The Sea Breeze Inn is a family owned and operated boutique hotel located in Middletown Rhode Island. The hotel originally opened in 1995. In 2015 the hotel underwent a ground-up renovation, re-opening in 2017 and now includes 16 professionally designed rooms and suites overlooking the Atlantic Ocean and Easton's Pond.

We had a fabulous experience! After arriving to another hotel and finding the accommodations to be less than desirable, we were desperate for another place to stay to salvage our mini-vacation. I stumbled across The Sea Breeze Inn online and read some great reviews and decided to give it a shot. We were pleasantly surprised. The hotel grounds were extremely well-kept. Upon entering, it smelled fresh and clean. The room was immaculate and exactly what we expected. Breakfast was superb and the owners were extremely friendly. I would highly recommend!

Delish breakfast!! Quaint, charming, little gem! We had the Greek Avocado Toast, and it was so tasty. The homemade Greek yogurt with granola and fresh fruit was just the right amount of tart, and so delish! Coffee was good and the service was great! If you're in the area, stop by,

Amazing family owned hotel that is 5 min walking distance from Easton's beach. Extremely clean!!! All details were so lovely, bed was very comfortable, towels smelled fresh and we're spotless. The owner/host was so friendly and welcoming . The only advice would be to ensure the woman who runs the kitchen is more polite and friendly. She looked a bit bothered when we came in for complementary breakfast and didn't wear professional clothing , but a sleeveless tank tank top with loose hair.That was the only downside, but the stay itself was five notch would definitely recommend

Sadly terrible experience. Never like giving such bad reviews. But this was unavoidable.
We were the only people there mid afternoon.
No one waited on us. Had to go to counter to get help. Same at check out.
Were out of something and didn't inform us.
Just substituted a similar item.
Perhaps they were tired or overwhelmed. Hard to imagine as the place was empty.

Saw the great reviews on Yelp and we were staying at a hotel right down the street so decided to check it out. Unfortunately, we were not impressed.
Food - ordered the avocado wrap which was pretty good. I added an egg which I thought be in the sandwich but it was on the side. Bourakas were tasty and unique. Greek yogurt was great too. Overall, food was probably a 3.5-4 star.
Service - probably what set the tone for the place. We were greeted coldly. Asked if they had any high chairs and the woman pointed to the corner to tell me to bring it out myself if I wanted it. Served coffee but never

This is the best place to stay if you are traveling to Newport, RI! It is within walking distance to Easton beach and only a 5 minute drive into town. The rooms are all updated and very clean. They offer a complimentary breakfast which is a great way to start your day of busy festivities! I would recommend this place to anyone looking for a nice getaway. The staff is also very nice and helpful! I'm glad I found this place and will hopefully be returning at some point in the future. Thanks so much for the amazing stay! :)

Could not have asked for a better place to stay! The owners were so nice and the staff was so helpful! Breakfast (which is included) was great and they had so many options to chose from! We loved coming back to the suite after a long day and feeling like we were at home. The room itself was beautifully decorated and so comfortable - it had everything we needed plus a lovely view from the balcony! We could walk to the beach and we were a short drive from everything else - it really was the perfect spot and we will definitely be coming back to stay here again!

EXCELLENT!!!! We were extremely happy with everything. The staff, made us feel welcomed from the time we checked in until we checked out.
We were there for a long weekend but I wish it was longer.
The decor was wonderful. as soon as we walked into the hotel, we were totally relaxed and comfortable.

Such a cute, friendly, relaxing, and warm place that makes you feel welcome, and like you're halfway to Greece! The owners, who are frequently working there in person are friendly, and cook so well from a delicious menu. My family and I especially love eating the omelet meals and pancakes.
The outdoor seating is nice, and the cafe is open, spacious, and lovely to truly relax in. This is always a stop for my family and me when we go to Newport / Middletown. It is one of the places that genuinely makes me happy each time I visit and brings good memories. Believe me, you will definitely feel

I wasn't blown away by the food here, I've definitely had better Greek food at many other places, nevertheless lunch here was a really pleasant experience. The ambiance is really lovely and they have a great cup of coffee, so if you're looking for a relaxing view over the beach side of Newport, dining out on the deck here will definitely check that box.
I went with the gyro pita and while I absolutely loved the crispy exterior--something I haven't seen before with a gyro sandwich--there was practically no meat in it. It was borderline a vegetable pita with tzatziki sauce.

Found this place on Yelp and you know I love checking out the Greek spots in the area. This one is located in a small bed and breakfast inn and is a small family run operation. Love these kinds of places. Another reason it caught my eye is after reading they had my favorite breakfast item ever... bougatsa. Any time I read about a place having Bougatsa I have to go. There aren't many places outside of Greece that serve this specialty. It is a custardy pastry that is usually served for breakfast but it is honestly good at any time of day. While the ambiance is delightful and the view from the outdoor deck is pleasant with the partial view of the bay and Cliff Walk and friendly service staff. The breakfast menu is a bit confusing in the manner in which it describes the breakfast options.
If you have a section stating the "breakfast options" have fries and toast but not all do then just for the two out of eight options state they come with sides included. Or the wait staff should be able to better explain. Additionally, the bacon was lack luster and not worth the $4 price tag.
However, the bougatsa was a delightful option
