Our job is to provide safe and comfortable rentals and services with minimal intrusion. Whether you are a first-time renter or longtime tenant, we are here to help you every step of the way.

A property management company must be able to manage a diverse array of tasks with efficiency and care while renting. Improper procedure can result in lost rent, property damage, and legal costs. These are never things you want to experience as a property owner. We're here to make sure that you don't.

Helene Hopkins began her career in property management with the since-closed company, Palouse Empire Rentals, in May of 1985. She went on to open Helene's Property Place, LLC at our current downtown Pullman location in September of 1999. In the 20 years since, we have become an established property management and real estate company servicing the region encompassing Pullman, Palouse, Albion, Colfax, and Colton.
As a property owner, it's imperative that your property's security, transactions, and other management tasks are handled with the utmost efficiency. High ethical standards and financial practices are as important to us as they are to our customers. State laws regulate many facets of property management processes, and we take the initiative to be even more rigid in our policies.

Each adult wishing to live in one of our properties must fill out an application and be approved. All sections of each application must be completed and accurate. We must verify that there is adequate income to make rental payments. We expect applications to have current income (from employment for at least 6 months, financial aid, GI bill, etc.) and that income, broken down monthly, must be at least 2.5 times the total monthly rent.

In an effort to minimize person-to-person contact, we are not currently performing in-person showings. We are able to send out photos for most of our units, and are working with our tenants to gather images of any units we do not currently have photos of.

Apartment was in poor shape and deteriorated over the course of 3 years. We would notify them when we had issues and they'd Jimmy rig it and call it fixed. Then when we moved out they charged us over 1000$ plus our deposit for the issues. But hey they're better than dabco

I have rented through Helene's off and on for the past 5 years and each time I have had a great experience! They are always quick on work order requests and the move in and move out is always a smooth process. I really liked having the opportunity to come back after moving out and touching up some cleaning items that may have been missed. Always nice to get a good chunk of your deposit back.

They are unwilling to work with agencies that help people recover from bad situations. They would not accept assistance from Community Action Center or Alternatives to Violence on the Palouse.
Prior to signing, they verbally indicated more than once that only one individual knew how to process the paperwork but it would be possible. It had been done prior but it had been awhile so only the one financial specialist knew how. There is a spot in the lease that indicates only the renter should pay but I was assured that was only to prevent undeclared cohabitation when I asked about it.

YOU WILL NOT GET YOUR SECURITY DEPOSIT BACK. Don't bother cleaning the carpets because they will charge you for vacuuming them again. We ended up paying more than our 1000 dollar security deposit because we paid over 400 dollars for the carpet cleaning and we were charged almost 600 dollars for cleaning and repairs. After we had spent 3 days cleaning the house.
The unit we moved into was covered in cob webs and the house was greatly in need of paint and other miscellaneous repairs. They do the bare minimum when it comes to maintenance. We notified them twice of water backing up into the house

Don’t expect your security deposit back. We spent hundreds of dollars to have our carpets professionally cleaned and sent Helenes the receipt like they asked. They had the audacity to charge us for vacuuming on their list of things that “needed cleaned”. The maintenance that they perform is just a band-aid to keep the place going. We called maintenance twice because water would ooze from the bottom of our toilet. They came out and said everything was fine. Well several days later things were not fine... While taking shower our sewage backed up into our tub. You would not believe the things

I would highly recommend Helene's Property Place for their diverse options provided met your demands, excellent maintenance work, transparent online system for financial processing and friendly staff there. I lived in one of their property for a while till I graduated, and also with their help to find a apt for my friend. Unfortunately my friend could not come at the end, so they also helped to sublease the place . During the whole process, I greatly appreciate the patience they had to answer my questions and clearly explained processes to me. Additionally, I was very pleased by the efficient fixation

We are very pleased with how well things went with the management at Helenes property place. When we moved into the place they were very helpful and friendly and all our maintenance requests were fulfilled quickly and efficiently by a very friendly great guy named James, and Maggie who is in charge of maintenance was very helpful and great as well. Whenever I called the office I was treated very kindly by a great staff. We just moved out and it was icing on the cake with how great they were. They let me know that there needed to be about an hour or two left of cleaning (which is very minimal) and

Absolutely TERRIBLE. They have mold growing in their apartments but deny that it is actually mold. There is extensive water damage to my building that will not be addressed. They do NOT take care of maintenance in a timely manner. VERY unprofessional. Something needs to be done to take down these slumlords. THEY DO NOT CARE ABOUT THEIR TENANTS!!!!!!! They fixed my gutters with DUCT TAPE in three places in which is still spewing water and creating an ice rink in the parking lot that they don’t maintain properly in the winter. There is water seeping from the walls outside of the apartment. Mold

We rented one of their houses for about 2 years. I'm writing this review because by reading the previous ones I felt that they've been getting the short end of the stick. In all of our interactions with them, they were polite and professional. Whenever we needed something serviced, they resolved it promptly.

On the whole, I would rate my experience with Helene's to be decent.
The apartment was quite spacious for the low rent they charged, the upkeep of the grounds was sufficient, and they sent out letters annually soliciting maintenance requests on the off chance you weren't submitting maintenance requests online. I'd recommend submitting maintenance requests promptly online however since during the annual deluge of solicited maintenance requests it can take a long time for them to get to non-critical issues like a baseboard heater which had detached from the wall since whoever installed it had decided
