The staff is very unprofessional. We came for a tour appointment at 2:30 only to see that the leasing office was closed and they said they would be back at 3:45 we called the number off the tour link online and the lady said she would have the leasing agent "follow up" with us as soon as possible. We never heard from anybody.

We came in to inquire about a 2 bedroom apartment last week. My mother is elderly, and we thought

its proximity to Fremont's medical facilities. When we
arrived, the leasing consultant Vanessa greeted us
with a huge smile and treated us like friends, not just
another pair of customers. She gave us information
about the available units and gave us plenty of room
to ask questions. Vanessa took our specific needs
into consideration, and even took it upon herself to
inform my mother about nearby shopping and explain
how to take public transportation

Example:
Homeless people were staying in empty apartment, they were using common area like couch, pool and other amenities.
this is not gated community, so any one can enter in community without any permission.
No security camera in any common area.
No security guard.

The other day, I had an appt to tour an apartment at this complex and it was one of the best experiences I have had yet at an apt complex! The leasing consultant (Vanessa) was a pleasure to work with and made my fiancé and I feel as though we were destined to live here. Her effort with creating scenarios for us to visualize of our future little family made us feel so comfortable and like it was the top contender of prospect apts to choose from once we move out of our current place. I have been a resident of this place for 2+yrs and I DO NOT recommend this apartment. Homeless guys break into the ground floor units and stay there overnight. When complained about this to the mgmt office, they seems like they don't care and tell the residents to file a complaint with Fremont police dept. They get so much rent but cannot take of this problem for the residents safety.
This is an open community, the mgmt told they cannot install gates which is ok but they told they cannot even install cameras to take care of the issues like (package stealing, homeless guys breaking in , breaking

I went to this place to enquire about 1bed and 1bath apartment but this old guy didn't have courtesy to say please have a seat first. I was helped while standing in his office while he is sitting.
I told him i wanna see all units so that i can decide which locations i need lock for myself and he said you already seen so why u wanna see other units.

Our electricity bills have been hitting extreme highs of $450.. We can't break the lease otherwise this will also cost us thousands of dollars. We're afraid to turn the heating on in our apartment because of how high the bills are.
Even with extreme electricity conservation, we still pay $300 monthly. This is after unplugging unneeded appliances, sealing our balcony doors and never letting our heat out, keeping our lights off at all times unless we use the bathroom. At this point it's like we're playing a survival game. It horrifies me that this can also happen to someone else

The management and staff is really poor. I went there to have details about the floor plans and its availability but the Assistant manager namely Dinesh Sahai is rude and was least interested in doing business. Poor communication skills and neglecting person . There was no other staff available and the one who was available i.e. Dinesh didn't co operated well. Eventually I lost interest in seeing apartments.

Many cost efficient option available in same neighborhood !
Also leasing office people are always on break no matter when you visit the office ! I went almost 20-25 times during my lease. Always on break ! Please give priority to your existing lease holders !

Very poor experience after moving out of that place.
Hit with huge charges even when we kept the home very clean. There were two small spots of burn on kitchen counter (which was already of poor quality). They charged $1630 + $600 of my deposit.
After speaking to the in-charge in 2017 she understood and mentioned that don't worry about those charges. We will waive it. She did not provide any documentation though, this was a couple of phone conversations.
Two years later in 2019, I am hit with a notice again. When explained this to the new in-charge he reduced $1630 to $1220, but refuse

Watermark's entire staff deserves 5 stars... and maybe a few more. In an industry plagued with bad service and indifferent employees, I always felt a genuine good vibe and attention from every employee at this complex.
The surroundings were always kept tidy, maintenance request were resolved in an instant. Be advised though, Fremont itself is very much a family oriented town. You will see lots of kids in this complex.... with all the good, and bad things kids bring :)
Watermark was an amazing place to live for me and my fiancee. Would definitely recommend if you are moving to Fremont.

Been living here for over a year. The facilities are clean and the management is easy to work with. I see reviews about noise due to kids but I think that would probably be an issue for some apartments and certainly not for ones on the 2nd floor or 1st floor. The rent is a bit on the higher side but it's ~7 minutes walk to BART which is great. The business center has a concierge system to have our packages delivered to lockers and not left on the doors. The property is at a pretty safe location with rare incidents, however more frequent security patrols around the property would be nice.

1. Really really loud. Not because of the trains but because of kids. They're running around and screaming all day everyday.
2. Questionable practices of the management company. They send out a lot of notices and warnings but nothing ever gets done.
3. The rent is high because of the location. The water bills are high because 6 people live in a one- bedroom but the bills are divided by the number of people on the lease.

Until recently there were no issue and we enjoyed living in this apartment complex due to its close vicinity to the BART station. Apartments are in good condition. If something is broken inside the apartment, management is quick to get it fixed.
Recently, we travelled for thanksgiving for a week and when we got back there was no mail in our mailbox. The USPS guy told us that recently our mails have been getting stolen. This is true for a lot of people living in our complex. Since then our mails have got stolen quite a few times. We reported to building

Update to the review: We have now lived here for 3 years since 2012.
Watermark is one of the better community, clean surroundings, right next to BART and close to good elementary schools.
The management has changed once during the 3 years. The new manager is not as friendly as the previous one but manageable. Repairs are done within a day mostly.
Overall pleasant stay for families but comes with a price tag.

THIS COMMUNITY HAS AN AWFUL TOWING POLICY. RUDE AND UNFRIENDLY MANAGEMENT! They don't have any notice or board that talks about the Towing Policy. I gave my friend a surprise visit, after half hour, coming out I was surprised to know that my car was towed away from a legit guest parking (NO VISIBLE NOTICES ABOUT GUEST PARKING POLICIES), which I came to know from a RUDE manager who was not at all willing to help (Lacking Details). This trip costed me $300 and a lot of inconvenience and Stress.
