If not employed, the applicant must pass income, credit and criminal criteria, or (in some instances) pay an additional deposit or provide an acceptable guarantor.
If self-employed, the applicant must provide (1) the prior year's tax return with Schedule C form with the applicant's affidavit that anticipates applicant's NET earnings for the next 24 months; (2) CPA/accountant's statement of the prior year's tax returns and anticipated NET income for the next 24 months; or (3) 24 months of certified or uncertified financial statements (including accountant's calculation of straight-line depreciation expense if accelerated depreciation was used on the tax return or financial statement).

If you are military and are waiting for a spot on post, DO NOT MOVE HERE. We were finally given our spot in on post housing, but the apartment will not let us break our lease without paying a large fee. Because of this, our options are to wait for housing that may not be available when our lease is up or extend our lease. They are basically forcing us to continue living here because our orders are not sufficient.
Add to that, there is always trash everywhere, they don't enforce the noise curfew, there is one dumpster for the entire complex and it is always overflowing. There are also rats over

I am a current resident and couldn't be happier with the helpfulness of the staff they go above and beyond to make sure my needs are met. I have lived in apartments before and this complex by far has been my best experience to date. If you are looking for a place to call home and staff that treat you like family apply here!

We renewed our lease this year and it’s a wonderful place to stay at. We usually just keep to ourselves here and same for our neighbors. I love the events that go on every now and then. They communicate with us very well. We haven’t had any problems with management. We’d always have had our maintenance requests or questions handled fast.
The only con I’d include would be to make sure you snatch your Uber food and deliveries from your front door before one of the kids that run around do.

I’m giving 5 starts to these Apartment homes based on the move-in process alone as I have only been here less than a week. I was helped by Kaitlyn who honestly made me feel so comfortable and informed. She helped me find a unit that was best for me, and answered my emails quite quickly through the whole process. She even went out of her way to go take pictures of my unit to show me so I could order furniture that would look nice. She was also the person who I met with to get the keys to my unit and she’s just as nice in person as she is over email. The property is cleaned up nicely and presentable

Sure these apartments aren't the best looking. You people calling it "trashy" & other judgemental adjectives must have zero imagination. I have two friends that have a unit here for many years. Inside their unit is gorgeous. They've made it their own. Regardless of the outside, entering their unit is another place.

For the 3 years I lived here with my family we never had a problem. Especially the current management which is the owners, they are very caring, loving, friendly and understanding. They’ll never harass you unlike many other places. The maintenance covers all requests promptly and adequately. The complex is kept as clean as they can and there is lawn care all year round. Partnering with the local Church has been a very big plus while living here.

I was really excited for my dad to live here! He just came back from being out of state and I was very choosy on where to place him, it was kind of expensive but he was willing to pay the extra price because it came with a washer and dryer in unit and to us we considered this the Parkland area which we’ve always lived.
Sadly, my dad made it a month here until he passed away by being struck by a vehicle in front of the apartments, but that’s not why I’m giving Monterra Apartments a bad review, of course that’s out of their control.

These apartment complex is a nightmare! If I could give them a zero star I would. We should've never moved in based on the move-in experience. We were told that the apartment would be ready to move-in on a specific date and when we arrived to pick up keys with a U-haul full, we were told that the apartment was NOT ready. No one called to inform us about the change!
