Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee is $2000. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances. If I am part of the military and receive deployment or reassignment orders, can I break the lease?.

Well it's a lovely place ..... they do an adequate job of keeping the grounds
Trees trimmed and grass cut.... The management is friendly. The maintenance team has always been good in answering calls. BUT AND I REALLY MEAN BUT. I was caught in a bind in that I wanted to break my lease to buy a house...... 2000.00 penalty

2020 vanished and they deducted it and it became a charge
I'm over 70 and was dinged for not cleaning the fan blades in a vaulted ceiling. Charged 50.00 for the cheapest blind you can buy...... a couple of pieces broke off

I’m going on my second year of living here at The Residenz, and I have to say it has been a great living experience. The staff is mostly attentive and takes care of needs promptly and seem to truly care about their residents. The location is phenomenal, you can be anywhere in the city in 10-15 minutes. The apartments are relatively spacious and everyone I’ve met here is friendly and neighborly. This is a great neighborhood to walk, bike, and run in with many mature trees for shade. One of the best neighborhoods in the Dayton area, and you are even within 45-60 minutes of Cincinnati. Overall

I loved this apartment complex! It's so close to everything, and it was fun to go to the Fraze on a regular basis! It was nice because if I was outside I could hear the concerts, and when I was inside I couldn't. Perfect! The area around the complex feels very safe; I often saw police cars patrolling the area. Lincoln park is across the street and, if you have kids, there is a park with swings, tennis courts, and a baseball field down the road. I never had a problem with too much noise in my apartment. Maintenance was great, always willing to help and prompt in their response time. I did have issues

I love living here! The location is perfect, not too far from 75 or 675. Close to Trader Joes and other fun shops at town & country. If you have a dog or just love to walk, the park that the apartments overlook is perfect for an afternoon stroll. Around Christmas the park & The Fraze are completely decked out in lights which makes a welcoming site to see each evening. The Fraze, which is right next to the park has concerts and events during the summer/fall that are easy walking distance. As far as the apartments I get so many compliments from my friends who come over to visit. Love where I live

I just signed my Lease for Year 2! This is hands-down, the best Apartment Complex I have ever lived at! The Office Management and Staff are Excellent! The Maintenance Crew does an Excellent Job keeping the Complex Looking Beautiful and they Fix any Problems in a timely and thorough manner. You cannot beat this location. I work Downtown and it is 15 minutes tops to get there. The Fraze Pavillion is in walking distance for Concerts and Festivals. Shopping at nearby Town and Country is so convenient; especially in bad weather when you need to run out and grab a few things. Finally, I feel so safe

I have lived at the Residenz apartments for 1 year. It was really nice until the last 3 months, when problems with neighbors partying at all hours of the night. Management was called, and I was told a notice was given. Police have been called,as well. It is very sad that the complex has gone way down hill. It is in a beautiful area, across from the Fraze, and duck pond. I can honestly say they do a good job keeping up the grounds and maintain the property. Several neighbors are moving out for these reasons. Don't judge a book by its cover.

I lived at the Residenz for almost 5 years. I must admit, when searching the web the name "Residenz" did not peak my interest. However, after riding around the area, I decided to go in and talk to the staff. You have never met nicer people that will take care of any need that you have. The community itself is great. I have met many people that have been out there 10+ years. Maintenance staff is always on top of it; if you have an issue they will make sure it is handle. I'm really going to miss living here because I have met some really cool people and we all ended up hanging out. The pool and beach
