I have lived here forever but each year I shop all of the area apartments to see what is out there. Ford Factory is fun and has a lot going for it. First is Lindsay the apartment manager . She is accessible and responsive to whatever requests come her way and has been that way for years.
Next is security. Now Ford Factory has 24 hour security, the big new office building that adjoins Ford Factory has 24 hour security and Kroger has 24 hour security. It feels safe!
Maintenance request are handled quickly.
There are so many places to eat and drink around Ford Factory it is crazy. The apartment

While my experience with Ford Factory Lofts was absolutely negative, I must give credit to the kindness of Lindsey in the leasing office. I'd been approved for an apartment about a month ago and was scheduled to move in this Friday when I was informed that the current tenant had been ghosting management and didn't moved out days past the end of their lease. As a result, they wouldn't be able to fulfil my move-in date, which due to my circumstances, meant I needed to pull out.

The place has separate washing/drying and you will need to pay for it.
Rooms facing inside does not have the best light situation.
Big windows and inefficient insulation so expect a high utility bill during cold season.
No good view, either faces parking lot or the street.
BUT is directly besides belt line, grocery store which is a plus…I guess.
But I would like to thank the management for showing me the hostel looking apartment.

Had a wonderful tour with Christine!! In my experience it’s been rare to have such a pleasant experience with leasing staff (at my previous apartments). The building is definitely a one of a kind and full of character!! As far as location & the price for said location it’s pretty damn awesome!!! If you’re trying to decide wether FFL is a good match for you, I highly recommend scheduling a walk through! It’s a great find!

I have been here for 7 months and I absolutely love the place. The best location in the city right on the beltline. You don't need a car because all the good stores and restaurants/bars are within walking distance. Lindsay and Christine are awesome as well as they are very responsive. I recommend the place.

This place is horrible.. only great thing is the location which is amazing but not worth the hassle.. the manager Lindsay is rude, greedy, and just a overall B---H who lets her kids run around crazy and loud in the apartments. I payed $50 for a key card that got demagnetized in 2 days and they made me pay again!.. the dishwasher and heating always needed to be fixed every other week. The dishwasher and stove ARE NOT ADULT SIZE, very small.. MOLD is common in the apartments, will have to clean often. Christina seems so nice but I feel sorry for her. I lived here just a year and moving was the hardest decision! The prices really are unmatched for the area, being right on the Beltline and just a few steps from Ponce City Market. And while the building is almost a hundred years old it's very well maintained and full of character, the factory windows take up nearly an entire wall and are easily one of the best features of the place. And Christine and Lindsay in the office are so friendly, helpful, and frequently go above and beyond for their tenants, they make an already positive experience even greater.

Everyone on the team at Ford Factory Lofts are friendly, responsive, and helpful. They responded to any questions in a timely manner and, in the event they couldn't assist (which was rare), they recommended who could. The apartment was awesome for the rent - right on the Beltline, with PCM, Kroger, Green's, and Whole Foods within a couple of blocks.

I lived here for 5 years and can’t say enough about the place or management. It is a hundred year old building so it comes with it quarks but any issues have been resolved amazingly fast. Lindsay is so helpful with any kind of issue or question and has been incredible. The location is obviously hard to beat- being on the beltline and so close to so many restaurants and outdoor options it’s been a blessing during the pandemic and even before. I’ve loved living at the Ford factory- super respectful neighbors and friendly atmosphere.

I lived here for two years and the location is close to everything. From the beltline to The Plaza theatre, you can walk to a lot of different spots. I moved in two years ago when they were remodeling virtually everything in that complex, the Kroger and the parking lot which was noisy. However, they just finished so I finally had a few months of no construction and quick access to the grocery store. This is a great place for people who want the industrial New York feel for the price of Atlanta. Parking is a doozy for guests and sometimes the laundry machines break, but the other residents are great

They constantly increase the rent but won’t update the apartments. These lofts are not worth what they want you to pay. The appliances are very cheap and falling apart. Nothing in the apartment works properly! The community laundry room is a joke. The place overall is very grungy and dirty. There are many places right around the corner that are much nicer and way less costly. They just started charging $75 a month for parking after having free parking for years. Come on...really? We have a gigantic parking lot but you want us to pay all of the sudden? We’re in a pandemic when people are struggling

Visiting a friend. It's raining INSIDE of the building! There are puddles of water all over the floor on the third floor. Then the railing is just a little over waist high... so someone can slip in a puddle of water and then go flying over a railing and land 3 stories down?! OUTRAGEOUS!!!! And then they are paying for a security guard but the callbox door is unlocked. How does that make any sense???

I'm a new resident, and when getting required renters insurance, noticed that the apartment has a bed bug coverage requirement. Having called both smaller and larger insurance companies (Geico, Statefarm, Policy genius, Lemonade, etc), I learned that it is extremely unusual for any renters insurance companies to cover bed bugs, aside from the property's recommended partner, whose policy is more expensive than other policies, and more property-owner friendly than tenant friendly.

Living here for the last year gave me the full "city loft living" experience. The location was amazing and there was always something to do. Of course being an older building there were things I would have liked to change with cleanliness and upkeep but overall it was a pleasant experience. Lindsay, the property manager was super nice, really attentive to solving issues as they arose, and was always available to answer questions and concerns. Aside from the neighboring construction that is soon to be completed, I had no issues living there. However if you choose to live on the belt line

Office and asked about the property on the end of the block. Lindsey (in the leasing office was extremely rude and brushed us off when we attempted to answer questions. She tells us to contact Brett. We asked for the number at which time she tells us to get it from the property. We get the number and make a call to Brett who doesn't answer. Lindsay the front office property manager took her time to make sure that I had the home I wanted as well as needed. She is by far one of the best humans I have ever met on the planet. By her being empathetic to my needs, I felt as if we had connected, building a working relationship I could trust. I could see myself actually living in a community such as this. It has exactly what I want and that is whatever I need, in walking distance. I lived here for 2 years before my home business grew and I simply needed more space.

Where do I start with the great memories in this place? This was my first home in Atlanta, and it was a very happy/positive experience. I moved in with my ex while we were still dating, which was before Ponce City Market opened. Back when "Murder Kroger" still earned it's nickname.

Great Urban Living! I lived in Ford Factory Lofts for over 2 years. First off, the service was fantastic. Lindsay headed up the office while I was there and she was always super attentive and conscientious. Also the location is amazing, especially given all the revival going on in that area. I love apartments that are simple in space and provide a lot of natural light, so Ford Factory was an easy choice. Laundry is convenient and maintenance was on point. Also the interior courtyard is a great little urban oasis.

Location, Location, Location. I lived a FFL for 3 years and the location is amazing. It is conveniently located next to the belt line, Ponce City Market, Whole Foods Complex and walking distance to The Virginia Highlands. The belt line makes getting around the city on bike easy.
The lofts are all spacious with high ceilings and allow you to bring out your creativity and individuality in decorating. I loved living at Ford! I was there for two years and only left because of personal reasons. From the space to management, it was all good with me. Location is awesome and convenient. I loved being able to personalize my space. The blank slate gives you so much to work with. It was a love hate relationship with the big beautiful windows that bring in natural light but also cold air in the winter and noise in the late night hours. I have lived at Ford Factory Lofts for 6 months. The poorly maintained building floods each time it rains, inside and outside the units. It is on the verge of being condemned. Black mold grows around the Windows. I cannot enter or exit my unit without rain boots on. Management is well aware of the problem. After my entire unit flooded they nervously offered to relocate me to another apartment with the same leaky windows. I will be responsible for paying movers and will miss a week of work. They refuse to comp the rent or make any reasonable accommodations. My lawyer is ready for court!
