Management team is the worst! I called and scheduled a tour a few Saturday's ago for 12:30pm. The dude said that he wouldn't be working but another lady (he told me her name but it's been a few weeks so I don't remember it anymore) will be giving me the tour. When I got there no one was inside the office. One of the tenants let me in the building to wait. I found note on the door to call if I had a problem or emergency. The lady picked up and said she doesn't see my name on the calendar and won't be able to come show me the property for another hour. How unprofessional

I absolutely hate living in this building. I have lived here for 2 years, only to endure a pandemic that has been handled by a property management team that is totally incompetent and negligent to the needs of this building. Don't be fooled by the glowing reviews-- the entire team has been replaced multiple times in the last few months, the building is leaking all over the place, my things are getting stolen out of the mail room & out of my car (for which I pay $200/month to park in) & the property team is 100% unresponsive. It is a joke & I am counting down the days until I can

Waterbend is a place we have called home going on 4 years. Pet friendly, the building and apartments themselves are new, tastefully updated and generous sized layouts and fixtures.
The management team Erica and Breana are helpful and available for questions in person and email. We are very happy to continue living here!

Have tried calling, leaving voicemails and emailing for two days to set up a tour and absolutely no response. I also stopped by to see if someone was in the leasing office and no one was there. I understand it’s COVID, but the absolute lack of assistance and responses is disheartening. I was very interested in the building, but reading the other reviews and the experience I had I am forced to look elsewhere.

Not a very pleasant experience with the staff onsite. The hosting lady was incredibly rude & very disinterested in helping. I wasn’t allowed to check the apartments out because I didn’t have my govt ID, which I wasn’t told about despite of the many calls I had in the day. That is understandable even, probably against policies. But even after for every suggestion, question in regards to the rental, housing or even amenities were very bemusing. Along with that the entrance to the building had flies all over. This in itself didn’t paint a good picture for me to consider living here.

Water and trash bill can be over 300 per month for three residents. And we are charged for insurance every month, although I have purchased ePremium insurance before we even moved in, and I have shown the agents my insurance record at least five times, both in person and email.
The agents rarely reply my emails, or answer my phone calls. And I don’t really hear from them when they said they will email or call back.
One star for the common rooms on the first floor.

Hello: my name is Debbie, me and my husband Raffa have lived here at the waterbend apartments since 2017 in a brand new apartment. we love it here. we have so much peace.we haven't had any problems with any one and that's a blessing. so far this has been the best place we have ever rented,and hopefully the last stop for us as far as ever moving.our apartment is so nice & up to date from the appliances to the paint on the wall.it's so cozy.the manager Erica is so pleasant. she is so nice.if and when you need her she makes her self available,and gets the job done.the maintenance

What a gem in San Francisco I came across! I stopped by Waterbend without an appointment and was addressed by the manager, Erica. While showing up unannounced I was pleasantly surprised with her professionalism and cheerful disposition. She was able to show me around the complex. This complex really has a lot to offer from the coffee/ride share area, open area to bbq, and the gym area. Also very close to the 101 freeway. The things that really interest me and my busy lifestyle! Thank you, Erica for allowing me to interrupt your day. I will see you soon. This time with an appointment!

Happy that my lease is finally over.
The apartments themselves are nicely sized and more affordable than the ones more central to San Francisco proper. That being said, it’s so hard to get a hold of management when needed. Erica is great IF you can get a hold of her. Brianna... she always looked at me with a blank expression or like I was crazy (I swear I’m not) and was frankly never helpful. There’s also not much in the area (restaurants, groceries, etc). I’d recommend looking elsewhere for housing.

It is jan 4 and I just got a call from the collection agency because Waterbend Manager Erica has not fixed the issue of us getting double billed. This is the worst.
And regarding their response to my initial review, they said "Please reach out directly if you need any help." Well did you read my review thoroughly?? I said I contacted you all MANY TIMES already.

Waterbend San Francisco is an amazing apartment complex and the staff members have been incredible to work with over the past year.
Maintenance requests were completed in less than 24 hours every single time! They also had a ton of community events from companies like Omni with free food in the foyer, personal training/fitness classes in the gym and community events with the other apartment complexes.
The staff here work tirelessly to make the experience an amazing one. Special call outs to Amanda and Ronald from Greystar!

I have at Waterbend for the past year now...wow, time flies! I have had a great experience during my time there. The leasing office manager, Amanda Fraley, and her team are always pleasant and willing to help
In particular, Amanda is very thoughtful and caring with her residents, in so many ways; consistently greeting them when she sees them, seeing how they are doing, and if they need anything. That is what I love about her:)
The maintenance team is also great, they keep the place looking great, running smoothly and any requests I have every placed are done in very timely and top notch manner

I have been a resident for about 6-months. I work in SOMA so being right off the T-line makes it super convenient for me. Also, I felt that I got more for my money--the building is only a year old and the layout, flooring, kitchen, appliances are all modern and sleek. I love having my own washer dryer in the unit and the parking structure is secure and safe. The apartment building itself is off the street, so there's more privacy and less noise. It's been a great experience so far, with great management. I plan on renewing my lease.

Pros: Nice, spacious, and new. Staff is very friendly. There are many modern amenities such as valet trash pickup and a service I've never heard of that handles package drop off. In-unit washer and dryer is also great.
Cons: The staff was a little disorganized during my move in which resulted in extra mover time. Double check everything on the lease and with move in schedule and you should be good.
Overall, everything has been really good. I would recommend them.

Usually i won't write reviews and just thought to write to for appreciate. Waterbend was the apartment i selected when my company gave for 6 months accommodation when i relocated temp from India to SF
I'm not really sure the pricing & all as my company paid everything. When my first day arrive everything was in place including wifi & other amenities. location wise it's superb and friendly staff . I thoroughly enjoyed my stay @ SF
Now am in India. Missing Waterbed & SF :)

The building, units, and the staff are all incredibly nice. They really do their best to make your experience the best it can be, but unfortunately their organization doesn't quite seem to be there yet. They seem short-handed and there has been no shortage of delays and confusion trying to get moved in.
The move-in was an absolute nightmare. Things like giving us the wrong prices on our move-in letter or the security guard keeping us from entering our apartment at night because she thought we hadn't paid for it (despite us having a key, which can't be obtained without paying). If

This is a spanking new building located in a very peaceful community with easy access (2 mins walk) to Muni and a super market.
Amanda, the super energetic apartment manager is easy to work with and always has answers at her fingertips. Ronald, the maintenance manager is one of the liveliest individuals you will interact with!
Apartments, per se, are very spacious compared to other apartments you get in SF downtown, and honestly are a bang for the buck. The maintenance crew makes sure that the building is always clean and tidy.

I moved into the complex in October after searching around for an SF apartment that could provide a high quality of service and living equatable to the average housing costs of the area. And Waterbend has not only proved to be the best place I've ever lived, but it keeps exceeding expectations every day.

Great set of spot in the Bayview area. I was really impressed with the build quality of the apartments. Appliances are top notch and everything is solidly built and spacious. There are few neighbors so far since first tenants were in July but I think noise will be minimal as all of the doors and walls seem pretty thick. Amenities are great as well (nice gym, common area and brand new gas grilles and outdoor fireplaces) and the friendliness of the staff in the front office is a definite perk. Still early days here with the Waterbend Apts. but wanted to write a quick review. My experience so far has been nothing short of tremendous. What has really stood out to me is the quality of the leasing agents, community manager, and service staff. They are incredibly friendly, hospitable, and responsive.
