Toured a 2/2 upgraded apartment about 6-8 months ago and the price was $1350 a month. I went back to check the current prices and they are starting the same exact unit at $1760. That is over a $400 rent increase for the same exact apartment in less than a year which is absolute robbery. Unless every single person in Gainesville has had a huge increase in income I don’t understand how such a huge hike in price could ever be justified or feasible for renters. People NEED a place to live and these prices have become absolutely outrageous.

The proximity to a variety of grocery shopping, Aldi, local favorite, Ward's Supermarket, Publix, Winn-Dixie and other shopping is a value added attribute here. Other frequently used businesses are nearby as well. Convenience is time and money saved here.
There's one attribute that over time matters more though. That's when one has a reliable professional in the leasing office. Liz Russell demonstrates a results oriented responsiveness accompanied by followup. This level of professionalism accompanied by personalized interactions is notable as its not always evident in the apartment rental business

Friendly staff. Rented a 2/2 with a garage for 12 months. Facility is in process of updating amenities. Complex is well maintained with multiple dumpsters placed around the campus. Gates close at night, high fences around property. Plenty of parking with the expanded visitor parking. Really enjoyed my stay. Staff leaves you alone if you pay rent on time and don’t draw attention to yourself. One of the best places I’ve ever lived at.

I have had a great experience at Madison Pointe Apartments. Anthony and Liz are great to partner with and have made the move in process seamless. I am enjoying the 1 story apartment living and peaceful neighborhood. The patio space is awesome.. Maintenance is fast and efficient. Great location in Gainesville with pool and gym. Only thing is that I wish rent were a little cheaper, but the reality of living in a town with a university is the higher costs for apartment living.

I haven't yet moved in here, but I wanted to give a review of the overall property / staff experience so far. I had been frantically looking for a place last minute and called the leasing office about 30 minutes to close on a Saturday. Austin was my leasing specialist. He had one apartment left, and I asked him if I could come see it. He kindly obliged despite being so close to close. He took his time with letting me view the apartment, answering every question, and did not make me feel rushed at all. I fell in love with the apartment and the well-maintained property, as well as the amount of care

I can't say anything bad. I lived at Madison Pointe for almost 3 years and they were wonderful. If I had a problem, someone was always willing to help. The location is fantastic, close to everything and my apartment was lovely. This is the first place I can ever say, felt like home. The maintenance guy Brian, is likely an actual angel.

Apartments are all original and way outdated. Ceiling fans were installed with electrical running down wall to outlet. Original cabinetry, counters and windows; dark, dingy. My carpeting has smelled of dog urine since I moved in. Complained a few times and was told they would send someone to clean them but they didn't. Rent is too high. Probably the ugliest place I've lived in in 30 years. Cons - usually quiet and neighbors are pretty considerate. On bus line to Shands.
