I'm giving Seven a 1 Star review - not because I think it doesn't have the potential but because what we've come to love about Seven has gone away and quite rapidly.
As other reviewers have mentioned, management here doesn't care. They will reply to your responses but do nothing about it. For example, firing our concierge desk people (for whatever reason that seemed idiotic - they were quite nice) and saying they don't accept packages. What luxury property doesn't have package pickup or a front desk? WHILE increasing your rent by nearly 20% year over year - while NOT upgrading anything. This is

Good luck trying to get management to return a call .

Parking for you guests are $25 a day, which is quite scummy. Is this a for profit parking lot?

Haven't had concierge in about a month.

Apparently they have a 30,60,90 day plan but talk is cheap,.

Update from January 2022 WARNING - DO NOT MOVE HERE
The onsite manager (Billie Joe) was either fired or let go due to performance as told to me by the regional manager (Sophie Houser)
Dog urine has been found in the elevators on 3 occasions which was left for more than 24 hours without being cleaned
The garage gate was broken for 2-3 days (since fixed) and left in the up position so homeless have been wandering throughout looking for shelter and breaking into cars
The concierge was fired due to poor performance prior to Christmas so no one is staffed at the front desk to sign for and deliver

I am not sure what they think about themselves. They are saying its luxury apartment. I agree with it. But, the management and their policy is horrible. They have increased the parking cost, if there's no pick up they return the parcel within 48 hours, even management never take our complains seriously. Specially, about the elevators. Most of the time they are broke down.

Living at SEVEN has been excellent, from quick response time from management to Mainteance to a very well kept building. Residents can complain that they charge for valet recycling but I enjoy coming home to a clean hallway. I’ve lived in other communities that reek of garbage.
The team at SEVEN has been nothing but helpful; anytime I am met with an issue the managers Billie Jo and Katie are quick to respond and help.
I absolutely love living at SEVEN and look forward to many more years here!

Good location, everything else is meh. I don’t think it’s the staff’s fault, this place is just poorly managed (Greystar).
Pretty much if you need any help outside of 9-5 hours you are on your own.
Example:
Lockout services are only during business hours. If you live here long enough, you will end up sleeping in the lobby one night until the leasing office opens at 9am.
The building was designed without a package room. The old concierge was good at tracking packages but now they just pile up in leasing office. Xmas season was a shitshow.
Outdoor amenities on the 8th floor have a cockroach

Awful management. Completely horrible. They charge you for parking, They charge you for coffee cups. Concierge open at awful hours. The absolute worst luxury building in Austin. DO NOT MOVE HERE.

It's 4 years later. The building was sold from Monogram to Greystar and they're significantly worse. Today they deactivated all of my FOB's (keys to get into the apartment). I was home, they didn't email me, they didn't call to schedule an appointment and explain themselves, they just deactivated all of them, locking me out of my apartment. I lived at SEVEN for 2+ years. I do not recommend it to anyone. There are significantly better comparable properties in downtown Austin.
SEVEN stole money from me, full stop. Their facilities are cheap and poorly maintained. I twice had water pouring into my unit from the walls and ceiling. Management and support staff are completely incapable of addressing any issue or concern for their residents -- they encouraged me to call the police on my neighbors, among other things.
I cannot discourage renting at this property in any stronger terms. Best of luck to any future renters.

Avoid this apartment like the plague. The former community manager left at the start of 2021 and the new community management team lacks any sort of of management skills let alone basic competency. They hired a tow company to profit from towing cars from the resident garage, all the good concierge’s left because they couldn’t take working for the current community manager (their words not mine) which has led to a revolving door of concierge staff. Furthermore, there is suppose to be concierge staff of duty 24/7 yet they now have no one staffed in the lobby from 11pm to 7am. There are 2 elevator

I have loved living at SEVEN. I believe the office gets too much hate, if you look at your emails we are kept informed and as up to date as possible.
The amenities are beautiful, the pool is well kept and is amazing to spend weekends at. The Mainteance team is quick and efficient. Front office staff - while new. Is kind and dedicated to us. I have talked to them so many times with concerns and issues and everyone has been understanding and eased my mind. My apartment is beautiful, I love my view and the noise from 6th street isn’t as bad as I thought it would be.

Read the reviews, do not move here. Elevators are always broken, expect one working elevator (freight elevator) to MAYBE be working and be packed up with 10 other ppl while having to wait on it for 10+ mins. Since I’ve moved here 1 of the 2 main elevators have been broken most of the time. It’s a safety hazard. There are 23 floors in this building and hundreds of people living here.
I also had to virtually tour here (coming from out of state). I specifically asked the leasing agent if we’d be able to hear West 6th (I’m west-facing) and they said no. That is a lie. Fair, we’re located

We have been residents of Seven for over a year now and have finally become frustrated enough to leave a review. Do not waste your money on this building!! First, the elevator issue - for a building of 23 floors you'll be lucky if two elevators are working at the same time. There have been consistent maintenance problems with the elevators that never get fully repaired, and we are constantly forced to use (and overcrowd) one elevator for the whole building. Enjoy sharing a tight elevator with 10 other people, no masks, and maybe a bunch of dogs?? Are you uncomfortable with the space issue or maybe

I've lived at Seven Apartments for 2years. And it's sad to see what used to be such a great apartment with amazing staff and amenities now reduced to charging petty extra fees and tenants being stripped of freedoms.
EVERY week one of the elevators breaks down. And the management waits until only the freight elevator is running to put in an urgent request to the elevator maintenance staff. It's incredibly frustrating after a long day of work to wait 5-10 minutes for a single elevator to service a 23 floor high rise apartment. This has been a huge problem for the past 6months. It's unacceptable

Rude front desk lady. Stared me down when I smiled and waved to be let in. Then she was rude when I was trying to go up to make a delivery, carrying a bunch of stuff. Saying "yeah that's why you're supposed to stand here." I literally had never been there, how was I supposed to know the elevators don't work unless someone lets you up? Texting on her phone the whole time. Bad attitude and bad customer service.

Leasing team lacks communication. You will literally have to chase after them to get anything done. in the past 17 days I have left 3 messages for Kevin to call as well as 1 email. No communication at all..

One Star. Seven is a one star apartment community. I do NOT recommend the building, especially in the midst of the coronavirus pandemic.

1. Break ins and Theft. There have been NUMEROUS break ins at Seven in the past year. Multiple residents had their doors kicked in and apartments ransacked. Security is lax here, especially when people have large parties, which is every weekend. If you have a nice bike, you will definitely want to keep it in your apartment.
2. Several floors flooded in the last year. You'll definitely need your renter's insurance in this building. I luckily avoided

Concierges are amazing, Location is convenient. If you're looking at leasing over the next few months though, be aware that construction noises from across 7th street are maddening -- jackhammering 7am until the evening and 6 days/week.

The bomb.


Location-
So close to sixth street! We walk to everything, Amy's, Voodoo, Huts, T-Cloud, Gloria's, Sophia's, Irene's, The Grove, Star Bar, Trader Joe's, Tumble 22, Starbucks and even Whole Foods. Yes I like to eat.

Building-
Pretty clutch. It's the place you wanna show your friends, and watch their jaws drop. Amenities are great. The clubhouse and pool are awesome. Weight room is ok sized.

Staff-
Informative during the move in process. Really haven't interacted with them about my apt since I moved in so that's a good thing?

After investing several weeks evaluating various luxury apartments in downtown Austin, I couldn't be happier with my decision to move out of The Bowie and into Seven last month. While location, views, and relative cost were important criteria for me, it was unexpected to discover that my experience and interactions with the staff would ultimately be the deciding factor.

Being a sales professional myself, I really value when those who are helping me to facilitate a large financial commitment can ask the right questions, listen attentively, convey genuine interest in my well-being and my satisfaction

Been here for almost a year and the experience has been amazing! The location speaks for itself - it's in the heart of downtown, right next to endless restaurants, shops, bars, etc. It's safe and bustling at night, so I always feel comfortable walking around or walking home. The apartments are spacious, with a unique, industrial feel to them and modern appliances with sick balcony views!

The living space is perfect, the community is fun and made a ton of new friends! The front desk, leasing office, and maintenance staff have been stellar and I couldn't ask for more. Shout out

I've been living at Seven for almost a year now and I absolutely love it. The community is great, the staff is nice/ helpful, and the apartments are modern and well kept.

I moved from The North Shore downtown. The apartments at Seven are much nicer, the location is unbeatable, the staff is friendlier/ more personable and there's a better community here. These among other reasons is why I'm going to renew my lease.

I'm very surprised to see some of the negative comments about the staff. They always greet with a big smile and are attentive to any requests/ concerns. They go

I lived here for 2.5 years and watched this place go from an exceptional luxury high rise to a tall college bathroom.

The first year and a half had a management crew that remembered that the tenants pay a high amount for rent in order to enjoy a luxurious lifestyle. Over the last year, the place progressively smelled like feces coming through the walls. The place has had multiple floods and personnel changes. The personnel changes have been for the worse. Ben is as useful as a screen door on a submarine. The guy manages an apartment full of professionals and sounds like a pissed off day care

The building looks nice from the outside, but the pool, workout facility, and elevators are undersized. In the past 6 months, this building was on fire and had a major water leak that affected multiple floors. Apartments are modern looking with high ceilings and basic finishes. Bottom line, it's an average apartment in a high rise building with "luxury" prices and useless management.

ROOMS
Decent layouts but nothing too different from any other modern apartment complex built after roughly 2013. Walls are thin and you're going to hear people talking in the hallway at night.

After a year here in Austin we are renewing our lease here at Seven. Here's why, great maintenance staff, great office staff, attention to detail in the common areas and the overall helpfulness of the personnel. Our location and views of the skyline are just a bonus. We can walk to work, restaurants, the grocery store or for an evening concert. We wouldn't want to live anywhere else in Austin.

Street noise? Some, mainly on weekends at night. We prefer to look at it as free live music! Neighbor noise? We've had none. Maintenance? Issues generally are addressed same day. Sometimes

Update: It's been a few months since I wrote this review and I wanted to update it. It's unclear to me whether or not this review has been read or addressed by the community director who I singled out, but he's definitely warmed up. Maybe it's the weather, maybe it was an adjustment for our new community director, or maybe it was simply getting off on the wrong foot. In any event, I have had several interactions with him, and my last remaining gripe with the Seven is no longer gripe-worthy. Love this complex. I've stayed at 4 amazing apartments in Austin but this one takes the cake. Heart of downtown ; walkable to everything. All the amenities you would ever need, including a spectacular pool (best in Austin). Very friendly staff; they definitely treat their residents well. Pricey, definitely, but well worth it if you can afford it. Also gorgeous views all around. Would live here forever if I could. The time saved from sitting in traffic alone is worth it.

For anyone coming out of town, this is definitely the place to be. You truly become immersed in Austin culture.

I wish Yelp allowed half star ratings because Seven is a solid 2.5. The building is gorgeous but management (Tanya & Amber) are awful. They spend their time gossiping and selectively enforcing rules. The leasing agents are awesome -- Anna could run this building by herself if someone fired Tanya.

Location-wise, the building is great. I can walk to everything and I don't have to rely on a car.

The building amenities are also good, but undersized. We have three elevators which work sometimes. One of them is always broken and for some reason they all smell like dog pee.

Very fun, great location, great pool deck, very pet friendly and great staff! I haves lived here for almost one year and really like the building.

Lots of fun neighbors and great local restaurants, bars and shopping nearby. We also have great proximity to the hike and bike trail around Town Lake.
