You better off buying ⛺️ tent under the tree or bridge better than living in Phoenix apartment .(period.) They will Rip you off in anyway they can from water , garbage the , parking game tow your car , list go on on
That not including your safety. The police ambulance fire department in this apartment in out you will think theirs station in apartment.
Who ever believe they paint the bathtub with regular paint so they don’t have to clean it or replace it .

Honestly. Really good place to live. It's so close to Sac state and the leasing agents made my move in so smooth. Everything was so easy especially online. Jorge was super helpful in answering my concerns and questions.

0 stars! Dog park is NOT the big field so don't be tricked cause there's holes all over for dogs to enter 50 or power inn. 90% of the treadmills in the gym are broken. Pools usually have BALLS of hair. Homeless live outside the gates leaving their needles and trash. Found one sleeping IN THE COMPLEX on the floor one night. Place is trash.

This is the worst and false advertised apartment. I went for a viewing and they showed me the model apartment which was beautiful. I moved in to my actual apartment and it was horrible. I asked my neighbors if they went through the same and they said yes. My lease is a year and I'm going to do what I can to have them break it. They are liars and thieves. I signed the lease but wasn't able to see my actual apartment until I signed. Do not rent here.

They never answer the phones. Constantly changing and up charging rent. No one ever knows anything. They say they will call you back but they never do.

Terrible place to live. Staff doesn’t care about you or the safety of their tenants. Also super mean. Been here a year and looking for a new place to live. They let animals swim in their pools, roaches all over the complex and in your apartment, rats too. Nothing gets fixed. They charge you to park in a place you live, cars get broken into all the time, apartments too and no one cares . No cameras and the manager Steven is so rude. Once he’s off the clock he doesn’t care about anything. 4 year olds run half naked through the gym with no parents. Drinking and partying all day and

I created a Yelp account especially to let people know that this place should only be considered if your only other options are homelessness or a trash can. I would consider a dumpster a slight upgrade.

Okay, maybe a mild exaggeration. But I'll get into some specifics of things my roommate and I weren't fond of.

1. The rent is high. Yes, like every place in Sacramento (some would argue in California). It is important to note that the rent they tell you up front leaves out charges like a parking permit ($15 a month per person), $5 guest parking passes for every time you have a guest

UPDATE: After seeing this review somebody from the office here called me. The guy was friendly and ultimately gave me a $60 credit ($50 refund for the nonsense fine and a $10 credit as a refund for the air filter I had to replace because it wasn't replaced before we moved in and was caked with about a 1/4 inch layer of other peoples crap)
I'm still leaving the 2 star review and here's why:
Although I'm grateful for the $60 credit, I shouldn't have needed it in the first place. This is the first apartment complex I've ever lived in with such horrendous quality control

STAY AWAY. No one cares about your problems or issues. They over charge your rent, don't care about noisy neighbors and make you feel like a horrible person. By overcharging rent, they give you card keys that don't work for anything so if you get locked in your F'd. They cancel maintenance requests on you randomly and won't tell you why. The maintenance staff is so rude, they blow up you phone 8 calls in a ROW and don't care if your at work! Cockroaches ALL OVER the complex. There is ZERO PARKING FOR YOURSELF OR GUESTS. They charge you for each guest care on the property

*Update*
I emailed Jessica, the manager that responded to my Yelp review, regarding all the extra fees on my November rent, and of course no email back. That was 2 days ago. They don't care about their residents and only care about getting new tenants in and making sure they cover their basis on poor reviews. Pretty sad!

There is no maintenance of AC for the last 2 months. Everyone in the house is getting sick due to this but they are not listening. Very bad review of maintenance. They opened the ceiling and never came back to close it and never responded. Water is dripping in the house everywhere from ceiling.

-Parking is nearly impossible. You could reserve a numbered spot near the tennis courts for $55 or so, but that is extra $$$ out of your pocket.

-My unit was near several that were destroyed in a fire in 2018. As a result my unit suffered smoke damage that made my unit uninhabitable. It took approximately 2 weeks before an ozone machine was brought in to get rid of the strong smoke stench before I could move back in. This includes a scheduled appointment to set up the machine which maintenance did not show up! During this time I had to stay at a hotel.

I have lived here for 4 years & love it. It's right off the freeway & close to stores, gas stations as well as traffic court & other government offices. The staff are very friendly.

This place is perfect for college students but not for working adults. With all associated fees and water we pay around $1850/month for a 2br/2ba. Parking is ridiculous. If you are not in a space by 8:30 PM good luck with finding a spot that you won't risk a tow or a parking ticket. Unfortunately fell victim to both.

Next issue is amazon packages or any deliveries being stolen from in front of our door. We now have to use lockers. Plumbing is an issue. We have had to call for multiple repairs. We also got a refurbished apartment and our floors are lifting by appliances and edges that were

I do not currently reside here.

TLDR: Gave $200 for holding, asked for it back within an hour, they said no and kept my money. Application never processed.

However, prospective tenants and applicants--read carefully.

I went on the website and decided that prices and location seemed to be good enough to put in an application. I chose a 1 br 1 ba and chose 'Reserve'.

Well, to reserve a unit is $200 towards holding (goes towards deposit if approved). The only way to get that back is if your application is denied.

I think you already see where I'm going with this. Well, I changed

This is a great apartment complex. If you are young or have a family, this is perfect for you. I am younger so this is a great spot because it is affordable and I’m only 10 minutes from downtown. In the summer, the vibes are great and it is easy to host BBQs and get togethers. Very clean and well kept and the staff is friendly and helpful
