A certified home inspection will take 2-4 hours to conduct, depending on the size and condition of the home, and how many questions our clients have (we love questions). For first time home buyers, our home inspections provide an excellent education on home ownership and home maintenance. For the more experienced buyer, we'll focus more on major issues and general building science.
We take digital photos throughout the inspection and include them in our home inspection report, along with several helpful diagrams and illustrations. All of our home inspections include a pest and dry rot analysis. We also offer radon testing in Portland and surrounding areas. Following the inspection, our reports are posted online and available for download in Adobe Acrobat format.

Services
Pest and dry rot home inspections includes a written report and the State of Oregon approved NPMA-33 form(updated 2020 version). Portland Property Inspectors has no affiliation with the following inspection services, but if you'd like to schedule a sewer scope at the time of the home inspection, please contact the contractors below.
Portland Property Inspectors uses an ionization chamber detector continuous radon monitor, over a 48 hour period, to ensure quick and accurate results. Our radon testing results are available within hours after the radon monitor's completion to ensure you'll meet your real estate contract deadlines.
Portland Property Inspectors pest and dry rot inspections in Portland are included with our standard home inspections. Our pest and dry rot inspections include visual inspections for subterranean termites, damp wood termites, dry wood termites, carpenter ants, wood boring beetles and wood decay fungi.

Ryan was incredibly thorough and detail-oriented—I got the feeling that no defect in the home, no matter how minor, went unnoticed by him. The report that he provided us with afterward was super detailed and included tons of photos to help identify the areas in need of work. I would recommend him highly!

Ryan inspected a house for me, Ryan did a very thorough inspection, he was mindful for every detail including those which are usually not covered by the inspection. After the inspection Ryan gave good tips on how to address all the issues found. Ryan toured me around the house and showed all the findings, he made sure i see and understand all his concerns and also explained how to fix those which can easily be fixed. Ryan's report was very elaborated and included many pictures of the house and we also found out that Ryan included measurements for the missing appliances :-). I highly recommend.

Ryan’s report was extremely thorough and easy to read, and he was very patient in explaining the different findings to us and different ways we could approach repairs in a way we could understand (we are first time home buyers who are not very handy). The inspection was affordable and happened in a very timely manner. We were concerned the inspection would leave us with more questions than answers but thanks to Ryan that was not the case. Decided on Portland Property Inspectors based on Google searching the most affordable home inspection, during the process of buying my first place with my partner. It was the only company we found with a lower price for condos under 900. sq. ft. The property inspector, Ryan, was there before our scheduled time, checking things out outside before we even got there. He was really personable, thorough, and gave us a ton of great information during the whole process. Couldn’t have had a better experience, and now we have a really great and detailed to-do list for the new place.
