Whoever is the representative for Aqua Via that is replying to my complaints you need some help. First your response is from old post! I might suggest that you stop making excuses and own your responsibilities. I just can't make this stuff up! Cora does it again! We got a notice on Friday 6/11/21 in the late evening indicating an annual
Fire inspection taking place on today 6/16/21 (only a three business day notice). But Cora quick reminded me she only has to give 48 hours (so sarcastic). Btw, just fir the record this is the first fire inspection in the 3 yrs I've been here. Cora

I have lived here about a month now and so far I'm really enjoying it. I heard they're going through a transitional time with management, but all the staff I've met have been very kind and quick to respond. Bryant, is awesome. I put In a maintenance request and he was in my apartment the next morning taking care of a broken light fixture. So far, I've been pretty happy and I'm grateful to have found this apartment.

I love all the new reviews to drown out the bad ones, nothing has changed.
Ever since Glady's left, the place has gone down hill. Far from luxury compared to how it used to be and compared to all the apartments surrounding. The women in the office are horrible, far from professional, not personable. They always have some tricks up their sleeve instead of going above and beyond for their residence. I don't know how many times we were billed wrong. Record your conversations because they change their word all the time. They also hide in the office and try not to make eye contact.

We had an overall good experience as residents at the Aqua Via. The building is beautiful, with a great location, and management worked to improve security over the past few months. The true highlight was our interactions with Bryant.
Bryant provided 5-star service as the Facilities Operations Manager. He was a friendly face that ensured residents were always taken care of. He worked diligently to keep the trash/recycling drop-off areas clean, responded to maintenance requests immediately, and was a general resource on all things building related. While we are not looking to move for another 4-6 months, we decided to take a look at what Oakland has to offer. We loved the open floor plans with exposed concrete and the oversized windows. The staff at the office was extremely accommodating with our schedule and they gave us 5 star service, even knowing we were not ready to make a decision for another 2-3 months. We will definitely keep Aqua Via in our radar when we are ready to find our next home.

RUN do not walk away from this apartment building. The management team is unresponsive and unorganized. I discovered I had to pay to receive my package in their package holding system. Not to mention Kristen and Cora blatantly lied about the level of noise from the trains that frequently run pass, claiming the triple paned widows blocked out the noise - not the case.

Lived here for 5 years and life has been pretty good. There was a rough 6 month span when all the mailboxes and storage units were getting broken into but ever since they've brought in a security guard the break ins have become a thing of the past. The new property managers have been helpful in getting me a upgraded unit. Bryan the maintenance manager has been a treat and the one constant thing I've been able to rely on during my tenure here. Real cool cat and makes sure my unit is always comfortable. I took one star off because it's a real bummer when one of the elevators goes down

This place is the worst I've ever lived in. My wife and I lived at aqua via for 9 months. In that time we had both of cars broken into, our storage unit robbed and set on fire, and our mailboxes/package concierge broken into. The elevator almost never worked, there was rarely someone in the office to speak with, and the building smells terrible more than half the time.
Bryant, the on-site maintenance lead is the only luxury you have at this place.
We didn't hang a picture on the walls, no holes at all., and we were out of town more than we were home. We used their cleaning service

I live this building. Moved in from a newer one a few blocks over that was more expensive with some entitles brats of neighbors. New management team is great. Always friendly and helpful for me. Looks like the building had some deferred maintenance and are playing catch up. Leasing office is killing it.

Avoid this place like the plague unless you want to have a change in management every few years and the subsequent lack of organization that follows. It’s too bad that they didn’t hold on to Yash, she was the best manager Aqua Via had in years; things finally started to shape up around here.
So many of my neighbors are fed up with the disorganization and moving to some of the newer better apartments in JLS. Why waste money when the owners are don’t care about the property.
Avoid this place it’s a sinking ship!!!!!

Wish I could give zero stars.
There are weekly breakins. We no longer get mail. There is massive water damage from a breakin that triggered the fire system.
The elevators don't work. The certificate is close to a year expired.
When the current property manager, Cora, was approached regarding this she told residents in a very Trumpian tone "if you don't like it here you can leave"

We love living here, and have been here for over 2 years. The industrial architecture with concrete and high ceilings, huge windows, and spacious layouts is unique compared to the new buildings popping up. Our sunset views are incredible every night, the huge common patio is amazing for gatherings, and our daily walks by the estuary and to JLS keep us calm and close to nature.
The management has turned over a few times since we've been here, and we miss past folks who make this place feel more like community than just a place to live temporarily. One of two elevators has been down for awhile

I've lived at Aqua Via for a year and a half and love it here. While it is right near the train tracks, the windows are really good and we can hardly hear the train. The apartments have great layouts and I love the concrete ceilings. When it's open, the gym and roof deck with bbqs are wonderful. The super, Bryant, makes sure any problems with the apartment are promptly repaired, and is a super nice guy! Would def recommend this building to anyone looking to live around jack London square.

Apartments here are super spacious for what you usually find in this area. It's pretty quiet with the exception of the trains but that's expected living next to the train tracks. This place has switched company ownership since moving in & unfortunately it's management that prevents that fifth star, they're not always the most reliable. However when it comes to maintenance this place is amazing. Bryant is one of the nicest most dedicated maintenance man hands down!! As busy as he is because I think he's the only one for the property he always makes time to check on work

The overall rating here is misleading: they used to be excellent (~2 years ago), then got new management which is awful. Nickel-and-dime charges, little to no support, tons of upselling, and stealing deposits on move out. Deeply unethical people who rely on it taking some effort to sue them. Note that all the latest reviews are 1 star -- and it'd be worse if it was possible to go lower.

Sharing a follow up from my last post about the Aqua Via apartments in Oakland. Nothing has improved and the state of the building is horrible.
I submitted a request over a month ago to have my blinds fixed. It was never resolved. in fact, someone left a note on my windshield asking if they can go and fix it (bizarre because I don’t know who it was and if the person works in the building that information is on the platform). Apparently someone came to replace the blinds and for some reason never finished leaving me with a worst result. Now the only way for me to open my blinds is to tie it to

Still have not received my $500 deposit refund after we decided to live somewhere else within 48 hours of given them out deposit. It’s been over 3 months. They are very disorganized. Also, BEWARE of the train noise! Hang around the neighborhood for an hour and you’ll hear the ear piercing train at least once

I had relocated from Washington, DC to the San Francisco Bay Area. During my apartment search, I obviously couldn't visit any properties so I solely relied on Google and Yelp reviews. Aqua Via checked all the boxes on my criteria list. I signed the lease and have had no regrets in the 4 years I've been here thus far. The property management team of Gladys, Matt and Bryant are very hard-working because they truly care about the property, especially the residents. They have become great friends.
I would gladly recommend Aqua Via for anybody looking to relocate. Thanks.
