Update: I moved out after 2 years of living there and now have $6500 move out fee because of office miscommunication. Not to mention a persistent bat issue that took over a year to fix. And was only fixed because I sent a newspaper article of a woman suing her complex over a bat infestation. It’s safe and decently maintained but the end results aren’t worth it.
Update: I’ve been here for 6 months and love it! When I first moved in there was some noise issues, but Tammy quickly resolved it! Yes the apartments are not brand new but they are clean and maintenance works very quickly to resolve

So for about two years I struggled finding a place to live. With my credit and my short and rocky rental history it felt impossible. I wanted a place to call my own. I was referred to 9900 Memorial. We've been here for 18 months and though we just planned it to be a temporary stopping point, we've stayed on because we love the place. The ammenities are terrific and always well maintained.
The gym is so complete we were able to drop our gym membership.
When something occasionally goes wrong, they fix it immediately. Management is excellent, prompt and there is always a follow up.
Excellent management team and leadership. We've just signed on to extend our lease.

Fantastic leasing office. I have had several work requests and they were addressed within the next week, if not the next day. I email them about different things and they get back to me immediately.
The only down side is that the outside of the apartment buildings do look a little dated and some small things like gutters or base boards could use fixing and sidewalks could use leveling. The only other thing I do not love is that the units do not have in unit washer and dryers. They have like 12 or 13 washer and dryer facilities and they are usually working, but do not have tons of capacity as far

We've lived here for 3 years with no issues. My fiancé has had this lease for maybe 4 years. I decided to move in with him instead of vice versa so the lease was at pre established.
Since living here we've experienced rusted water, flies, roaches, terrible water pressure, water leaks and floods from toilets, outlets not working. There is mold above our bathtub from the AC drainage and when we made a report for maintenance they simply painted over it. We have had clothes, sheets and bedding stolen from the on-site laundry facilities several times.
Still, it's in a good school

The price and location of this community is great. I have only lived here for a short time, but have had a great experience. After working most of my life in Property Management, I pay close attention to how properties operate. This is a large community and the staff does an excellent job keeping the grounds clean and well maintained. The office staff/manager worked with us at the time our lease was up to ensure we were able to adjust our notice during our home buying process. Some of the staff seems to always have an attitude when my roommate speaks with them I haven't had an issue with them but it just seems like whenever he speaks to someone it's like they always have an attitude for reason like if your have problems or a bad day no need to take it out on your residents

The location is great, it's right near memorial and zoned to Spring Branch ISD and City Centre which we truly love and the rents are very affordable. Aside from the location, Tammy at the front desk is very nice and accomodating, the rooms have a large variety of layouts and we enjoy the landscaping. The property is big but everything is well laid out and easy to navigate. We highly recommend 9900 on Memorial!

There heaters never work! If you need maintenance forget it there not coming. There sinks are rusted. You can never get good temperature water, its always too hot or too cold, no in between. There washing machines are always broken. And my deliveries are always getting stolen and sent to the wrong address its not managements fault but maybe if each complex had different numbers it wouldn't be an issue. There no ceiling light in the living room either. $50 per parking space just so your car can get scratched up and crashed into.

I have been here since September 2019. I have no complaints, the staff is GREAT! Plus the location is a huge plus especially for the cost. It’s minutes away from Galleria and Memorial Park. The maintenance staff are fast in responding to problems. The gym is nice as well, it has all the essentials you need for a good workout. All in all I’ve enjoyed my time here.

When I was a future resident my leasing specialist, Basma, was wonderful. She toured (several) apartments with me to find the floor plan that was most fitting to my lifestyle, kept me informed throughout the application process and showed genuine excitement when I was finally approved. The district manager, Misty (who I always call Tracy and she answers to anyway because she’s such a sweetheart 🙈), was always pleasant and helpful when necessary.

I have to give 9900 Memorial, as an apartment complex, a 4 star rating because of the age of the complex and some of the repairs that need to be done but I would give Tammy, the manager, a 10 star rating if I could. She is amazing! She has helped in anyway possible to make things happen when things go wrong.
The apartment complex is older and will obviously have issues because of the age of the buildings. The grounds are awesome with mature trees, 11 pools, cool courtyards and the parking isn't too bad. You can't beat the area. It's in a central location and close to just about

I needed to get an apartment fast and it was one of the first places I looked at. It was in a good area and close to work so when they accepted my application i moved in. Huge mistake. Immediately after moving in I began to have problems. The water was brown most of the time, I assume from rust in the pipes. The screens in the sinks were constantly clogging up from so much sediment in the water. 2 weeks after moving in my front bathroom flooded from a leak in the ceiling.

Pros: the staff not including management was always very helpful and friendly. I was never mugged. There is a great convenience store located next to guest parking @ Fuzzys pizza. Never saw a rat.

BEWARE OF THESE APTS I completed my lease. Gave my 60 day notice, cleaned my apt and they still ripped me off for my deposit. Even though I paid my bill in full each month on time they're claiming I failed to paid my utilities all the way back to Dec 2016. I have bank statements showing I paid in full for the months they're billing me for. The billing dept claims those charges are from when I first moved in yet I was never billed for them. This is just there way of keeping your deposit.

DO NOT SIGN THE APPLICATION AGREEMENT!
I was originally attracted to this apartment complex because of the location. The grounds seemed clean and the layouts (ON LINE) were nice. I signed the application agreement and wrote a check for $450.
After seeing all the horrific reviews, I reconsidered and did not move forward with the lease. The following day I terminated to intent to occupy. I canceled my check. I gave written notice, which not only was notarized, but a copy sent via certified mail.
Here, 3 months later, I received a call from a COLLECTION AGENCY that they are pursuing the $450

I found out I was moving here and had very little time to find a place. These apartments fit my budget and *seemed* to be in a safer area than the other ones I looked at. I live in one of the 9900 buildings that have an interior lobby.

Worst place I have ever lived. Every time there's a lot of rain, my apartment floods. I tell the office many times, and it takes them days to fix the problem. The office is rude. Especially the guy named tony, The ginger. He has the worst attitude. And Kathy is just a joke!
Don't ask them to fix anything, it won't happen. There are roaches and I've seen a rat on 2 occasions. Doesn't matter how clean you are. This Place is moldy and Disgusting, I can't wait to move out. I advise NO ONE to move here.
