Luxury, I beg to differ... pretty average looking apt but very expensive. Had to fill out agreement paper work which was something like 60 pages long. I rented some expensive real luxury apartments in Newport Beach area and Irvine. This riverside apt is more stringent than one I rented in the past with no near beach, no planned community, no clear air and no nice and comfortable weather year around...

This place is amazing. We love the view that it offeres and it’s in a very safe place. The staff Gina and Stephanie have been more than friendly and welcoming to us and our family. They are so informative and they really do care about the residents. During covid they really helped us and made us feel safe. I would recommend this place to anyone. Only down fall is i do wish there was more parking but that’s everywhere. You really do get what you pay for with these apartments. The other residents here are really respectful and kind.

The staff here in the office and maintenance are great! My husband and I have been so pleased with the quick and efficient maintenance response of Butch at Hills at Quail Run Apartments! He is always so kind and respectful when coming into our apartment. He even checks back in after fixing something to make sure every thing is working properly! He offered to leave his home one evening after already being off work to come and fix something we needed. He’s committed to his job!

I was very impressed with the management at this place and the location. Just down the street from Mission Grove shopping center, decent size patio with views of Sycamore Canyon nature preserve. And when I moved the manager was very professional and gave me a very fair charge back amount on my deposit.

We visited this property and were very impressed. Area is very nice and clean. The apartment was nice and a fair price for the neighborhood and property. I was greeted by Gina and felt welcomed, all of my questions were answered, and she was very knowledgeable. Great experience! The only reason we didn't choose the neighborhood was because we made the decision to leave the state. I can't say enough about how well we were treated and we would recommend this property to friends. Thank you!

I have lived at Quail Run Apartments for over 2 years now. I have always had exceptional service from the office staff as well as the maintenance department. Last night my bathroom ceiling was leaking water from the unit above. Our Maintenance man Butch came over around 10:00pm and addressed the issue. Today Butch brought a plumber over to our unit and introduced him before Just sending him in our home. We are happy to know that we are well taken care of here at Quail Run and happy to know the staff cares for their tenants.

Signed my lease for a 2 bedroom without seeing my apartment first, because management assured me, that the apartment was being upgraded with new carpet, appliances, paint..so I believed her because she seemed nice. BIG MISTAKE! I moved into a dirty apartment with old appliances, messed up paint. Stained carpet, missing light fixtures. Some electric outlets didnt work. The bathroom toilet in the master bathroom didnt work for 3 weeks. Management said it wasn't an emergency to fix because, I had 2 bathrooms in my apartment. That she had to call a vendor out. They took 3 weeks to fix that toilet

I would strong recommend anyone considering living there to carefully read and take into consideration these reviews. 9/16 reviews gave 1 star.
These are my top 5 (not all-inclusive) major problems with this complex.
1. The rent is seriously overpriced compared to other apartments in the area.
2. Rent does NOT include an utilities or MONTHLY FEES. When we toured the place, we asked how much on average utilities would add on top of rent. We were told around $50-100 for 2 occupants.
In reality, EVERY MONTH, we pay $90 to 180 (in the summer) for water and electric (our newly renovated apartment

I loved living here! The value is truly unbeatable. The office was very easy and wonderful to work with. Any maintenance issues were addressed and corrected within a day or 2 at MOST. The location was the best part, close to a town center with many businesses AND just off the freeway so my commute was minimal. I recommend this place as a new home to anyone!

Oh lord i can't explain where to start with this "luxury" complex. First of all the rent cost is way too high for this place cosidering how the conditions are. They charge you top dollar for painted over mold in the bathrooms, old carpets and they say new paint but the paint they use is matte paint which very easily gets scuffs and if a little dirt gets on ull end up wiping off the paint with your stain.
We had our washer break down, yes there maintenance is very fast and helpfull and respectfull. He even wore booties to protect our carpet as he fixed the master bedroom toilet water

These apartments are not worth the price at all!!!They gave me the keys to the apartment when the apartment wasn't ready the bedroom carpets weren't even tacked down there was a leak that took them a month to fix my washer and dryer didn't work the apartment wasn't cleaned at all but yet they charged me a cleaning fee when I moved out the front gates never work there's always bums walking around the complex digging in the trash the mailbox room is forever getting broken into the last time it was broken into it took them about 3 months to get it fixed therefore we had to

It has been 16 months since my last lease/rent increase. I received a 40 day notice that my rent would be going up by $349 per month which is a 26% increase. I thought this must be a mistake since I've been and excellent tenant for 4 years and also because they didn't provide a 60 day notice required by law for increases over 10%.
I asked them to check if it is a mistake and could they reduce the increase to something reasonable, as I don't have $349 each month of disposable income. Their reply was a 60-day notice for the same rent increase amount taped to my front door. I guess

Hello Yelp, I have lived here the last 6 months. I must say the property has really stepped their game up based on the bad reviews posted in the past. My fridge broke, 2 days later I had a brand new one. Maintenance has always got things done quickly and professionally. The staff in the front office are awesome? Very friendly and outgoing people. I lived at quail run for 2 years, this place was a disaster!! The staff was awful and useless. You'd call for maintenance and they'd wait days before coming, I lived their for the first year with a dishwasher that we were sure had mold but they kept saying it wasn't. They'd clean it and then it'd come back. Meanwhile I was continuously having strep throat or tonsillitis, and my children's asthma was a mess, eventually they changed the dishwasher and the health problems started to fade, I still had to have my tonsils removed. I will get right down to the point. This is, absolutely, by far, the best place I have ever lived. It is quiet, it is beautiful, has a fantastic gym, a glorious pool area, and the staff is abundantly helpful--especially Jenna. Talk with her, meet her, become best friends with her. She made my boyfriend and me feel so welcomed and excited about this new chapter in our lives. She is super sweet and is always ready to help in any way that she can.

The website really talks it up and it was one of the ones on the top of my list. But I get there to tour the apartments and the woman at the desk seemed impatient and talked fast as if she had something else she really needed to do (we found out after the tour, that was to sit at her desk and stare at a wall). She took us to the model room and given that this was my first time looking at apartments, I was excited and overwhelmed. I had a ton of questions written down so I was prepared (like a dork) and she was going

I would give this place 2 1/2 stars if it was an option. Overall, our experience at this place wasn't horrible but there was a lot of little things that started to add up.
1. It's overpriced.. The apartment they showed us initially was much nicer than the apartment we were given, a little misleading if you ask me.
2. When we first moved in the apartment was dirty and the dishwasher was broken. Supposedly they hire cleaning crews to come in even after the previous owners are supposed to clean.. Yeah right.. If they are then they need to hire a different cleaning crew.
