Had our a/c go out one night and the manager promised us someone would come out to look at it that morning, and no one did.(which is another issue on its own, the manager always tells me maintenance will show up, and then when i call/email about why they didn’t it’s always “there was an emergency.”) thankfully, we called emergency maintenance and Ken brought us a window unit for the night. he was the only one helpful or willing to get the a/c fixed and/or give us a temporary solution that night. which was extremely helpful since we have dogs and didn’t want the apartment to get too hot

I updated this because of the horrible move out experience and expense. This complex regularly allows cars to occupy parking spots for months on end. I’ve personally witnessed older residents struggling to get to their units or carry their groceries because of broken down cars in parking spots they could have used.
Before you move in, inspect your apartment and make sure you understand what you are getting into.

I moved in february and it’s been a mess ever since. my apartment was a mess the walls were clearly chewed up bad by a dog and just painted over, the paint on the front door was peeling off and they waiting until the day i moved in the paint the sink so i wasn’t allowed to use it when i moved in. i called and asked them to fix the door and told them about the walls and the response i got was “we are aware of the condition” and that was it. whatever. things were fine until a man broke into several apartments including mine (because the complex is not gated) my door was broken in and there

I have really been impressed by the responsiveness of the office and the maintenance team here at Canyon Creek. I’ve always gotten timely responses for anything I’ve needed. The apartments are older but maintenance has been able to fix any issue within a day or two of submitting the work order. The location is great! It’s smack in the heart of the Arboretum, and just a few minutes drive away from the Domain and soon-to-be Soccer stadium.
I really want to give a special shout out for how they handled the history making winter storm of 2021. The event was extraordinary and out of their control

I have only lived here since November, but so far I have nothing but good things to say about this complex. It is a somewhat older complex, but my apartment is well maintained. I have an apartment with a moderately upgraded kitchen, but I have been in one of the "base level" apartments and it is just as well maintained. The complex has all of the amenities that people have come to expect in newer complexes, like a gym, pool, and dog park. If I could give no stars I would.
This place is an absolute JOKE.
I emailed last week because my gutter got damaged from a storm. And guess what? Still nothing.
This could be very dangerous if it falls.
Maintenance is absolutely useless and the office is careless.
Trust me when I say, find somewhere else to live.

The only reason I am listing 2 stars is because the management is responsive and nice. It was also a nice apartment to live at during the winter months only. During the daytime in the summer, my unit would not get any cooler than 80 degrees. In the summer I found giant cockroaches around twice weekly, crawling on my walls, in the kitchen, in my bathroom, in cabinets, etc. i would find millipedes crawling out of vents, in the carpet, etc. One morning I woke up to a rustling sound from my window blinds and a cockroach popped out and flew over my bed. We have made Canyon Creek our home since moving to Austin. Great location for restaurants, shops, and just close enough to downtown. Our manager, Amanda, is outstanding. She connects with and works to make our community safe and customer-focused. She responds to calls quickly. Her leadership and management can be seen in all of her staff. Best manager I have experienced anywhere across the country.

Paid 2100 to get out of the lease got charged almost 700 dollars, because they felt like replacing carpet. The carpet was just fine, charged me some nonsense items in the bill just to get money out of me, stay away !!!!!!!!

I will say the apartment in and of itself wasn't bad. My daughter lived there for 2 years until June 2019. The maintenance crew also did a reasonable job given what they were working with. The office was the problem, and Northland properties as a whole. When she first moved it it was August so the temp was running near 100° F every afternoon. The A/C in her apartment ran constantly and the thermostat never dropped below 88° F. Of course we contacted the office the first day. A maintenance person was sent over immediately and did all he could. They finally had to resort putting a portable

Water roaches, water roaches, water roaches. Sorry! No matter what they did they always came back. This place needs to provide pest control inside and outside every week or something. Also my neighbor had a leak and my ceiling got damaged. I thought I could make it home even after the apartment was not what I expected. What they show is not what you get. I had to have my bathroom cleaned, cabinets repainted, faucet replaced, vents cleaned, ant hill sprayed, vertical blinds replaced, sliding down lock repaired, window screen repaired, ice machine fixed, pest spray, all within the first month of

Recently I lived here for 1 year. By far the worst rental experience I have ever had. The electric and water bill was sky high. My apt was 2/2 less than 1000 sq. ft. For last January my elec. alone was over 400.00 dollars. This did not include my water bill. Also I had several elec bills over 250.00. The trash and recycle stayed full, overflowing most days. Gross. Just gross.

I would have given them a 4 rating for the last year I lived here. I renewed and it was a nightmare. My boyfriend and I moved from a 1 bedroom to a 2 bedroom and my expectations were thrown. I understand apartments will have issues and I'm fine with that, as long as it is fixed in a timely manner and the staff meets the expectations they have set. I had a great experience for 1 year in my one bedroom, but as soon as we moved, there were some issues. The make ready wasn't done - and I knew we were short-handed on maintenance guys. We walked in and here were the issues we had to deal with

Don't know why the 1 star reviews??? Love living here!! Close to 183 and slowpac. Two grocery stores,5 minutes or less from some damn good restaurants. Staff here are friendly,grounds well kept and residents are quiet. No rat,roach,leaky roof problems here. Wish they would allow grilling on the patios tho.

Update: A review I posted earlier this week is no longer visible and I couldn't re-post so I have attached an image of that post. As far as the maintenance is concerned (or lack of), the wall in my apartment is still soft due to the rain we had last week. I was told an outside party would come to address the issue and that hasn't happened. The level of incompetence astounds me here and management doesn't seem to have the concept of following up with their tenants!

Jennifer and the rest of the office staff are great! They really take their time to make sure that my paperwork is correct and are very patient in addressing any questions I have about charges.

The apartments are decent, albeit old. They are not the most energy efficient, but my roommate and I make it work.

The neighborhood is safe and relatively quiet. There's a good amount of green space to break up the buildings, and I often see deer in the back yard.

The price is pretty good for the square footage and neighborhood. My roommate and I liked it enough to renew our lease.

Highly suggest staying away from this place or any Northland run complex. We have had numerous problems with the managment and paying bills through these people. Their website and cooperate system is very flawed and creates problems with paying bills on time which always leads them to charging you more for something that is wrong with their system but will always blame you on the problem. Never rent here, or anywhere with Northlands name on it. Maintenance is late, nothing will get fixed for days unless you continuously pester management about it, then maybe something will get done in a day or

If you value your money, time and quality of life - do not live here. In fact, do not live anywhere Northland Communities manages. And there are a lot of them unfortunately.

The good:
I love where I live. I love the location, the proximity to the Arboretum and the Domain, 183 and Mopac are right here. I love my apartment! I love the size, feeling safe and secure, how quiet it is, the trees, the serenity of the property, the tennis court, even the hills!

The bad is BAD:
I am not that hard to please. I don't appreciate being ignored, disrespected, fed excuse after excuse, and above all completely

We loved it! Great management, maintenance dept,, office staff, and neighbors. Nice apartments and pool. Great location, very safe area. Highly recommend!
