After living at Asa for over 4 years when I moved out was charged an extra fee (on top of taking my entire damage deposit) to replace the flooring. This issues root cause was from the unit's garbage disposal breaking and flooding the apartment. Asa agreed that the garbage disposal breaking was their fault yet still said the water damaged floors was my fault and made me pay. Taking advantage of moving tenants (especially during Covid times) is not acceptable and deserves one star.

There is rampant drug use by homeless individuals who camp in the bicycle rack areas for days on end. People return their bottles and cans to the Safeway then buy drugs openly on Asa property. I have reported this to the management on multiple occasions. They have hired a security company that will kick residents out of the common areas and do nothing about the homeless. They refuse to give residents the number to call security do deal with the drug use and garbage/urine/feces that are present on premises. If you move here you will be literally sharing a building with passed out drug addicts

Lived here for about one year as temporary housing. The staff and tenants are all super friendly. Evening happy hour is lots of fun. Even after moving to my permanent housing I still stop by to say hello. If you are looking for somewhere to live in the Pearl Asa is where you should live. Easy access to grocery store, freeways, bars, and restaurants. The apartment layouts are also supper efficient in how they use the space.

If it's one thing, I hate writing reviews but I HAVE to for this place. I recently moved out to travel for a bit and I could not miss this place any more than I do now. The location is phenomenal, and yes the inside units could use a little bit of updating, but this building has the BEST atmosphere and the most amazing people. Before I became a resident, I had looked at a handful of buildings, and I can't tell you enough how much this building has a true camaraderie. The leasing agents are genuine, friendly, and go above and beyond for their residents, the residents themselves are incredibly friendly

Asa is one of two we specifically came to see in Portland from San Antonio. I arrived during the lobby happy hour when Javon introduced himself and offered me a drink. We stepped to the side and he showed me the current plans and gave me his undivided attention. All questions answered on the spot and really looking forward to tour next week with my husband. That water was so damned good (it's 97degrees outside).
Thanks!!!
Thanks!!!

I have had the pleasure of living at the Asa since 2010 and have had nothing but an excellent experience! Management is always helpful, courteous, and friendly. Maintenance staff is superb (Gary) and service requests are taken care of promptly. John (has the dance moves), Jevan, and Mallory make a great office team and always make you feel "at home". Residents are friendly; many of which have turned into solid friendships. Overall, the best choice available in the Pearl District. You can't go wrong with choosing the Asa!

I just finished 1 year of living at ASA and it was pretty nice. The apartment itself but very nice, but the best part about the apartment are the front office staff, the maintenance crew, and the location. It is an easy walk to Safeway and Sister's coffee. I would say the only down side is that the Safeway attracts the homeless. But they are mostly harmless. I would recommend this place without reservation.

I lived in the Asa for 6 years. I moved in sight unseen, and I was not disappointed at all. It is a GREAT place to live. The apartments are made well, the team is so kind and always make sure you get taken care of if any issues arise (which none ever really do). It's a perfect location, and the social activities they have are really fun. Most of my close Portland friends came from my years at living at the Asa. I actually moved out for a larger and I thought less expensive place, and I regretted it instantly. The Asa is the place to live. Don't let some of the newer apartment buildings

When I first moved in, there was a very large dark spot on the carpet that I had to request be cleaned. They had three weeks to clean that before I moved in, because I was still in Alaska when I first rented the apartment. Also, the toilet seat was broken when I first moved in and I had to ask for that to be replaced. There was white paint all over the jutting grey wall in the living room when I first moved in, and probably still is there.
I cleaned the apartment very well when I moved out. I left the apartment in much better condition than when I first moved in. Gary, the maintenance supervisor

I moved to Portland last November after taking a new job. I knew I wanted to live in the Pearl District and scheduled visits with several apartment complexes. While all of the apartments I toured were nice in their own way, I chose Asa for it's excellent location, amenities, and friendly, professional concierge staff. My first visit was guided by Cassy whose warmth, demeanor and professionalism made me feel right at home. There were a lot of logistical issues involved with my moving from another state and the staff were available and helped me every step of the way.
I absolutely love living here

My partner and I lived in The Asa for just over 2 years and moved out because we purchased a home. We absolutely loved our apartment (4th floor loft) and all the convinces that come with the property and location. The staff is incredibly nice and helpful and maintenance requests were taken care of in a timely fashion.
There were a few things that came up while we lived there that were very disappointing. Previously, the Sky Lounge was free and available for anyone to use or to book for a private event. When they began to charge $150 per booking, it felt like we were paying more for less

This was the landing pad for our little family in PDX for a year. The location is great, the staff fantastic, and neighbors are friendly as well. Special kudos goes to Gary, who is the master of all things and is just the nicest guy you will ever meet. He is so helpful and makes Asa run smoothly. Asa helped make for a great transition for us coming from a small rural New England town. The construction is top notch, I think we only heard our neighbors twice the whole time we were there. Thanks for everything Asa, we will miss you so much!

I have lived at ASA for 18 months now and I would highly recommend the property to any new Portland resident. Knowing that I was going to be working from home the majority of the time as part a new job, I was looking for an apartment that was both comfortable and convenient. That's exactly what I found. All of the staff is very friendly and responsive to any requests. You are close to so many great restaurants and shops within the Pearl as well as Safeway across the street. The daily happy hour and monthly resident events provide a great opportunity to connect with your neighbors. The loft

I lived at the Asa for 12 months. Would highly recommend this building. Great amenities and a very helpful staff: Taylor/John/Greg/Cassie, these guys and gals were awesome. Centrally located in the Pearl, everything is at your door step. Great food, Bars, Parks, Coffee shops, and Safeway is across the street from the Asa. The only reason why I left is due to purchasing a home recently.
-Great helpful staff
-Nice location in Pearl
-Happy hour 5 nights a week (free beer to Asa residents)
-Friendly residents
-Fire pit on the Penthouse level
-Concrete floors, can't hear much outside noise while

I love Asa entirely too much. I want to marry it, and have its very cool, but never pretentious babies.
I am not a resident here, but my family and I stayed here for a couple of nights through Suite America while my husband was on business and we were considering relocating from the Bay Area.
The staff was friendly and helpful...giving us ideas about places to eat and info on the neighborhood.
The residents were friendly
The views were beautiful
The apartment was cozy and functional
The dogs...oh, the dogs! I am a canine lover who is currently dogless, and it seemed as if a large percentage

After living at ASA for about 7 months, I feel compelled to share the experience for others to learn from and hopefully for ASA to learn from as well.
First of all, the location is fantastic! Right on the streetcar route and access to just about anything one would want to walk to in Portland.
The building itself is a traditional thin-walled apartment building where they have added wood look floors and cheap composite granite to the kitchen and bathrooms. A for effort. The staff is laid-back, and prioritize the beer-sharing with their buddies (who don't live in the building) and their

First of all I'm a brand spankin' new resident (as in, I sign the lease today) so I'm writing mostly about the amazing management staff and less about the experience of living at ASA.
They are the nicest freaking people! A lot of these corporate-run residences will be perfectly friendly but it feels fake. These guys, especially Todd, Taylor and the concierge Zach are earnest, kind, hard-working people and they made the whole exhausting experience of finding a home in a new city much less terrible than it could have been.
I didn't plan on actually applying because I had heard

By far the best apartment and best apartment experience of my rent-filled life.
Coming from NYC I needed a relatively soft landing that would still allow me to walk everywhere yet have the additional benefit of having nature just a 20 minute bike ride away. ASA fit the bill perfectly.
Best staff and customer service ever. I highly recommend ASA!
