Let me preface this with saying that I have never submitted a review online for any company, individual, or product. However, I had to make sure that other people that were in need on a home inspector were aware of Tim and his outstanding service. Tim was punctual and right on time for our first home inspection.

Tim was so friendly and so flexible! He explained everything in easy to understand language and I felt comfortable to ask "dumb" questions. He told us to call/email him at any point in the future if we needed advice or additional information regarding our home and future repairs, etc. The listing agent also had great things to say about him.

I have worked in the building industry for a long time, but did not want my enthusiasm for the home I was planning to purchase, overwhelm my objectivity; Mr. O'Leary was a perfect fit. He was thorough, inspecting all the important components of a dwelling and the systems, was clear about what he could and could not do, without creating liability issues (like bleeding radiators which might not stop leaking once opened).

He talks to you not only as an inspector, but as someone that wants to give you the best possible start in your new home. Finally, his report was delivered quickly and was concise.
I am currently in the process of purchasing a home and hired O'Leary Home Inspections to perform an inspection on the home I am purchasing. Tim O'Leary was also punctual. I had arrived 15 minutes before our scheduled time and Tim was already there and had already put up a ladder to inspect the roof and gutters as best he could, as it is February.

Tim provided me with a detailed and professional inspection of a house I was looking to purchase. He was very thorough and looked into every possible nook and cranny. He also helped troubleshoot a leaking bathroom fixture and determined what section of the drain was most likely the culprit.
Tim was willing to let me tag along during the inspection and ask as many questions as I liked. He also gave me advice about preventative maintenance I should perform if I bought the house.

Tim O’Leary was on a list of home inspectors provided by my real-estate agency. I simply picked him because his name was Irish!! :) When I called him, he was prompt in explaining his approach to a home inspection. Tim accommodated my schedule and we met at the property, with him already being on the premises before I arrived. After nearly four hours of an exhaustive checking of every nook and cranny of that house, with my following him around watching how he was going to great length to observe even the minute details (this being an old house), he was ready to explain most of his conclusions

Tim is great. He takes the time to explain all of his findings and offers the simplest solution. Some home inspectors scare you into spending thousands of dollars that you don’t need to. Not Tim! He is grounded and sensible, and very thorough. We have purchased two homes using his services. I highly recommend him.

Tim was very responsive and quick from the first call to him to getting everything scheduled to getting us our reports! He was very professional and knowledgeable. He explained everything to us as this is our first home purchase. He made sure we understood everything and answered any questions we had. He actually talked to us as people and not as just another job! He even told us to not hesitate to call him if we think of any more questions which I appreciated. I would 10/10 recommend and would use him again if we ever needed an inspection done.

Tim is a great inspector, period. He is very thorough with his inspection and is happy to chat with you throughout the entire process. I have seen 50-60 page inspection reports that are 95% boilerplate language that gives you no real information about the home. Tim's report gives you a summary, pertinent information, and a rating as to how concerned he is about the issue.

Tim recently preformed a home inspection for me. He was early to our appointment (which I appreciate). He was thorough during his inspection, and gave us great advise. When we arrived to our home inspection our radon kit was already picked up an pending results! It was nice that it was done before our inspection and we were given our report the very next morning ! I would give him a 10/10 recommendation!!! Also GREAT PRICES!!!
