piles up and the whole building stinks (especially when hot weather, which is always in Cali)
-horrible community manager who shows absolutely zero interest in the tenants.

Worst building management you will ever encounter. List is too long to mention but here is some:

-side door hasn't work for 9 months
-packages constantly stolen
-bike room has been broken into monthly (2 bikes stolen of mine)
-parking system jams constantly
-the roof lights never work so can't use in the evening

Truly not worth the price due to building management and no peace of mind that things will be fixed.

Ended my lease, was overpaid rent my last month, and my security deposit was never returned. Can't ever get a hold of them to fix the issue, so I got enough time to write a review now.

Greystar took over, old management and maintenance left which ended in a disaster and probably still is now. The way this apartment was put together makes it seem like they threw all the pieces in a box, bought really nice wrapping paper, and put it up for rent.

I found a nail stuck in ice dispenser, the piping for the kitchen sink fell off while I was doing dishes and water leaked down to the floor below

If 0 stars was an option I would choose this. I have been lied to, cheated, and have not had Air Conditioning since April. No attempts have been made to compensate me for the lack of AC in an apartment that pays a premium for it, and the work has not been performed despite double digit contacts to management staff. I have placed multiple work orders and it has never been resolved. When Gia and Max were around at least they were friendly. After Ryan took over it has been a nightmare. I've lived here for about 10 months and had some issues from time to time. Nothing major but enough to need to contact office staff. Gia, Max, and Vanessa have always been very responsive, friendly, and helpful. Any time I've contacted the office, they've been able to take care of things right away or give me a time by which they could resolve it. I really have to remark on how hard they try to make our building seem like a community rather than just another place in Oakland to live. They've had a few pizza parties or safety meetings to get neighbors to interact and they tell
