DON'T DO IT. Look elsewhere. This is the worst apartment complex in town without a doubt. Parking is a nightmare. If you happen to come home anything past 6pm you're gonna have to park across the street, outside the complex, somewhere. Maintenance requests are oftentimes ignored. You'll see your request marked completed in the portal but your issue never got fixed or even looked at. Good luck getting anybody to even take you serious when your AC goes down for days at a time. The maintenance people are always sitting in their golf carts on their phones. But hey, if you work here and also live here

We moved into Mallory Square at Christmas time last year and have loved living here. The maintenance crew is the best! Alberto and his team are extremely polite, efficient and genuinely care about their tenants! 👏 The leasing office is always kind and helpful and when we were moving at the worst time of year for us with our daughter they made our move go completely smooth! Thank you Mallory Square!!!

Maintenance is the absolute worst. They tell you everything is working fine when it’s not, they gaslight you when you express issues. I was told the smell of acetone in my apartment is normal. I was told I have an attitude every time , although I’m the one living in a broken down apartment. This whole complex has seriously gone downhill. When I went to the office to complain about the smell in my apartment, the maintenance supervisor began berating the women in the office when they were telling him he needs to check on things in the complex. TERRIBLE! I have been a good tenant for over a year. Moved to a new apartment in the complex and had to place 13 maintenance requests. 13! One of them still isn't fixed and it has been 2 months. The A/C went out, tech came out 5 hours after my emergency call and "fixed it." never got fixed, tech came out after 11pm. they offered my fiance and myself to go to an empty apartment and sleep on the floor or my own air mattress (which I don't have) OR stay at our apartment. We had to stay because I am not sleeping on the floor and I am not leaving my dog alone in a hot apartment. They didn't care! Next

Parking is the only issue. Why is VISITOR PARKING so far and inconvenient from certain buildings. How is there no visitors parking near the front of the office! Especially if someone is coming to look or inquire about a unit and residents are taking up the Future Resident spots! My guests don’t even want to come visit when visitors parking is too far away from my building. I live in the very first building and my guest has to walk almost a mile to get to me. Also, it’s too many spiders showing up in my apartment.

I just moved in Feb. 1st so I may update this later but so far so good!
Let me start this off by saying I moved here without ever physically seeing the complex. I lived in GA and wasn't able to come down before I signed a lease so I relied heavily on ratings so maybe this will help others looking for a place. :)
Move in day was rough I drove 7hrs to get here and not everything was complete for me to sign and get keys (Not the current persons fault the lady that was handling my info left or was let go so I think she dropped the ball)

I lived here for almost a year and it was wonderful. The ladies in the office were great, maintenance was always quick and the complex was absolutely gorgeous. My apartment was a 2 bedroom on the third floor towards the back of the complex. It was pretty quiet and probably one of the best apartments I've lived in. It was literally across the street from a Super Target, Planet Smoothie, TGI Fridays and several other stores and restaurants. It was also within walking distance of the Tampa Bay Trail which many people biked every weekend.

I moved into this complex a week and half ago and I absolutely love this place. I searched for weeks on end on apartment websites looking at literally hundreds of complexes in Tampa and saw a whole lot of garbage for $1300 to $1500 a month. Most of the layouts of apartments in Tampa have a similar style with the livingroom being one long narrow room with walls on both sides, the kitchen and dining room shoved off in the corner and a little window on the other end. 1 bedoom has a bedroom on one side of that, 2 bedrooms have two. Good luck finding any places that are not laid out this way. Cramped

I have lived at Mallory square for a little over three years. Moved here from New York and it was the best decision I ever made. LOCATION LOCATION LOCATION! Mallory square is such a great community. It’s very quiet and peaceful. The pool is gorgeous you literally feel like your at a 5 star resort. I have a lakeview and every single morning I wake… up I look out and feel like I’m on a cruise. It was well worth the extra $! My apartment is spacious and whenever I have ever needed maintenance assistance they were always helpful in a timely fashion and always got the job done. If

I've been living here for almost 2yrs. When I moved all the way from NC they made my transition so easy being that I couldn't make it down until I actually moved in. The staff are great all around. They are quick to help with any of your needs so don't worry about having to call the office numerous times because whatever the issue is you will seem… like priority. If you like space and don't like living in a closet as some if these other apartments Mallory Square is your pick. The floor plans are great.
