I recently moved here since I'm senior UC Davis student. The management is very friendly and responsive. They're always trying their best to accommodate my needs. This place is really nice and worth considering moving into. Don't let the previous reviews influence your decision. This place got a new management, and they are awesome!!!.

If there is a zero star option, I'll definitely give zero. I really can't understand why I required a light fix a week ago and still nobody presents to help? I almost fell off the dark stairs once. Are you going to wait until every light is broken?? Similar things happen a lot to my friends in Oakshade. The office doesn't care what you need AT ALL!!!

Had a friend who lived here and I visited often and considering moving in with him (he had a vacant room and it is an invidual lease which is nice). Definitely a nice place on the inside but that roach problem is no joke and the main reason I did not move in with him. $1000 for a room WITH roaches is too much for me to handle

I have been here a month and so far I love it. when ever I have had an issue that required maintenance a maintenance tech was quick to respond and take care of the issue in a professional manner. The other tenants are easy to get along with and respectful. The location is great, with shopping and a few places to eat across the street, downtown Davis is a 20 minute walk. I don't have any negative things to add. I like how it comes furnished all you need is your personal items, including bedding and other household items you may need. Management has been very attentive and responds within

My apartment was a luxury both inside and out...my friends and I all moved in together with almost zero problems. The office and maintenance staff communicate super well and I felt safe with COVID screening questions sent to me immediately after I submitted my maintenance request. The staff is always masked and the office staff even followed up with me to make sure my request was completed!

I was going to move in with some friends, found a better place and thank God we did. But the real kicker is their $250 so called "holding deposit" is nonrefundable after 72 hours of applying. There is no way a holding deposit should be nonrefundable, there was a statement in the contract at the application portion that did so no refunds but that was implying the $50 background check, not the holding deposit. If OakShade wants to be less deceiving they need to make that way more clear at the start of the process. Now they are not replying to any of my friends and ignoring calls, very unprofessional

The leasing people at Oakshade were great at helping me understand the leasing process. The property was clean, freshly painted, and the apartments are huge! It is close to UC Davis by bike, bus, or car and a Safeway grocery store is right across the street. This is a great location!

Room is big enough and good. But the leasing office’s open hours only have 1 day per week. Not worth this rent. And nobody came to fix the shower during the winter, we didn’t have warm water for over than 10days.

If you feel lonely and love insect, Oakshade commons is the best choice of your home. At here, you have chance close touch and sleep the fly, ant, various types of mosquitoes, spider and cockroach. Trust me, you can get anything I said in Oakshade commons. We are your best choice!

I was looking for a clean and calm safe place to live in and I found Oakshade Commons. from the very first time I went to the leasing office they were very nice and super helpful . They showed me a model and gave me estimates on how much it would be monthly . It's a nice place to live in for the price your willing to take . Clean in and out of the apartment . Overall my experience as been very different from the other comments posted on this site . I am so far very happy with my experience here .

DO NOT STAY HERE. This place is a serious joke and they do not care about anyone who lives here. It is dirty, not managed, overpriced, and all around just a horrible place to live. Just look at the photos i've taken for these "luxury" apartments, which they cant even remove trash from. The whole place is littered with garbage and they do nothing about it. When you move in the place will be dirty as it was left, doesnt get cleaned, and mold will grow. If you have anything that needs to be fixed or any maintenance, expect to wait for months, as they only have 1 maintenance guy. Want

The houses are fine but the management is terrible. They kept a document of the extra parking spots of different residents. Now they got a new manager and somehow lost the document now all the parking is messed up. It is their fault not having an organized document, but manager puts it my fault because I didn't reply her email. Now I have to find parking outside.

Lived here for about 8 months out of my 12 month lease until I was over this place. Out of the 4 places I live while I was in davis, this was overall the worst. As a student in a college town, this place was the worst. No study room, no gas grill, no hot tub, no weight room, a terrible trash issue problem. No leasing office assistance during the day, you have to make an appointment to see them, but they don't tell you that when you move in because they're there only for the first month. Now this is on top of a $250/month trash and water bill, and one of the most expensive rents in all

With regard to Gary D.'s reply. Oakshade commons was COMPLETELY overhauled and revamped 5 times during our 1 year lease. This is a trick they claimed with us when we signed our lease around this time (leasing time) in 2015. I would highly recommend taking into account not only the reviews for this property, but also of FPI management. There is a long history of mistreatment of tenants by FPI and Oakshade commons regardless of the property manager.

Do NOT live in Oakshade! Management is pretty much non existent and they took $900 off our security deposit!!! They charged us for paint, carpet, and utilities. All were terrible and non functional BEFORE we even moved in. DO NOT LIVE HERE.

Oakshade Commons has a 1 day turnover; meaning that everyone moves out on Aug 31st and the new residents move in on Sept 1st. If your apartment is towards the end of the complex, GOOD LUCK, because they probably didn't get a chance to clean it. Like ours. Feel free to look at the best photos of my apartment before you consider living here.

Upon arrival, my housemates and I clearly noticed that the apartment was filthy/in bad condition. This ranged from the 7 dead light-bulbs, removed floorboards, garbage left outside, paint buckets left inside, dirt covered linoleum, uncleaned and heavily

Please if you are considering this apartment, read this review. All of the good reviews reflect a management that no longer exists. The rent is EXTREMELY EXPENSIVE and overall this place is a HUGE SCAM.

THIS PLACE IS HORRIBLE
From the move in day everything has been bad. The move in was delayed to 9pm rather than 12 pm ...we waited out with luggage for 9 hrs. The washer, microwave, garbage disposal nothing was working. The dryer stopped working and was stinking after that. None of this was repaired for 2 whole months.
The service is non existent! the manager is never there, and they don't do anything.

They try their best to cheat you on the lease. We have a paper that says that the rent of renewal xxxx but when we went to renew it the manager changed the rent! increased it by 300 dolars

I lived there for a year and we kept the house very clean, but they took $100 out of our deposits, I mean $100 each, $400 total, so no matter what you do, they take whatever they need! expect that at the end of the year. Also, management was the worst!

This place is amazing. I signed an individual
Lease September 2014- August 2015. The interior design is gorgeous as well as the outside. There are hard wood floors and granite counter tops. Jessica the leasing agent was so nice and helpful with the whole process. It was my first time ever signing anywhere and I am so glad I had a wonderful experience here. Management is great! There is a new director named AJ. He is an amazing handy man. He is always there to help. He is so nice and really cares about this property. Since he came in, everything improved! Not that it was bad but it was even better

I love Oakshade! I am really sad to leave Oakshade after I graduate because you won't get a better apartment for the price anywhere else (I pay around $355 + utilities for a doubles room). Oakshade is beautiful and the current management is the best and very quick with fixing broken things.

AJ, the manager, works really hard to make sure that every apartment is in tip-top condition. His office is open every weekday (including Saturdays!!!) and so if anything breaks or happens, he is there to help! He is also a really nice and relational guy, so my housemates and I are never afraid to ask

By far the worst management you can come across- they said last year that they would be getting a better management team but nothing has changed. Don't take their word for anything they say, you have to do everything yourself. I would strongly advise any newcomers to not sign a lease with them.

THE BEST PLACE TO STAY IN DAVIS!

This place has the worst parking if you are a guest, BUT... if you are a UC Davis student, this is one of the best places to stay.

Safeway and other restaurants are right across the street, the apartment complex itself is pretty private, and finally if you are throwing a party, the cops rarely roll up in here. It is pretty legit.

They have a pool that no one uses and everything maybe compact but you don't get bothered when your neighbors throw a party. The rooms are a good size. The apartments are usually identical. There are about four rooms in each apartment

We finally have new management! I've been living here for two years now and the old management was absolutely horrible. They were rude, and never fixed anything. The new management is onsite and super friendly, they fix everything within 2 days! I'll definitely enjoy living here for the coming year.

I'm a sub leaser for this place and all I have to say is this place has a RAT/MICE problem!!! I've only lived here for a few months and within that few (5) months my housemates have killed between 5-10 mice! And we're not the only apartment that has this problem! Our neighbor from 3 doors down has the same problem. Maintenance came and set up mice traps but that doesn't keep them from coming! (MINUS 2 STARS cuz that's just naaastyyy)

My room also had a hole in the closet where you can see the structure of the apartment.. and idk why but a lot of the outlet covers and missing

I have no idea what is going on with Oakshade right now; I lived here for a year in 06-07 and afterwards, we had to move out because they were turning the complex into condos.....but THEN the next year I heard that it was going to become apartments again because they weren't selling as condos!

Oakshade as an apartment complex was great; we only paid $1995 for a 4 bed/3bath townhouse which is practically unheard of. It was huge and everything was pretty new. It is also in a super convenient location.

I think Oakshade loses hella points for being under Acadian's management, or at least
