This is for Alissa i have been staying here for a year now and its been amazing aside from the homeless people I just wanted to thank Alissa because she has been an amazing landlord and also has been so patient and supportive with me and my time living here. It has been a blessing because of you so I just wanted to extend my appreciation because I am very grateful and this place has definitely been a great experience for my first apartment.

My boyfriend and I have been living here since July of 2018 and absolutely love living here.
We're walking distance from two grocery stores and a handful of eateries that the UV offers, we're just about a 5 minute drive from anything we could need outside of this Howe & Fair Oaks bubble, and the management is amazing.
Margaret is on top of everything. She's quick in responding to e-mails, makes sure parking is available to tenants (because the street can get pretty crowded) and even creates monthly apartment gatherings for everyone living here to mingle in.

The best property manager and maintenance I've ever had! Margaret does an amazing job at running all the events in the community and is super sweet plus very helpful! Anytime something needs to be changed or stops working Joe handles it literally right away! Location is really nice, very close to almost everything.

This place is awesome with a great staff. Margaret and Joe in the leasing office are always available to help us out.
I am impressed with the way the manager, Margaret helped whenever I am in need. She is always trying to help the residents to be happy in all possible ways.
The maintenance manager was excellent. Joe helped me out in solving a maintenance issue in my apartment even after office hours.
Would certainly refer this community to my friends in future.

We have lived here for more than 2 years now and never had a second thought of moving anywhere else since then. The place is peaceful, safe, and conveniently located within hand's reach to great restaurants, Arden Mall, grocery centers, pharmacies, church, hospitals, CSUS, elementary schools, gyms, freeways, and anything else you can think of that you would consider as necessities in a community you would consider home. I just moved into the Villas at Fair Oaks in January and I know I've made the right choice. It feels like it is its own little community off of the busy intersection. You'd never know the intersection is there and the CSUS campus is only about 2 miles away. It's quiet, the apartment manager is helpful and no nonsense without being in everyone's business and they're updating a lot of the units. There are social activities about once a month that you can be a part of or you can just stay to yourself and live your life.

The Villas is an awesome community to live in. The nearby shopping center makes life very convenient, especially if you are transportation challenged. The nearby river access is a huge bonus if you get tired of their pool area( I don't know why you would though). I am confused with previous gripes over the staff. If you are willing to take time to communicate your concerns, it will not fall on deaf ears with Ryan and his staff. This is a very belated review but a buddy I recommended to this community showed me the other reviews that had him weary of applying to live here. I assured him as i am

Had a good experience at this location. Lived here for a year. Becoming a resident was a smooth transition the staff here is professional and prepared and helped me through the whole processes. The rent is a little steep but that's due to the upgrades and the location it's in. Overall my dog and I had a good time living here.

Very bad management . One should forget to get back their deposit amount in any cases. main manager Ryan is making people fool at the lease end and taking money. You have to pay it anyway. i dint have time to argue with those guys otherwise we can do that. But make sure you can get good apartment in same area with lower price and better management. This property does not have a gate so nuisance of homeless people. and management says you can park on street but people get tickets for parking there and then when you ask management about this they just say its not their responsibility. This place is not safe. Cars get broken into all the time and there are shady people walking around trying to hustle. The place is next to a drug rehab center. In the three months that I have lived here my car got broken into - and my wallet got stolen. If you value your physical safety and your property as well, don't live here. Pure and simple.

Overpriced for what you get.
We've lived here over a year now, attracted to the location and the "upgraded" layout of the units. I will admit the crown mouldings and upgraded counter tops are a nice touch, but overall the negative outweighs the positive, especially for the prices they want to charge.
I'm going to keep this simple in a pros/cons list:
pros:
- upgraded units that feel nice and less like a crappy apartment, we are in a 2 story unit and it feels more like a town home than an apartment.
- location: close to downtown, less than 5 miles from where I work and across

At first I loved these apartments it's a good location close to sac state and close to work. However I would never let any of my friends or family move in to a place like this. Management is super nice and friendly at first but it's all about the money.
If you live on the second story the summer time will be hell. Our apartment only had a wall a/c unit that only cooled the living room. The rest of the apartment and rooms would be so hot until almost midnight when it cooled down a bit. Our toilet was broken the whole year we were there, it would move each time when you sat on it.

I came last month and my apartment is completely renovated. The kitchen is very modern with lots of drawers, microwave, oven, gas stove, dishwasher. The house is spacious and material is quality material. All facilities are good like laundry, peaceful, near to safeway, atnt, us bank, public transportation. Good place to stay.

I've been living here since summer of 2013 and have no real complaints about the place. The pool is really nice and has a great BBQ pit and picnic area. The grounds are always clean, and I think the grounds keeper is basically always on duty. I'm currently attending Sac State, and it's a quick 8 min bike ride. Living here is saving me around $160 a semester in parking fees. It's also close the the river and bike trail, so there's plenty to explore. Besides that, there's the shopping center across the street that makes life a little easier. Management is pretty easy
