I moved in October 2020 after falling in love with the aesthetic of the community and the proximity to my office. The front desk is warming, the residents are pleasant, but there has not been a week that has passed where the fire alarms have not gone off. In the middle of the day, at 2:35am in the morning, weekends, weekdays... it’s relentless. It is to the point now that most residents don’t even leave their apartments because everyone assumes it’s just another false-alarm.Those that do take the precaution of rushing outside can expect to stand in the 35 degree DC weather until the fire

I’ve lived here for over a year now and the cleaning crew and front desk staff are amazing but the maintenance is a problem. The gym is my essential part of a building and this gym has around 50% of their equipment not working or faulty. I’ve put so many requests in and nothing ever gets done, I suppose their priorities are elsewhere but some of their equipment also are safety hazards and stop mid workout, which they still don’t take seriously. I’ve lived at another Bozzuto property and this is the worst.

I have lived at 77H for two and a half years, and I love it here. Everyone on staff at this property consistently goes above and beyond, which truly makes 77H feel like home.
Last week I was in the garage, and my car battery had died. The lights were flashing, it wouldn’t turn on, and I was afraid that I would be stranded or needing a tow. The technician was in the garage, saw me struggling with the flashing lights, and pulled his own car over to give my vehicle a jump so that I could drive to the mechanic. This was truly an act of service, and I am exceptionally grateful that he helped me resolve

We have several corporate housing units in the building and have had (and still have ) units in this building since it was built years ago. We have always had an excellent relationship with management and front desk . Many of which became our personal friends . We have been here through 5 different managers and staff is always being changed or moved around . However we have had continuous issues with their latest addition (around a year now ) of the same evening front desk lady . We have reported her numerous times to management in hopes that this lady would change . Her actions are completely

I had such a great tour! The courtyard is specious and beautiful and the location is convenient!
Booking an appointment was easy and when I arrived the staff was super accommodating (that’s a big plus for me because this is who we interact with once renting!) The space was clean, neat and covid ready. I could tell they were taking the proper precautions!
So glad I found this place!

Perfect for any dog or plant lover. A great, pet friendly spot that also happens to have lots of wonderful SOUTH facing windows! The building is walking distance to The Capitol and monuments and includes a cute rooftop pool/deck/grilling area, 2 story gym, and many other cool features. Everything is kept in amazing shape and is ALWAYS clean. The front desk staff is exceptional and are always there to help with whatever you may need. A great place to live!

[Update: The fire alarm has gone of 16 times since May (NOT including the time there was an actual fire or the days that they have "tested" the fire alarm system). This isn't an exaggeration -- I counted all of the "we're sorry the alarm went off" emails we have received. Also one of the elevators has been out of order for two months.]
The fire alarm goes off constantly and is by far the loudest thing I have ever heard. This is especially bad during a pandemic since it's impossible to social distance when evacuating. The building said that they hired a consultant

Do not move into this building. The one star is purely because the concierge staff is wonderful. The fire alarms have gone off more times than I can count since moving into this building a year and a half ago. Each time management sends out emails, but has done nothing to address the problem. I am beyond appalled at the lack of concern shown by the management team. The units are completely overpriced for the neighborhood and the consistent problems the building seems to have with its fire alarms. I would not consider living in this building ever again, and am looking forward to moving out.

We had no issues with the building itself, but there are a lot of great move-in specials around town currently, so we figured we might explore options. We toured a lot of places. There are a lot of nice options, but we came across some apathetic and even rude leasing folks in other buildings around town...

Absolutely do not live here. I am up at 4am because a fourth false fire alarm in less than a week and a half has gone off. There have been about a dozen false alarms causing the entire the building to evacuate since I moved in just about 6 months ago. This has been going on for years, too. I have gone in to speak with management, who basically made themselves out to be victims and had the audacity to condescendingly ask me "well what's YOUR solution for it then? How would you fix it" as If Im not the one paying $25k a year to live here. Unbelievably unprofessional, and grossly incompetent

I've lived at 77 H St for about 1.5 years and would recommend it to anyone who wants to live in downtown DC at a reasonable price. There are several highlights:
The Staff: All parts of the staff are excellent. The cleaning crew keeps the building spotless. The maintenance section is highly responsive and typically resolves issues same or next day. The leasing office is friendly and helpful. The concierge staff (led by Anneliese) is the best I've encountered. They are efficient, quickly get to know the tenants, and are very effective at handling any issue you bring to them.

I lived here for 2.5 years. The management is nice and accommodating. The building is modern, clean, and it is a little cheaper than buildings in the Mount Vernon Triangle area. But the construction is poor and it was very noisy. I could hear every step my upstairs neighbor took and my next door neighbor's TV. And there is no neighborhood to speak of outside, just a Walmart with all that a Walmart draws. If I had to do it all over again, I would not live here.

Hey. Wanna know where I, a resident of 77H street, is right now at 1:30 AM? Outside on the street freezing, dealing with the fourth malfunction of the fire alarm system at this stupid building since I've lived here. I've only lived here for 2 and a half years. We never receive any explanation for why the alarm goes off. Worst management ever. Moving in May and I can't wait for what I will consider the best day of my life.

Love living at 77H. The concierges are thoughtful, caring and remember you. They are not pushy but are always there with a smile or good conversation when you are in the mood for it.
The management team is just as thoughtful and caring. They have worked with me on so many aspects of my lease and I will be forever grateful for that. You can tell that loyalty is important to them and I respect them that much more for it. Move and move out are a breeze. So is lease renewal.
The amenities are great, functional and clean!
The emails and special events put a smile on my face!

Management's generic reply to call them (notice they don't want anything in writing) ignores the issues and avoids dealing with them, just as my review and prior reviews predicted they would. Let's take a look at what they wrote:
"We have our on-site concierge team available 24/7 to address your needs. As a resident, if you ever do feel unsafe we urge you to be in contact with local authorities. "
From myself and other residents, they are clearly on notice of the issue that people feel unsafe. This is not Georgetown or Wal-Mart's issue. I am not sure why this

I have lived here since June and I can honestly say I love everything about it. I have yet to have any problems and I really like the concierge. My favorite concierge passed away recently (may his soul Rest In Peace) but the new people are not bad. The lady who works in the wee morning is a complete sweetheart and Wes on the weekends is awesome. The 4/5 is only because the amount of homeless people around the building. This is probably due to the fact that it's by a Walmart.

I am surprised to see these negative reviews here. I lived there for about 15 months when it just opened not too long ago from 2014-2015. After living in other high rise buildings in Brooklyn after I left DC, I realize how great 77 H is compared to them.
Pros:
1. Wal Mart is right underneath! You can do your grocery shopping without leaving the building. Residents have access to Wal Mart underground via the elevators. It is always a plus during the winter or you have heavy stuff to carry.
2. Responsive maintenance team and management. Whenever I had any issue, I emailed them and got responses

The rudeness of a weekend concierge attendant provoked me to write this review - I'm truly shocked she was so disrespectful. The last thing I expect is the concierge attendant to make me feel uncomfortable when I enter the building, especially after a long day.
Overall, my experiece at 77 H has been good, and when I first arrived, one of the weekday concierge attendants could not have been nicer or more helpful. Also, the rooms are spacious, my common areas are nice, my room is very quiet, and I like being near Union Station, though I don't always feel safe walking home.
