One star. I am currently a tenant here and this is the WORST place I have ever lived. In the beginning, management was very responsive to my emails and phone calls, then as soon as I moved in, I would not get a response until I pestered enough and it would still be a week or more before I got a reply. You can hear your neighbors through the walls & the hallways leading to your unit always have a new and horrific smell. When we were being moved in, the lady who helped us asked us if we had previously had a tour and when we said "no" she said "well there's not much to really

$200 deposit, cheerfully refunded. My daughter needed an apartment, and I negotiated in good faith an appropriate lease. Leasing staff was very professional, but the final lessor authority stuck to its inflexible terms and we parted ways. My $200 was cheerfully refunded even though our negotiations ran beyond the 72 hour limit. The apartment looked fine, but we could not complete paperwork in a manner that was acceptable to me.

The staff are friendly, but the apartments and the system are annoying! My wife and I have been living in the Academy Lane apartment for four years and since we both have been students, it was really difficult to move in and out to different places during school, and living here was the worst experience and pain we ever had for our entire life.

The office people and maintenance are great! I lived here during the outside wall construction and it was very noisy during the day. But the office people gave all the residents earplugs to help with the noise and offered a study room area that was quiet so that I could focus on my school work. Now that the construction is over I am so glad I renewed for another year the apartments look so nice it makes me happy to see that they cared enough to make the place look better.

Not the place you want to live!! The leasing office lied about various things, including how often the train behind the complex runs and the duration of construction. Prior to moving in they told me construction would last around 3 months on my building, but it lasted the entire time I lived there. They don't care about the people living here and ignore any concerns you have. The utilities are divided by the entire complex so even if you use less water they charge you a high amount. I moved out almost 5 months ago and STILL haven't received my security deposit

We moved into Academy lane apartments about two years ago, and even though the apartment is tiny, and the rent is high – the staff did a pretty good job to keep us happy with good service. We also renewed last year with a minimal rent increase. Things changed in Sep 2019 when they sent us a construction addendum.
Because, most leases in Davis which run from Sep to Sep – we didn’t have an option to find another apartment and we decided to sign the addendum which was a bad decision in hindsight. Academy Lane decided to completely demolish the exterior of the building with people living in

I'm only giving 1 star for the friendly stuffs in the office when picking up packages. I been living here about 3 years, it's an ok size apartment for college students. It's small, but ok size for 1 or 2 people to live in. It's was good during my first 2 year here since my neighbors' aren't too noisy, but this year my upstair neighbor is noisy as hell, I told the office a few time, but nothing change. This apartment have very bad soundproof flooring, it's even worst comparing to living at home. I can hear the upstair neighbor stomping around when they are walking

Email response is horrible and they ask for a deposit up front even before you are approved or denied for an apartment. They also won't return your $200 deposit if you change your mind. They expect a student to make 2.5x the rent and their cheapest apartment is $1450-1480. If you need a co-signer they need to make 5x that amount a month.

Be careful. The leasing office may lose important mails. And they didn't care too much when you lost mails and were not so willing to offer immdediate help. And they tried to push you out of their office and told you they had other things to deal with, which made things even worse. Seriously, they do have difficulty in telling which things are more urgent to deal with.

Awful place to live. We were there for a year and it was miserable. This is an extremely old building that has not been maintained properly. During our time there, we dealt with rusty pipes spewing out brown water, a clogged heater which caused carbon monoxide to fill the apartment (when the alarm went off, the office told me not to worry because it was the low battery chirp, I ended up calling PG and E who tested it for Carbon Monoxide and they told me "hazardous amounts of carbon monoxide was in my apartment"), cockroaches all over the grounds which would come into the apartment and

The worst place I have ever lived. I dealt with power outages, water shut off, and a clogged wall heater causing my apartment to be filled with carbon monoxide and cockroaches running up and down the halls. If you do have to live here be sure you are versed in rental laws and keep all your paperwork.

I moved in for half year and I am sick of it. the water sometimes comes out yellow. there have been 3 power outage. The "free wifi" disappear all the time. YOU CAN HEAR YOUR neighbor and people live upstairs at midnight since the wall is so THIN and old. sometimes I feel like the ceiling is collapsing.

Just got my apartment keys today, Lex Bendele made this process SUPER easy and was very helpful through every step. I felt very comfortable asking any questions or stating any concerns, and my questions were always answered with honesty and my concerns were always put to rest. I was quite the pest when it came to the number of phone calls and emails I made to the apartment during the process but they never let on their annoyance. I am very satisfied with my experience so far and hope to continue having such pleasant experiences with Academy Lane!

I wouldn't live here again. I paid to break my lease early to get out. Only a few months after signing my 12mo. lease I started receiving notices asking if I plan to renew or move out, the third notice received was still 4 months before the expiration of my lease, and included a move out notice for me to submit with my final date. I find it a little ridiculous to expect almost new tenants to submit notices that far in advance. A 4th notice was on my door, with over 3.5 months left on my lease, stating that if I did not reply with either my intent to vacate or renew my lease for 12-13 months

If you're in Davis for school, like me, this is a great apartment to stay at!
It's relatively quiet so it's a great place to live if you like studying at home. The train never bothered me, and neither did the neighbors.
You can always count on your packages to be safe, since they get delivered to the front office. And whenever I go to the front office to pick up my packages, I'm always welcomed with a smile :)
The management here is so awesome. Neke is the best, she's always willing to help and listen to any issues I've had during my time here.

The current management of Academy Lane Apartments is a great risk to the safety and well-being of Davis residents, and to the overall good reputation of this college town.
I recently won a small claims action due to Academy Lane's negligence, wherein my computer was damaged by power surges. The Case is CL16297 at the Yolo County Court.
I was also subject to harassment, as well as attempts to unlawfully enter my apartment, in retaliation for making the aforementioned claim.
PG&E was contacted and discovered dilapidation requiring approximately $100,000 worth of necessary electrical

I like living here.
Pros:
The management and maintenance people on-site every day are extremely kind and professional. They are easy to reach and very attentive to any need I have. If something as small as a lightbulb goes out, I can mention it and they will replace it. It's an older building so stuff breaks and needs maintenance fairly often, but I never have to worry about it because Jeremey or Seth (maintenance guys) are on it quickly. Neke is wonderful, at the front office. Professional and friendly. I really miss Melissa who also used to work in the front office. The girl they hired

I mean, do you like never getting your packages? Do you like being unable to do your laundry because their card machine is down? Do you loooove never having any socialization with your neighbors or anyone around you, having no common area, or anything? Do you want to be constantly frustrated at the lack of counter space (mind you I reside in the largest apartment size available)? Cons:
- sometimes you'll hear the trains honking their horns. It generally doesn't last more than about 20-30 seconds and while it's annoying and noticeable ultimately it's not a huge deal
- I lived in two apartments in this complex (I moved from one unit to another in my second year) and the second one had an inferior water pressure to the other.
Pros:
- generally pretty quiet which is nice.
- good location
- I live by myself

We liked our year at academy lane well enough.
The pros: The management is super super nice and is always attentive to anything we needed, no carpet in the living room/kitchen, nice windows, pretty grounds, pool is always clean, nice cabinets in the kitchen, heaters work well, nice showers and bathroom vanities, good water pressure, super close to campus and downtown (7 minute bike ride).
The cons: no workout facility, poor insulation, it's on the railroad tracks so it's noisy, the floor is a little soft due to the dated infrastructure, units are small, hallways seem like a nice safety
