The Lola
Located in the heart of South Congress Avenue, The Lola pairs upscale living with the distinctive spirit of Austin, TX. Our location is second-to-none, within walking distance of some of Austin's best restaurants, entertainment, shopping along South Congress Avenue, and less than a five-minute drive from downtown, Zilker Park, Barton Springs, and grocers including Trader Joe's, Whole Foods, and HEB.

The entire community is newly-renovated and features newly-built outdoor grilling stations, multiple dog parks, a resort-style pool, and a redesigned lounge and fitness center for community gatherings. The Lola's newly-renovated units feature brand new designer finishes, high-speed Google Fiber internet, Nest thermostats, and walk-in closets all within a spacious floor plan.

This place is a nightmare. Do not move to the Lola, please heed this warning. Mgmt didn’t fix package room door lock busted for weeks, gets brken into. Avoid avoid avoid. Horribly run. Just a total mess. They constantly ask people to write 5-star reviews to boost the rating.

My roommate and I were in a rush to find a new apartment after having gone through many ordeals at our previous apartment complex, then found The Lola. We were able to get in contact with Alex and it has been a great experience from the first visit to the actual move in! The location is amazing and right in the heart of SoCo. The staff is very quick to respond and do send out frequent updates to the community. Looking forward to checking out all that SoCo has to offer!

My roommate and I moved cross country and were so excited to live in The Lola as we had only heard incredible things about the property, location, management staff, and customer service!! Needless to say, after only been here a week or so, our expectations were exceeded. The leasing associates, Miranda and Alex, were extremely welcoming, attentive, and immediately made us feel right at home. We highly recommend this property!

Great experience getting moved into The Lola and have been very happy with all of the amenities as well as the location! Alex was super helpful and accommodating with everything that we needed to move in and has helped with anything else we've needed. The rooms are also recently renovated and look great!

Some notes:
1. 80-90% of the reviews here are fake. They have dedicated staff writing fake reviews -- If you scroll through there are tons of (consecutive!) reviews starting with "Just moved in here!" or "Just moving out here!" and if you click on the profiles of these fake people they will either only have one contribution (the Lola review) or 2-4 other fishy reviews in South California.
2. They respond to all the (fake) reviews but will ghost you when you need them. During the blizzard we didn't have power for over a week, and didn't have a working shower for almost 3 weeks -- we begged them

The Lola is host to a great property - the apartment was very spacious and recently renovated with luxury finishes. The amenities are very modern, and boast a hybrid of elegance and minimalism. Specifically, the gym has an Equinox feel to it, the business lounge area is relaxing, yet warm, and the pool gives off a resort vibe. In addition, the leasing agents have been extremely helpful when needing some quick fixes in the apartment or to answer any questions! No need to mention this place sits right in the heart of South Congress, which brings with it many attractions - restaurants, bars, coffee

Just moved in to the Lola recently and the process was made so much easier because of Alex and Christi. They helped out a ton with questions while I was looking for apartments remotely and really made me feel like I knew the complex before moving out to Austin. Once I got here they helped me out with everything I needed to access what the Lola has to offer. Really glad I moved here!

Just moved in and love it! I love the office staff. It is difficult moving from out of state and Cristina made it so easy. We were late and ended up coming in after the office closed. She made arrangements for us to be able to access the apartment after hours. I think they are awesome. The location is great, the grounds are clean and so many restaurants and bars within walking distance. I highly recommend The Lola Apartments!

I’ve lived at The Lola for a year now and would absolutely recommend renting here. Alex is a really fantastic manager and has been very understanding and helpful through various situations. The rooms are really spacious in the apartments and have really nice appliances. The pool is gorgeous and the gym looks like an Equinox. It’s in an amazing location in the city and super walkable to a bunch of great restaurants and stores. Thank you again Alex for being super awesome.

Just moved into The Lola and couldn't be happier (Aug 2021). The management staff, Alex and Christina, are amazing. I just have one question for these two -- where is the cloning device because I swear there have to be multiple Alex and Christina, they cover so much ground and are always available. Both of them work really hard, from high level questions down to helping us get set up in the mail room. I find the staff going out of their way to help, which is helpful especially considering the massive flock of people moving into Austin. They will take care of you.

Great location, gym/amenities are awesome, very clean, pretty quiet, my visitors are always able to park here overnight with no issues. Idk why there's so many bad reviews, I guess it is a little on the expensive side for Austin but considering the location and niceness of the apartment, it's a pretty good deal. In the office, Alex is AMAZING and very helpful/professional. He truly impressed me with his willingness to go above and beyond what many other apartment managers would do and I just want to say thank you Alex! Overall, I'm happy I moved here.

Two stars instead of one merely for the location (which is fabulous ). Everything else about this apartment complex is terrible. Before we moved in in September they told us the pool would be open by the time we moved in. It still is not open and it is nearly May. The "secured entrance" gate has been broken for months. We have to put in requests… multiple times, sometimes as many as 6 or 7, before anything is ever addressed. For example the community grill has been without propane for a very long time and we have requested it be refilled at least five times. The problems with the apartment

Here we go again! Now that we have moved out, the Lola magically can't remember our forwarding address that I physically went in to the office and wrote down for them to mail our deposit check to. They rob us blind for three years, let us sign a "no hassle move out" that would eliminate any and all additional cleaning fees and STILL tack on an additional $200 fee for cleaning. This is the worst place to live in Austin. Roscoe properties might as well not have any sort of management positions because no one in their regional office knows how to answer a phone or respond to an email

So I didn't end up moving here for my own reasons but I can say that the staff is exceptional. Courtney went above and beyond to help me in my search and checked on me to see if I needed anything. Highly recommend the staff and the apartments are super cute. Would definitely consider living here in the future!

Beware! It’s beautifully located and 1. they are building ... So this means people working all night and today it’s Saturday 6:29 am and they have been working for a while. Having constant water/ energy cut downs the ocasional hitting the gas pipe and having the gas shot off and getting notifications 24 hrs after. There’s seams to be no… coordination with the construction company and no interest to follow regular construction hours. After sending many many emails i have been requested only to call the police & report the noise. The construction company will go ALL NIGHT

As with all of my reviews, take the below with a grain of salt since this has been my experience and mine alone. I sincerely hope others have had a better time.

Wish I could give 0 stars but Yelp doesn't allow it. I debated whether to write a review this soon into my residency because I'm confident more issues will arise that make me furious I'm spending $1600/mo for cockroaches in my apartment, our water being turned off sporadically (twice this week), no security, and neighbors who are AirBnbing out their units so there's someone new in the hallway every week. Pro: You can't beat the location, and the renovated apartments are very nice. Large apartments, and the complex is (mostly) well maintained.

Meh: Yes, there's construction going on, but unless you live right on top of it, the apartments are quiet.
Amenity spaces (pool, gym) are not in the complex, but available at a neighboring building. It's a 10 minute walk.
Office staff are hit-or-miss.
Maintenance orders are hit-or-miss, too. Some have been resolved in the same day, some take a while (wide open gate, I'm looking at you)

Cons: Management isn't good at telling people

A fantastic location which has succumbed to an extraordinarily deleterious managment change. Facelifts all around, rent increases for all, package room be damned (it's been removed). Physical security be damned, locked gates swing like barn doors. This complex also competes in the short term rental space - suitcase travelers walk aimlessly, perambulators be damned, this space is not ADA accessible. Do not move here if you value your security, your packages, your dollars, or your ego.

ZERO STARS (but The minimum is 1) Moved into the State House 2 years ago before the transition to Roscoe. Originally thought The change was for the better and I stand corrected. Hence to updated review.

The new renovations have been miserable to say the least. We were woken up to drilling and construction on Thanksgiving and it was non stop for 4 weeks (including weekends) with construction beginning as early as 7. I work in the Hotel business and understand construction, timelines and necessary hammering/drilling that must go on, but to have it start before 8 and on a holiday was beyond frustrating

I have lived here for a year and just renewed my lease. Yes, there is a lot of construction going on at the left side of the community, but the majority of the community is nowhere close to the construction going on. They recently added a large dog park, and good size BBQ area with tables, hammocks, and chairs to relax at! Such a cute addition. I can't relate to other reviews stating they took away the amenities (pool, fitness center) and raised their rent. I received a $0 increase at renewal. I believe this is directly correlated to the staff realizing that at this moment we do not have a

STAY AWAY!!! Just like all their other properties, Roscoe comes in and destroys the community with awful management and lies. By the way, they just renamed it to "LoLa."

Facts about the community today:

-Roscoe Management - if your an Austinite, you already know this management group is garbage
-NO AMENITIES UNTIL LATE SUMMER OF 2020; don't believe ANY OF THEIR LIES in any comments.
-NO pool until LATE SUMMER 2020
-NO gym until LATE SUMMER 2020
-NO business center until LATE SUMMER 2020
-NO tow company to control the freebie parking from weekend tourists visiting Congress

I moved into State House on Congress in June of 2017 under management of Lincoln Properties. Three months later construction began at Music Lane (across the street from Building 2 where I resided) which at that time went on 7 days a week. I work from home so I had to sit in my master bedroom closet in order to take conference calls. In addition to this, there a number of irresponsible pet parents that live in the community.
In April of 2018 Roscoe decided to renovate the pool which is one of the biggest draws of this property aside from the location. The project was meant to take one month but

Wonderful complex in the heart of Austin! The grounds are just beautiful with so many mature trees! The units are clean, stylish and up to date. We had a few minor maintenance issues that were taken care of super FAST! The manager Jennifer was a complete professional and a joy to work with, helping us so much with our move in!!

I loved State House before the new management took over. The new company, however, is TERRIBLE and they only care about money. They do everything they can to scam you out of your money and abuse residents. The office staff has made our move out of the complex an absolute NIGHTMARE by regularly sending us wrong information, not being able to keep… their story straight and taking WEEKS to get things straightened out which has escalated an already terrible roommate situation to the worst roommate situation of all time. Pool has been under Renovation now for two months with no end in site. It’s May 17 start of summer and no POOL. They have no answer for when it will be done. I asked for a break off rent and they told me my rent has nothing to do with the pool or amenities. I would not recommend the State House.
