I fully understand why many people give bad evaluation for this apartment.
I paid a "Refundable $500" as a holding fee for the unit while application for this apartment. I decided to choose another apartment, and the leasing office promised a refund.
However, the refund has been delayed for "5 months". Still, "NO REFUND" from the Chestnut. Very annoying. Not recommended.

Critical: Professionalism, Quality, Responsiveness, Value
I moved out last September and it's been TWO MONTHS but still have not received the security deposit check. The company has an inefficient system when it comes to returning deposits to former residents. Living in this apt was a good experience but this is very disappointing.

The leasing office is really bad here. I was told two days before the move in date that they forgot I had rent a parking spot with them on the lease. The fact is that they did not contact me, it’s me calling to the office making final confirmation before the move in date. Extremely, poor service and communication. Really like the property, however they could not do what indicated on the leasing agreement, eventually have to cancel the lease because of their poor communication and not following responsibility on the agreement. Extremely bad service.

The Chestnut University City is a great place to live! The community is beautiful, it's in a great location and the staff is friendly and helpful. The Property Manager, Tracy, and her assistant, Brianna, both go above and beyond to provide exceptional customer service. That's not to say there haven't been issues but they have all been minimal and when one arises, it's rectified timely and sincerely. No place is perfect but when the staff is willing to listen and truly wants to make improvements, that's all you can ask for. I would definitely recommend checking it out.

I am so happy in my apartment here! The amenities are great and the staff and other residents are so friendly! There are a lot of nearby spaces to walk my dog also which has been a big plus

I was so disappointed in this property, during my initial contact . I really wanted to live here, even when I was back and forth during my interview process at UPenn. Only was planning to use the apartment part time. Completely turned off by the staff, starting with the front desk. How dare they have this uppity attitude, like they think the UPenn Community wants/will deal with it. I can see why they have so many units available. Glad I chose across the street, much better property and staff are great. The Chestnut apparently needs to engage in some CS training or better yet, another Management

Brief: Very unprofessional and in some situations rude leasing “professional”. We were given "wrong information" about the rent! And we have to live in this apartment. If I could give zero stars, I would give this apartment zero!
More details: I decided to live near UPenn campus and approached both “The Chestnut “ and “3737 Chestnut”. 3737 offered an excellent priced unit in their Penthouse, while “The chestnut” price was higher. We finally decided to apply for 3737 Chestnut and got approved for Penthouse.
Meanwhile, The Chestnut gave us an offer with an even cheaper price but

In short: extremely rude staff throughout, surprise $4000 new tenant fee the leasing office conveniently did not mention before signing lease, and more. Read below for more details.
Recommendation: The 3737 Chestnut St apartments across the street are similarly priced with much better staff and comparable units. We regret not living there.
More details: Absolutely terrible service and staff. The people working the front desk, concierge, and leasing office were not only rude but seemed to enjoy making our move in difficult. Told us we couldn't even bring our suitcases in the non freight elevator

Their concierge and leasing lady have a really bad working attitude. Wanted to live at this place. However, the leasing lady spoke to me and my friend very impolitely. She sounds like we’re owing their money 😬. She declared that she’s the only leasing person I can work with. This is not a cheap apartment. People pay for a better service and living environment, not for anger.
