I am stupid to live here for 2 years.
1. My friend gave notice 2 MONTHS ahead about not continue the lease, but still be charged for $2000! They waste a lot of time arguing with the leasing office. so, If you forget to give them notice TWO MONTHS AHEAD? You will be charged $2000!!!!
2. Refer bonus, you need to call every month to get it. Every time you call for it, they will tell you next month. If you are not that patient to call every month, wasting your life in arguing? Sorry, they just pretend forgetting it.
3. Unfriendly STAFF. No subleasing. I want to sublease, and they charged $150 application

If you have an issue and you send them an email, don’t worry! They won’t reply! Even if you email multiple times! You pay $1000 a month and you think it’s worth it because there’s a great new pool, a gym and a business center but all that money goes nowhere because they’re never open. :) The AC units on the outside of my wall were super loud at the beginning of my lease here and even ended up leaking through my walls and I emailed management about it to move apartments or get discount on my rent and got one email back and then never heard from them again. 10/10 do not recommend.

I am living here for almost 20 months, and want to honestly share the opinion who have been experiencing to live here. The staffs will not reply your service request if that is not what they don't expect to hear, never response. This old place has a lot of things to be repaired even though it looks good at the first initial glance. My bathtub was peeled off a year ago, and I saw they repair this last month! What an awesome work!!! But that is again totally peeled off after 3 days...What a palliative!!! In the last inclement weather, I experienced the water leaking from the bathroom ceiling, so

I lived there for 6 months, I can only say that it was perfect. Too bad I had to move out because of budget issues. The management are super caring and helpful specially James (this guy should be given a promotion and a raise immediately). The maintenance team are responsive 24/7. I called them once to fix a small noise coming out of the AC at 12:30 a.m (midnight) they showed up at 1:00 a.m. They are just amazing.
The apartments are 5 stars quality, everything is new and clean and they look exactly like in the pictures.
I hope I can live there again.

I lived here for my entire degree at the university and had the absolute best experience! The maintenance team was incredibly professional and prompt and we never had any incidents. This area is rather quiet so it's nice if you're in one of the professional or engineering programs because of all the time you spend at home studying. I forget the name of the property manager but she was very efficient and helpful. I lived here before the remodeling happened but before then the rates were very reasonable. I assume they are the same now

I do not recommend this place. The apartment was okay but now the management is horrible. They recently started the renovation from January, but it has become worse. Water issue has been terrible for the past few weeks. Water would shut down with late notice. The rent also went up quite a bit. They only care if you are a potential customer. Once you sign up the lease, they ignore your complaints. When you complain about the service, they would only tell you they CANNOT MAKE ANY CHANGES.

I am definitely not the rare case here. Talk to the TAMU Student Legal Services before even considering to move in. If you live here, no matter you are going to renew your lease or not, they will REMODEL your apartment and disregard your opinion. And, they will decide WHEN TO REMODEL it. You have NO CHOICE whatsoever. Yes, They do what they want and they don't care if you are going to a conference or vacation. They set the remodeling date, and you must follow. During the remodeling, you have to empty out EVERYTHING inside your drawers, cabinets, and the fridge and endure all the dust they

So the Arbors looks great and it is in a nice location. The problem I had with the Arbors was the staff and management. I took a tour there in February 2016 hoping to live in it for 2016-2017 school year. I signed the lease and everything and was excited when we were told that will have a place. (I wouldn't have signed otherwise.) Apparently way later in May 2016, they made the decision that they didn't have enough space to fit us in since everyone that lives there currently gets a chance to renew and stay the next year even if they make their decision late in May and kick someone

I've lived here since June of 2016. My experience so far has been amazing. I can easy pay my rent online so I don't have to go in during office hours to pay. Literally think this is the best place to live in CS for the best deal. (Also the pet policy and charges were shown to me and I signed them in my lease before I moved in. I'm sure they do this for everyone)

The MOST terrible attitude I had ever met. They seems kind before your move-in.I asked the front desk about whether I can take care of my friend's pet for some days when he/she out of town. She said "yes as long as no more than 2 weeks." As I just move-in for 3 days, they entered my apt on Saturday even though I had written on the maintenance form that " I'm not at home on Saturday please come to fix the problems on Monday. Thanks!" . Anyway they broke into my apt and said you have illegal animal and said I owned them 200+ dollars for that.

The staffs are rude. Moreover, they frequently change their word especially when it comes to monetary issues. I would strongly suggest their residents to record EVERY word what the staffs say otherwise they can completely fool you any time. Their maintenance service was pretty fair when it was about two years ago, but it is getting seriously worse. Our recent but very simple maintenance request (something very easy as taking away a trash bag from your front yard) took three weeks to be solved. I don't think this place is worth to pay over $900 per month.
