Services
Lease start dates vary. The security deposit is the money that will hold your apartment; the deposit will also be used as a cleaning deposit and should be paid at least in half upon lease signing. First month's rent and any remaining balance of the deposit will be due the day your lease starts. Pet deposit is due on the lease start date.

We've had no issues while living here. Karen goes above and beyond to make sure everyone lives comfortably and keeps us all in the loop. She even made the process of subletting from tenants leaving early simple and headache free. I've had so many living situations where landlords are extremely neglectful and cruel but we haven't experienced that here at all. If you're going to pick somewhere in Davis, this is the place.

I've lived at the Arbors since 2018 and it's been nothing short of perfect (I'm not exaggerating). I'm writing this review not because the other reviews did not do it justice, but because I didn't realize how great this apartment is compared to other apartments in the Davis area reviewed on Yelp. There is no wonder why people literally wait 12 hours to reserve an apartment in-person on lease day.

I've lived at the Arbors for the past 3 years as a undergrad at UC Davis (along with my original roommate from the dorms), and now that we've both graduated we're finally moving out. It's been such a FANTASTIC experience for us living here. We found out about this place from the great reviews on Yelp, and we were not disappointed.

L had an ugly situation with roommates and apartment paperwork. Needless to say， Karen is one of the SWEETEST， KINDEST, MOST UNDERSTANDING complex managers in all of California. She feels for her tenants situations and unexpected life obstacles. I can't praise her enough for her ginormous heart and desire to help people. Apartment wise， it's nice. Very updated and feels "fancy" if you will (: Walls are super thin though， and the location is not at all ideal， also a stray pet with Top of The Art irresponsible owners issue， but it's gated and the pool lights

The reviews have already said it all, but I had such a positive experience living at The Arbors that I feel the need to say my piece. If you're looking for a stellar place to live, look no further. Seriously. I lived at The Arbors for three years and have no qualms to speak of.

This review is long overdue but I wanted to make sure I finally made one. Living at the Arbors was one of the best decisions I made in college. Karen and the rest of the staff are amazing! They are so nice and helpful and so quick to fix any issues we had in the apartment. Karen constantly held events in the clubhouse for all the residents and even provided scantrons and bluebooks during finals which I thought was really sweet of her. I was sad to move out because of how great it was (and clean!)- I definitely recommend living here!

Bottomline is, I would have stayed at the Arbors had it not been for my wife and me moving to Sacramento for our jobs. I feel grateful how pleasant my stay at the Arbors has been (how often do you feel that way about an apartment complex?)

I've only been living here for 3 days-ish, so I'm mostly reviewing for the moving transition and state of the apartment. I'll be updating with what I think of the management later.
Karen, the manager and owner, has been really gracious and thorough. There are info packets on how to operate and clean everything, the rules, and important phone numbers. We were given a starter set of dish soap, hand soap, mini detergent and dryer sheets, 1 paper towel and 1 toilet paper roll, and lots of pens.
Apartment was in great condition when I moved in, though the cleaning smell made me a little

The Arbors is the best apartment community I have ever lived in. Karen, the manager, goes out of her way to make sure all residents have a pleasant experience living here. All maintenance requests are quickly handled, the grounds are well maintained, and residents are regularly kept up-to-date on the happenings in the community. The complex feels very safe and is a quick walk to the downtown area. I have lived here for 2 years and am very sad to leave. I would highly recommend The Arbors to anyone looking for a place to live in Davis.

Great place -- only lived here for a year before I graduated, but I have no complaints. Karen (the office manager) is nice and friendly... knows most residents by first name basis. Joel is also quite nice and worked till 7 or 8 I think, so it was convenient to get your packages late. Maintenance is great -- had an issue with plumbing once and sent a message at 8am and got it fixed by the afternoon.
Location is close to downtown and a 10 minute bike ride to campus and the price is very competitive (or was 2 years ago... not sure what the prices are now)

Ultra tl;dr - Just move here already. It's awesome.
Semi tl;dr - You will never live in an apartment complex that does as many things as well as The Arbors does, possibly anywhere, but certainly in Davis. Your complex might offer more square footage, but it definitely has worse everything else.

I lived in the Arbors for two years in a one bedroom/1 bath apartment (2015-2017). It was a wonderful experience. The apartments are in a great location to campus and very spacious. The dog park and the gym were my favorite parts of the complex. The gym is clean and has everything you need and the dog park is a great place to throw with your dog or let them play with other dogs. The management is 5 stars, they go above and beyond for their residents! When we had a problem with our apartment it was fixed that day or the next. Karen and the maintenance staff are friendly and helpful in any situation

Just helped my daughter move in here and stayed for four days. What a great sense of community. They make it like a family there, without being overbearing. Super great location in relation to UC Davis campus and downtown. Walk, bike or take the bus, it's all easy.
I was concerned the trains and freeway would be awfully noisy there, but not so.
Swam in the pool when it was 104 outside, perfect temp and not too chlorinated!
The fitness facility blew me away. Never seen an apartment complex with such a great setup.

I've been living at The Arbors for almost a year. What sold me on this place was the beautiful kitchen, the large gym, and the cleanliness of the entire complex. The manager, Karen, is so easy to talk to. Whenever I have a problem I just stop by her office or send her a quick email and she gets back to me with a simple solution. If something breaks, Karen sends over Sergio, the maintenance guy. It only ever takes a day or maybe two for Sergio to come over -- he always does a fantastic job and is very respectful/fun to talk to. He has even helped me with things like putting up my curtains

I loved living at the Arbors. I was there from September 2012 to March 2013 in a two bedroom two bathroom.
The staff is incredibly nice and helpful. I have never interacted with such nice staff at an apartment complex. They are very quick to reply for any questions or repairs.
The apartments are beautiful and well taken care of. The walls seemed to be very thick, and the appliances work well. The lay out of the apartment was nice too. Lots of windows for cross breezes (this can be incredibly important in Davis). I loved the granite kitchen and bathroom counters. The tile in the kitchen and bathrooms

The apartments at The Arbors may be a little old, but there's still a lot to love. A gym that's open all the time, a swimming pool for the hot summer days, staff that are always courteous, helpful, and attentive--these are all reasons why I chose to live at The Arbors for my four years at UC Davis and the year after graduation.

- grounds are maintained well
- always felt safe though I don't recommend walking down Olive Dr. at night alone
- prices are pretty fair
- apartments are kept in great shape except the showers...caulking def needs to be redone
- plentiful parking for you and guests
- pets allowed, and doggie bags are supplied throughout the complex

In a town known for exploiting college students, it's rather nice to see that there are still a few places in Davis where it seems you can get it all; great apartments, good location, an attentive management company and good amenities. It's even reasonably affordable too.

Life at the arbors is good. Karen is a professional, she is genuine and and she is good at her job. The location is perfect for students.
I moved to Sac for work, but I've since thought about moving back to the Arbors. I have no reason to live in Davis, aside from the Arbors. It is the absolute best apartment complex I have ever lived in. Karen does a great job of quashing problems right away. Loud parties are not an issue here.

I've been here for over two years now and have to say this is the best apartments I've lived in. I mean, it's not the newest, but management, renovations, and amenities have made living here a positive experience.
Finding a pet-friendly apartment near campus can be quite difficult, and I'm glad we found The Arbors. There's lots of grass area for my dog to play, lots of paths to give my dogs walks, and poo-poo bags and bins around the complex available.
