UPDATE (12/25/19): Sadly I had to downgrade my 4/5 stars to 2/5. Over the course of time since I last updated we have been through two property managers, there is no longer on-site management for safety and silence during evening hours and no maintenance has happened to keep this place up. Neighbors are loud during quiet hours and continue to smoke in undesignated areas. Rent is increasing next year but they still have not replaced windows or cleaned the water systems. Now our former flat rate for the water bill is being sent to a third party company to charge us on a sliding scale, which is really

I've been leaving here for 5 years and I have seen a total of 2 managers leave. But our current one is amazing. Ever since April has arrived she has been deligent in making amazing changes to our complex. Shes sweet,caring and knows how to be a manager. I love her and I enjoy living at Royal Pines. ♥️♥️
