I lived in this place for few years, I love it, great location close to HEB, Sprouts, Costco, Sams club, Randalls and many restaurants and shopping centers.very close to the Domain and the Austin FC stadium if you are a soccer fan.
But what I really like more about the Village Oaks Apartments is the management and the maintenance crew. Abby the new manager is very nice, very helpfull and caring she is the best. Rent is about what you'd expect in this area, extremely friendly staff, nice accommodations, and apartment layouts. Only had a few small problems with my apt when I moved in but the maintenance guy Lavell fixed them super quick and with significantly better quality than I could have, very happy here!

The maintenance staff is top notch. I just had my microwave replaced by Lavel. He’s friendly, knowledgeable and very polite. Not only did he expertly replace my microwave but also cleaned up afterwards. I really appreciate the care and attention to detail.
A few months ago Angelo replaced my garbage disposal. Angelo is kind hearted and will always stop to speak when he’s not too busy.
Both of these interactions make me feel like this place is more than an apartment complex but a real community.

I have tried to give this comex a fair shot after new management took over. I still have a kitchen that has half completed work and I have been waiting over a month for my washing machine to be fixed. This complex is way over priced...I am still paying over 1200 a month and still don't have a working refrigerator or washing machine...not to mention work in my kitchen that still remains unfinished...going on 3 years now...fix my washing machine!!!!!!

I’ve had nothing but good experiences with the management staff, especially Ricie! Every time I’ve talked with her, she is always attentive, and takes the time to make sure our issues are addressed. I know she will follow through with maintenance requests and she has taken the time to walk me through any questions I have about our bills in the portal.

Village Oaks Apts is one of many owned by Northland Corp, a company which has profited from poorly maintaining it’s spt complexes, especially Village Oaks, AND unduly profited from management inflicted bogus billing errors (all on their part). If the courts were open, tenants would sue for the many financial and quality of life abuses, including constant water outages stretching back years. Rent anywhere else, is my advice!

I’ve lived in this apartment for 2 years now and we’ve had our ups and downs. One thing I want to make sure to highlight is that communication is basically nonexistent among the staff and it’s nearly impossible to get someone in the office to answer the phone. If you call 15 times, you MIGHT get one answer. I’ve left voicemails and they’ve never once been returned.

I technically haven't moved in yet, but hear me out because you might be in the same situation one day soon. I'm currently sitting in my car waiting for the leasing office to hand me my keys. After I signed my lease, which happened about two weeks before my move-in date, I emailed the leasing office and informed them I would be there first thing in the morning to get my keys. No response. I moved out March 2020. It is now July 2020, and my full refund from my security deposit still hasn't been returned to me. I was charged fees like vallet trash, which had not been in effect yet for me. I was charged for water fees from back in December 2019. I always paid my rent and water in time every month. These people are horrible dishonest people. Stay away. Do not rent from them.

Take the good take the bad. I wish I could give 2.5 stars, but I'll settle for 2. This place started off really bad for us. We applied and I was told after my money was take out of my account, that due to their error our unit was leased to someone else. We had furniture coming from another state, felt super pressed so ended up taking the unit they showed us the first time , but I said no to because it had 10 more sq ft for $150 more dollars- no thanks (the 2 bedroom v. the 1/1 with a study). Ruth at Village Oaks was incredible! She made the entire process super easy and was full of knowledge about the property! The property is also super chilled and well kept. No heads up on grace period or water bills or first month payment date when you sign the lease. They have a website and active email system. But guess what, that ain't for bill reminder. Yet, when you get a late fee as high as 10% of your monthly payment, wow, an email will show up. I have already talked to a friend of mine who's also new in town to avoid this place. Keep in mind: !

The plumbing is horrendous. Don't use water at the same time as your neighbors. The water is shut off most of the time anyways. It gets shut off once a month for leaks if not more for regular plumbing issues like pressure and temperature. Do not live here. You will regret it. You get no time limit on this reoccurring issue for the whole property and it happens at least once a month. It's cold and there is no hot water all day.

I live at village oaks and let me just tell you it was the WORST apartment complex I've ever been at! Let me start from the beginning- I lived with a roommate and things didn't work out. I went through the process, paid all the fees, etc. As I was transferring, my apartment got changed not once, not twice, but 3 times! I had changed my address on my insurance 3 times. That was just an inconvenience; I could deal with that. As we neared my move in date, I wanted to check how much I owed. This was 3 weeks before I was supposed to move in and I was told I had $1600 pro rated. This is a month

Worst place I've ever had to live. Northland takes all the profit and puts none back into the apartments, unless it's on the outside just to bring new clients in. Once moved in they could care less about you. People in the office are lazy and could care less about your personal living situation. Maintenance works very had fixing old appliances with minimal resources. Never move here. Office managment changes every few months.

I lived here in 2013 and the complex was great. This is why I decided to move back in early 2017. Now, the office staff knowingly allows theft to take place. Do not get mail delivered to your apartment unless it is sent via UPS or FedEx, as these do not deliver to the leasing office. I've had multiple packages delivered to the leasing office that were "misplaced" (stolen). One was even signed for by someone in the leasing office. Office will repeatedly claim zero responsibility, even though the packages go missing due to their negligence. The package closet is left unlocked and unsecured

These are older, cheaper apartments so all the issues you could expect with that are present. However, they're in a great area, the maintenance folks are super nice and responsive, and we never really had any problems with the management. The office was usually very helpful and this was generally a pretty "hands off" complex, which is refreshing if you've lived in many of the higher maintenance complexes in Austin that have 50 million rules about what you can keep on the balcony and parking, etc. I recommend this complex to anyone for whom this area of town is ideal but wants

Well. Let's just say you get what you pay for? Repairs take months and months and years. Literally, no exaggeration, YEARS. Hot water pressure? Not so much. Water stains from leaks in the roof? 8 months. And multiple phone calls having to contact corporate for the most minor maintenance and upkeep. Finally when u threaten legal action something gets done. Risers on stairs listing to one side or the other. Scary. Mudslide and small pond for a walkway? YEARS. Literally SINCE 2010. 2. Utility bill- I delayed it couple of times but wasn't charged a fine . They 'll send the reminder
3. Washer drier included. Save 30 - 40 every month just on this
4. Good rate for the location
5. Lot of trees. Well maintained exterior.

Pros: washer and dryer included, great location, pretty cheap for the area. I have a 1/1 650sqft for $680
Cons: old, the cabinets are just plain wood and are warped and falling apart, the carpet is straight ugly brown, unmovable air vents due to painting over the nobs, old appliances, hell it's just old all around, pretty nice size closet, minimal bathroom storage, crappy old tub, and the place reeked of curry when I moved in.
