Lived at MW for year and half. Very clean, safe and well maintained building and good price to quality of life. The neighborhood on N Williams has become festive and fun, easily walkable including to Mississippi district.

I've lived at the Mason Williams for almost 4 years. Avin, the property manager was always quick to respond and help should anything come up. After 6 months we felt like we wanted more space and we were able to move into two bed one bath with no additional fee. ( just had to sign a new year lease) . The location is great walking distance to all popular spots on williams. I would recommend an eastward facing room as the sunsets and views of hood were some of our favorite memories. I lived in the Mason Williams for two years and had an incredible experience (only moving because I left Oregon). Avin is the most thoughtful property manager I've ever had and adds a layer of energy and good vibes to the complex. She's responsive with inquiries, keeps parcels and packages safe when the locker is full and is an overall genuine person who cares about her tenants. I lived at the Mason Williams for over 4 years and really enjoyed my time there! It's location is unbeatable and the price is fair. Avin, the building manager was always really helpful and responsive. I moved out of a 2 bedroom with a roommate and into a 1 bedroom with my boyfriend at the beginning of the pandemic and she was really helpful with the transition. The only reason we left was due to a cross country move for a job! I highly recommend if your looking for a quiet and clean building in northeast Portland!

This place is amazing! Avin, the Property Manager, suggested we move here after living in The Albert for 1 year. The modern apartment had everything we needed from high ceilings, a large kitchen, balcony and a great view of Mt. Hood. The community room and the fitness center were big bonuses for us. Avin and her crew stepped up for us multiple times for upgrades to the gym, coordinating minor repairs in the apartment, getting access to the building, and anything and everything we needed. Lived at the Mason Williams for over 3 years and absolutely loved it. Building manager Avin was always so kind and helpful. The building itself is very efficient and the apartment was very spacious. I had east facing windows and got so much daylight.
Also, I think its the cheapest apartment building in the area.

I was looking at places and was very disappointed to be immediately turned away once I mentioned that I had an emotional support animal and stated they weren’t “set-up” for it. My hypoallergenic (I’m allergic to dogs myself) ESA is currently with me in the dorms at my university which also isn’t “set-up” for animals and we’re doing just fine. I’m disappointed by the treatment towards the neurodivergent community. My ESA has official paperwork from both my therapist and primary provider. This is going against the Federal Fair Housing Act as I see this as discrimination, the employee

My fiancé and I lived here for 4 years and only left due to a cross country move for school. This was the most affordable apartment that was up to par with our standards (close to nice restaurants/stores, new appliances, gated parking). We had a studio facing the back with a beautiful view of mt hood and large trees (which had lots of hummingbirds!) It was SO quiet. I literally never heard any noise from Williams st. Management is wonderful as well. In our four years rent went up once--and only about 4%. Maintenance requests were responded to right away. Avin helped us out a ton during our move

The Mason Williams is a great place to live! The staff is amazing, Avin in particular, and really make the place special.
- thick walls (or extremely quiet neighbors?)
- secure package center (Amazon, UPS, USPS, etc.)
- great food and shops nearby
- fast reliable internet
- LEED building
- hot water stays hot even for long showers
Some prior reviews mentioned only paying via check, but the online portal now includes an option for electronic online payment.
We left because we were moving out of the state, but the moveout was super easy and no sorts of hassles.

If you’re looking for a place where you’ll never have to see, hear, or talk to your neighbors, this is the place to be. Very quiet, not a social building, and the walls are sound proof. Overall this is a great place to live if you enjoy suffocating from heat in the summer and freezing in the winter. The units don’t hold their temperature well, so in the winter your heater will be running 24/7 and the same goes for the AC in the summer. Because the building uses partial solar energy, you’re responsible for paying utilities to the property as well as Portland electric, which makes the bill

The Mason Williams Apartments have been a great option on Williams street, with all of the competition popping up around it. The side facing the street can be noisy at times but you get used to it (we suggest getting a fan). My girlfriend and I have lived here for over a year and there has been a lot of improvements in management. Avin - the new complex manager is such a sweet lady that genuinely cares about her tenants and their wellbeing. I would recommend this complex to anyone looking on Williams street! Or at least meet Avin because she is a sweetheart!

I lived at the Mason Williams last year and enjoyed everything about it. Great location and modern apartment units. The walls are really quiet and I had no problems at all with any of the appliances. The staff was great and very accessible-- they even opened my apartment for me after hours when I locked myself out on several occasions. Yelena is very kind and fair property manager and was always responsive whenever I had any questions or issues. I highly recommend checking out this complex if you're in the market!

My father & I moved in almost 2 years ago and have really enjoyed living here. I find the building and apt to be clean, well built and maintained with pride by a hardworking staff. I am a big fan of our little gym and getting so much use out of it daily. I find the other reviews here to be very off and completely opposite of the experience my father & I have had.

Very clean and very comfortable.

No pets allowed which is fantastic!

Management is a disaster. Uncomfortable, unfriendly, and just plain frustrating to deal with them. The staff all kind of openly hate each other. And this is the building in which the famous racist restaurant resides. Who wants to live near that?

I had a really unpleasant stay here, The windows are paper thin. You can hear someone clearing their throat 4 floors below you like they are in the room. The office staff leave the pipes in the communal bathroom and are super rude.

For a modern building they still only accept 1 check even if you have a roommate. A check! You have to personally add your water bill on to your check every month. Slow to respond to issues.

Like others mentioned getting packages was always a stress, my name starts with an A and not a day went by that didn't include someone calling me to be let in to the building

Moved in a few months ago and absolute love this building and location. The staff has been always so kind and ready to help out when we need help with anything. The building is well maintained and feels so cozy. I'm not a huge fan of big living complexes and the Mason Williams offers large complex amenities in a small community atmosphere. Look forward to the rest of the lease here and hopefully extending it onward after that.

Terrible Management Company. Probably hands down the worse management company I have ever had to deal with.

Background: The Mason Williams and The Albert are sister buildings (only 4 blocks away from each other) and unfortunately, the same mediocre management lady, Yelena, "works" at both. Meaning, both places are mostly unmanned the majority of the day and packages are almost to impossible to get. Their "be back in" sign at the door is really just a loose suggestion that is about 90% of the time inaccurate.

Yelena doesn't really understand that customer service IS her

I am writing this review simply to give prospective applicants a heads up/warning in renting from this building (or their sister property, the Alberta). I recently applied to the Mason Williams after exchanging some information via email with their leasing agent, Yelena. The building, the neighborhood, and especially the price of the unit (a few hundred dollars less than my current apartment) all seemed great so it was a no brainer to submit my application and leave a deposit to hold the unit during processing. However, I was surprised to find out the following day that my application was denied
