Here are things that I have experienced that they don't tell you:
There is train station right next to the apartment complex.
The train will wake you up every morning at 8 o'clock; sometimes on the weekends too!
There are people working on fixing the trains around noon to 3. Very noisy.
Terrible staff, and the management will scam you with utility costs. Here are the lists of utilities that you'll be paying for that they won't tell you: water base, water, utility billing fee, wastewater, wastewater base, and trash. It doesn't matter how less you use, it increases every month. You'll be amazed

I've lived at Pinecrest for over 4 years. Up until mid 2020, you could count on a new leasing office staff every 6 months or so, and many of the staff members were unhelpful and made renting far more complicated than necessary.
But Debra and her team have made living and renting here so much easier. I feel as though they really care for the residents, and they really do try to help when an issue comes up.
Yes, the complex is a little dated, and sometimes there are plumbing failures or other construction jobs that cause an inconvenience. But the current management always makes an effort to solve

Sometimes the process of leasing an apartment can be stressful, especially if you’re in a distant state cosigning for your daughter. But, the leasing consultant, Hannah, was exceptionally helpful and friendly and guided us through the process quickly and efficiently. Phone calls and emails were responded to promptly. It has been a very positive experience, and I think it bodes well for the extent of my daughter’s stay there. I've lived here for almost 2 years now.
The management and office staff changes every 2-4 months. Over the 2 years we have yet to have any competent managers or staff work here. I currently have a heater that's still broken a roof that had the same issue last year and wasnt fixed properly the washer and dryers constantly dont work and take your money If you tell the management they tell you to call the laundrey place and put in a work order (you get paid to do this by me....). The water also gets shut off at least 1 time per month. Overall I do not recommend these apartments to anyone they are

Beware! Avoid at all costs. I would rather find a place in the woodland where prices were more reasonable and the service was better. The management used all their tricks in the sleeve to overcharge me once we moved out. It was a bitter experience. Though the city of Davis is an amazing place to live.

Management is rude and they can not keep any one in the office. I want to rate this place higher but I can't. When it comes to the trash it looks like we are living in a 3rd world country. It's sick. 4 dumpsters for a 160 unit apt. The matnence staff is awsome and will do everything they can to get things done. The place is quiet and is like a park.

Ladies in the office are so incredibly kind, helpful and professional. I stopped by unexpectedly, hoping that they would accommodate me for a quick showing (as I am from out of town) and they did so immediately!
I was shown a couple units and the many amenities at Pinecrest, however I didnt get to see the exact locations of the available units. I had to leave back home promptly and didnt have time to see them.
I called them back the next day requesting a video chat to see the unit locations, and we attempted a Zoom meeting, however the internet connection was an issue. So these ladies took precious

The complex is absolutely beautiful, the management has been amazing and really helped me get situated quickly into my apartment after having to rush to find a new apartment due to my old complex having major construction problems. The Maintenance guys are super helpful, insightful, and really communicate well toward any issues that occurr. My unit is absolutely amazing and I only had to call Maintenance for an AC cleaning, but they were quick, efficient, and super nice! Overall, highly recommend living here!

I had an issue which was resolved and I moved out prematurely gave a 30 day written notice received my deposit back.
I reapplied got called back just to be rejected and be told I was denied because of my rental history!!
I've only resided at two apartments in Davis and my rent is generally paid in advance yet I've be denied to return when I left on great terms my apartment was one the cleanest they've seen and was very impressed, didn't have issues with insects.

I've been living in Pinecrest for 5 years now and from the day I moved in they've been making improvements to make it better. The best thing about Pinecrest is the maintenance around here Brad is amazing he's prompt with every work order I put in. It's stays clean! Brad gets the job done great job Brad you're amazing! Without you Pinecrest would be lost!!!

I would not recommend checking this place out. my fiancé (who is military) and i went and toured a 1 bed 1 bath and fell in love with it! we went to the leasing office and started filling out the application. we showed her what our military housing allowance is per month and including my paycheck, which we figured would be perfectly acceptable. wrong. the lady that was leasing told us we had to make 3 times the amount of the rent, and with his housing PLUS both of our regular pay checks, it still apparently wasn't enough. she told me i needed to

Pinecrest? More like Scam-crest! Took all of our deposit even though we spent days cleaning the apt, and even got the carpets professionally cleaned. When we called and inquired, they couldn't answer our questions. We let them know we'll be leaving a bad review, and the lady said "go ahead, we already have a 1.5 star rating..."

I have lived there for a bit more than one year. I have good and bad comments:
Pros: Nice place to live in terms of street silence (expect for the train, which can be a bit annoying sometimes, but you get used to it) and easiness. The lawns looks always awesome and that makes a pleasant experience to walk around the complex. Mind you, that takes a lot of watering, which in the middle of the night can be quite annoying when every 10 minutes the sprinklers go off...It is quite clean as well, and although sometimes it takes some pushing to get it done, the maintenance is quite good. If you contact them through e-mail, you will get reply in next life..
$40-50/month for water (hidden fee).
Office persons keep changing very frequently.
They will digest all of your deposits when you leave the apartment, even your apartment is in best condition. If possible they will charge more $$$ so that they can eat more.
--Don't consider this apartment. Go somewhere else and live in peace..

MARILYN the Assistant manager is friendly with selective people fake and phoney she's miserable and makes up rules of her own rather than abiding by First Pointe Managemnet Group. She clearly doesn't want to be here and it shows.
MONIQUE the Rover plays favoritism with residents within the community she told one resident to follow the rules and told another don't worry about it. She seems to be very immature she parked in the residents parking lot rolled down her windows and blasted her rap music loudly as she sped out

First of all, approval alone took more than 6 weeks. My roommate and I are both grad students, we have work experience, excellent credit, and stellar landlord references. Not only did they request an excessive amount of information (UC Davis admission letters, student loan information, co-signer information, deed of co-signer's house, SSNs of parents, siblings, etc.). This information wasn't asked for upfront. Rather, every couple of weeks they would come back to us asking for more and more materials. I found renting an apartment at Pinecrest
