Apartment has flooded three times since I moved here two Months ago and they don’t do anything. Fire slams has been going off 430 am and randomly at other times. The HVAC costs more than my 2200 sq foot house did, they charge pest control but don’t come unless you specifically ask. No one cleans up after their dog and there is feces all over the pet area. They don’t respond when you put in requests or even emails. They gripes at kids for being outside at all. I will def be moving and filing a complaint if they don’t fix the flooding issue.

I have lived here two months, my apartment had flooded from the upstairs three times already, I assume the upstairs neighbors are practicing jumping because it's horrifyingly my loud all times of day. the fire alarm goes off at random times, like 4 am. They charge you for pest control but you have to request it and little bugs all over. It's not kid friendly, they complain if they see children outside at all and the area for dogs outside is always covered in crap as they don't enforce anyone to clean up. The pool is always dirty. Thank you Red river ranch for giving us 2 years of wonderful time. Rent is very affordable compared to all the other nearby apartment complex. Very clean and safe environment. Beautiful, friendly and kind staff, front desk ladies are very friendly and nice. Me and my husband had to move to other place just because of his work otherwise I wouldn’t mind staying here for another couple of years. The location has easy access to highway.

I've lived here 4 years and each in a different floorplan layout (don't ask...). So I've experienced all of their floorplans (I feel like I should get a prize for this or something). So here's my honest review: Ashley in the front office is great. She knows most residents by name and does her job well. They are the cheapest apartments in this area but are still gated and nice. They have gotten better about responding to requests/issues. Maintenance is good- I have never had to wait long for something to be fixed/addressed. Living in the large 1 bedroom, my AC went out and

Maintenance team takes care of the property like it is their own home and the property is always kept clean. As long as you follow the property's guidelines and pay rent on time, you will have an amazing stay.

I honestly don’t know why there’s so many bad reviews. I’ve lived here for about a year, and all of my maintenance requests (a whole whopping 2 in 1 year) were taken care of quickly. The staff is super friendly. The maintenance staff are really friendly and take pride in their work/repairs. Not a giant fan of being right along the highway, but I continue to live here. A lot of families and college kids live here. Keep up the good work guys

Worst. Experience. Don't be fooled by the fair pricing and good looking-exterior. My apartment water heater caught on fire, NOT ONCE, but twice. Also, If you ever need to get ahold of them- good luck. They are unresponsive and not timely whatsoever. If I wouldn't have come home and realized the smell of something burning and then watched it first hand go up in flames- my building would have been toast. Maintenance "fixed" it a few days later. (I had to stay in a hotel for two days for hot water and there were men in and out all day). They didn't compensate that for me either

Do not move here!!! A shelter is cleaner than this roach infested complex. Property manager needs to be fired she is a slumlord and a con artist she knows that this complex has a complete infestation yet she continuously moves new victims into units that are not move in ready!!! Trust every negative review that you read, it is the God honest truth! Read the Better Business Bureau complaints! Don't get stuck in a lease with these crooks!

See for yourself how people threw away their mattresses for bed bugs infestation.....you have been warned!!! Stay away! I also threw away my mattress and bed. If you sign the lease with this apt, make sure you check your carpet for any sign of bed bugs carefully and take pictures. If you don't, wait for 3-4 months they'll start coming out and end up being charged over $300 for the treatment costs.

This apartment is aweful!! they management staff do not care about any residents. neither does the owner. have tried to call owner at least 20 x, with no returned calls whatsoever. they are trying to charge me $35 for a missing mailbox key stating that the $35 of to replace the lock. when they are required to replace the locks after each tenant. alyssa (manager) will not provide the phone # for the owner. i had to go through multiple tax appraisal offices to track down the number. they tricked me into signing a lease before i was approved, when i tried to look elsewhere they threatened me with

Worst apartments I have lived in my entire leasing life. You pay the money but when you put the work order they don't fix it. They need to work on their maintenance. They will tell you a lot of this they do and don't. Am like this is not the house is an apartment.Especially if you not from here. They will discriminate against you. I feels like it is a culture shock because of where I have lived. It is the cheapest apartment in this area, but there is a reason behind it.

Absolutely NO PARKING spots after 5 pm. If you work, which I guess a lot of these residents don't (?), and you get home after 5, it is guaranteed that you will have to park at least 2-3 buildings away from your apartment IF you are LUCKY and get that close! When you inquire about covered parking, all of them will conveniently be rented out ($25/month) and you will be offered a garage ($85/month) that is still a building away from your apartment.
When you talk to management about it they will kind of smile and agree that
