Over A month. Ago I let 2 maintenance people know this roof tile was barely hanging on and a very long roof nail is sticking out of it. It happens to be right above the walkway to my door. Nothing was taken care of. I went into the office and let the new mgr know and she advised me to always tell the office so they can put a work order in for it as it can slip the maintenance workers minds. I showed her a pic of it. She put notes in computer. I recieve an email the other day with the maintence order was complete and how was the work…… well based on the pictures you can see that it still hasnt

We liked living here. The only fly in the ointment was noise coming from the second floor residents. Management can help reduce this by sending out letters periodically reminding upper floor residents to be mindful of those in the lower floors. Also if a resident complains, they should actively respond immediately.

This apartment complex is a nightmare!!! The property managers are under qualified, most likely underpaid vulnerable females. Sorry for all of you representing a place like this.

Mold issues are ridiculous
Outdated finishings and appliances
False claims against credit just to be able to update the unit at my expense (a current court case)
Paper thin walls, not to mention this place attracts dirty and problematic residents who will leave trash bins overflowing into the street, and argue all night long.
Trust me, it's BAD. I was also hit with a 1600$ fee that was sent to collections

Throughout the entire process, from the tour to the application, all the way to the initial move in, she was extremely helpful and knowledgeable, not to mention friendly and accommodating! Not only will they hide fee after fee on the initial lease agreement, they won't mind at all putting you in a lemon! Counters and tubs unsealed. Holes in the wall. Barely operating appliances that will have to be replaced a few months in but not before they fail to repair it 2-3 times. Ants. They will enter your apartment whenever even if you ask on work orders not to and to schedule with you.

Repairs are slow, cheap, and furnishings are outdated. They're also unwilling to work with clients who fell behind during COVID, declined a partial payment with next month in full + past due.
Mold issues were rampant with just being told they'll fix it repeatedly and put a bucket under the drip. Maintenance came out three times, no fix, and left the drywall unpainted (and mold still present).
Charge high fees without going into detail as to what they are, pet messes and cigarettes everywhere so their maintenance fees they charge are a joke.

Tanya and Toni have been outstanding in helping my boyfriend (Kyle Gray) move into his first apartment. They've continuously listened and assisted in any and every way possible during his time here. Their friendly demeanor is welcoming to all those who walk through the door. I hate to write this review but current and future residents need to know.
The apartments pretty much have paper thin walls. I've been having to hear my new neighbor (that has been moved twice on this property) snore throughout the entire night. I haven't been able to have a peaceful night since they've moved in. I hear this dude snoring over my tv that's almost on full blast from 9pm all the way until 5 in the morning. I really enjoyed living here until this awful neighbor moved in.

They are definitely deleting reviews because this place is HORRIBLE. All of the "5 star reviews" are a joke they pay people to write reviews or offer little incentives because they can't get real and true 5 star reviews. So pathetic! Caroline is one of the "managers" there which I think she should be fired for talking trash about her residents, I'm a resident and I've heard her multiple times not to mention she has a very ugly attitude. I have NO IDEA how Chasity Shirley is a community manager out of all of the places I have lived she is the most uneducated "

I moved into my new apartment at the beginning of April. The move in was seamless even with all the COVID-19 madness. After moving in a couple things needed to be fixed and the office staff and groundsmen have all been crazy attentive and every thing fixed fast. I really love the grounds as well they are well maintained.

The complex provides great service. The landscape is well maintained and the pool is always clean and available. The Facilty and amenities are clean and seem to always be in working order. I recently needed service within our apartment and our issue was resolved quickly. The gentlemen that helped us was Gabriel and he provided amazing service. He was respectful and knowledgeable and the complex should be grateful to have him on their team. Keep up the great work!

Just recently moved in and it was a very simple and easy process! I've requested for maintenance twice now, and each situation has been handled within 2-3 days of submitting a request. Gabriel is the one who's worked on my apartment each time and he's done a great job of being professional and respectful. Someone give him a bonus or something because he's honestly great!!!! He is the #1 reason I am writing this review. I'm never uncomfortable with the staff here, and everyone at the office is happy to answer questions. Thanks again!!!

Staff super friendly (except the front desk girl i dont even remember her name, made it seem she was the one in charge and always with her attitude), really clean apartments (no rats, cockroaches or even scorpions in the yr we lived there), so much parking for visitors and pool/barbecue sections always available but maintenance is the worse! since we moved in had couple of issues and they were NEVER fixed, called 3 times and went to the office twice on one occasion i was even told they had closed the request without actually fixing anything.. also i guess they have couple garages that they keep

Some how they are deleting reviews. Anyways theft is a problem around here. I get packages stolen and my vehicle broken into. The office staff does nothing to help. You pay a really hefty "Cam" fee which I have no idea what it goes towards because the community is dirty, dumpsters are gross and the fitness center is terrible.

I greatly enjoy living here! Not only are the apartments well appointed, but the service I've received from the both the Front office and Maintenance team have been outstanding. Chris in Maintenance, especially. They have always promptly answered any needs within 24 hours of the request (work may/may not be completed by then, but it is at least acknowledged). Front office team does a very good job replying to email/being accessible within a few hours via phone if needed. Overall, it has been a wonderful community. Give it a look!

Ocotillo Bay has the worst office staff in Chandler AZ. My wife and I lived there for a year. The office staff was always a little rude to begin with however we never allowed that to bother us. 6 Months prior to moving we submitted a notice of vacancy. We sent an email for tracing purposed and handed them a note. After that we submitted a 3 month notice again. The office ladies claimed to have never received the notice that I handed to them so I showed them where I had sent the email. They claimed that it was invalid and demanded that we pay $2,000 for a month that was not even on the contract

After downsizing from a 4BR, 3 car garage house of many years, I was fortunate to find such a comfortable, safe and convenient location to land during the past seven months. The pool and grounds are kept clean. My 7 year old grandson and I take advantage of the adjacent "lake", where we have lots of fun catching catfish.
It is quiet, even with the occasional daytime sounds of young, laughing and playing school children.
The other residents and the staff, including maintenance workers, are always friendly, especially Kylee Brower, who signed me up, and whom I've had most of my dealings

Do not move here. Rent is actually 200 more than advertised. B.s. Maintenance fee and extra tax on top of the city tax. It's misleading and shame on anyone including myself moving into this older complex paying prices higher than the new one next door. Biggest mistake I've made ever. Maintenance aren't the best either. Nice guys but will find excuses to not fix simple things like ceiling fan pulls and bathroom fixtures. Only plus is location is safe and nice.

I've been living in Ocotillo Bay apartment for 3 months now. It's a quite community and its close to local shopping and my place of work. I would recommend this place as its kept clean; maintained friendly and quick to correct any issues that might arise. The leasing staff is great Especially Tina. She is always there to answer my questions.
