I have lived in many apartment communities and Pine Street Flats is hands down the best ever. Half of the staff lives onsite so level of service and maintenance requests and super fast. The pool get SUN ALL DAY LONG instead of 1 hour of sun at other properties. I love being able to walk to 3 different grocery stores. We had a dog birthday party for a neighbors puppy who turned 1, maybe 20 dogs and 30 people came. It was the best. They do a ton of social events here, I love all the food trucks and happy hours they provide for us residents. Derek, Dillon and Todd are the best, thank you!!!!!!

Todd Macalla might just be the best property management specialist I've ever had the pleasure of meeting. He is prompt with getting answers to questions, he is always kind and professional, and he is always upfront and never dishonest.

The office doesn't respond to residents, they use numerous units as Airbnbs, small gym, and constant maintenance problems. There are too many great apartments in Nashville, don't choose this one. Lived in Nashville for years and have lived in other way better apartments, wish I had stayed in one of those!

Moved from out of state, wasn’t familiar with the area. Took a leap of faith and signed a lease on an apartment I never seen. Needless to say, I’m happy with my choice! The management team is an amazing group of ladies! The maintenance team takes care of business as well. The building is kept very clean and the monthly perks are a BONUS! I feel very SAFE!

Was visiting the Gulch neighborhood during the Corona Virus period. Downtown was empty and few places were open for food. These apts are in a really nice area. Im sure price is high and there seems to be a lot of complaints from tenants that live there. The apts appear to have a clean common area for dogs too.

Well, let's update this review. The leasing office reached out to ask me to revise my review and assumed everything had gotten better. Let's begin... everything is just as bad. I received another $150 rent increase, so unless you're bringing in a ton of cash or plan on moving in a year, I don't know many who can afford a $3,000 increase in annual rent based on normal salary increases. Now for the kicker, the leasing office signed for a package because they don't allow UPS to deliver inside of the building. Somehow they signed for a package they never confirmed they received

I recently visited the Pine Street Flats thru and AirBnB rental. The Location is FABULOUS and the pool area and gym are great. This was our first time to Nashville and enjoyed staying in the Gulch area very much. Lots of great little restaurants and live music just outside our doors and just a mile walk, free bus or cheap uber to Lower Broadway's honky tonks. The host of the rental was very responsive when we were on site with the MANY issues we encountered but we have had major issues with them responding to us since leaving.

Tldr: draconian lease, sketchy practices, they don't respect tenants and if I wouldn't have been home the day they entered with no notice on a business trip I could have come home to a dead cat
The good: It has 4 walls, and a roof.
The bad: Most other things.
They have events and stuff that are fun and what have you. Thats great. But actually living here and dealing with the place is pretty terrible.
1. You get a whopping 28 page lease thats filled with small stipulations and a billion little rules. I've never seen a lease with more than 10

My first experience when moving into a new apartment is an important one.. and Pine Street flats was quite pleasant. I've lived other places and had the front office be a drag to deal with in terms of getting maintenance requests filled and questions asked.. but I never had a single problem at Pine Street. Brock the property manager has always been happy and willing to contact me regarding any issues that I encountered. It was a wonderful experience, centrally located in the gulch with easy access to Broadway and west end and a great staff! My one bedroom unit was competitively priced compared

They get a 4 bc the location is great and the office and the office staff are very helpful and friendly. The quality of the building is sub standard. Flooring is wood grade vinyl aka plastic, Appliances break constantly but maintenance does come within 24 hours. The building does have several resident events which is great to meet neighbors. As others commented, yes the building is noisy and probably not for a family but location, location, location. My car did get broken into and vandalized once but it is the gulch and a city that shares the garage with retail so you can't control people

Moved into Pine Street July of 2015 after doing all paperwork online and through the phone.
Moved in to a really nice apartment, the black granite countertops with the cherry wood cabinets were really pleasing to they eye and made for a great living space.
Through the 3.5 months I lived there, I had no complaints, other than how far we had to walk to throw away trash on the first floor (perhaps inherent in apartment complexes), all alcohol being banned from the pools, and minor construction errors (kitchen counter tiles maligned & paint spots on the hardwood floor)

This is a great location. It's VERY expensive. I hear every little foot step above me. I hear bar Louie music till 2am 7 days per week. New hotel being built doesn't help things either.
Building entry is impossible if you happen to have friends or family visit. They won't let you buzz anyone in. The only door that exits to 11th Ave has been banned from using. Instead of walking downstairs for a bite to eat, you have to walk a long and opposite direction through the longest hallway on planet earth, down the elevator through the garage back out to Pine street. Fun people live here

I'll get straight to the point: this place is very over-priced for what you get. There are plenty of other places in the gulch,downtown, etc worth the money. Don't waste yours here.

EXTREMEEEEELY overpriced for what you get. I was moving to Nashville and I had set my eyes on Pine Street Flats at first - the pictures on the website made it look amazing and of course they played it up to be much more than it actually is.
I toured it and I wasn't very impressed. Sure it's got a nice view and a pool, but walk right across the street to the Velocity and get more bang for your buck. Obviously both are extremely pricey because they're in the Gulch but at least Velocity is worth it.

My wife and I have lived at Pine Street Flats (PSF) since the very first day they opened their doors in November, so needless to say we have grown with the place. I understand where the other reviewers are coming from, however, I don't share their same feelings.
We are very happy with our decision to live at PSF for several reasons:
1. Location....that's a given. The bars and shops in the gulch are great, easy access to Vanderbilt, the music city circuit picks up right in front of the building, so you get a free ride to downtown, and there is also a Bcycle kiosk in front of cantina

I love my loft in the Marathon Village neighborhood and am pumped about the process of revamping the interior so I was a little surprised by how much I coveted the Pine Street Flats property.
I literally left and contemplated becoming a resident.
The location in the booming Gulch neighborhood is enviable along with all of the layout of the residential units that range from an efficient studio to a robust 2 bedroom/2 bath. The floorplans were well thought out and offered some great add-ons like storage units too.
I appreciated the welcoming large clubhouse/event space that offered
