Michelle joined the Sandco Properties team in 2002. She is known for being fair and up front with prospects, local agencies, vendors, contractors and residents. Michelle strives to make sure our properties are always above rental standards and maintained during the course of occupancy. She works hard to keep an open line of communication and a good relationship with vendors and sub-contractors to keep our residents well taken care of and happy.

Is the office guru who: Runs applications, shows properties, creates leases, processes rents & requests, updates our mountains of required forms and in general keeps the office running. If you have a question, she can help you! Our smiling receptionist will ALWAYS make you feel welcomed! Services
Local code enforcement action relating to the property and findings or settlements related to housing discrimination against the landlord in pursuant to TMC 1.29. Occupancy is primarily based on the total square feet of living space, the City of Tacoma requires 200 sq feet per person, this can be rounded up so that 550 square feet could house 3 people.
ALL adults (deemed as 18 and older) that will be living on the property must complete an application and provide the following:. Application Fee of $40 per adult: The fee to process this application is non-refundable and pays for the expenses associated with screening each applicant.

Valid photo identification and written authorization: All adults must be able to present current photo identification such as a valid driver's license, military ID card, state ID card or passport, etc. so that we can verify your identity.A copy of your ID will be placed on file should your application be accepted.
If pets are allowed at a specific property, Sandco Properties, Inc requires a $500 refundable pet deposit per pet. Pit-Bulls, Rottweilers or like breeds are never allowed. However, SERVICE ANIMALS will not be refused nor deposit charged if all requirements are met. See below for more information.

The Federal Fair Housing Act, the Americans with Disabilities Act, the Rehabilitation Act (Section 504), and the Washington State Law Against Discrimination all require that applicants and tenants with disabilities be provided with "reasonable accommodations" as needed in order for them to have an opportunity for full use and enjoyment of their housing.
The Rental Housing Code also includes a provision for housing relocation assistance to qualifying tenants and allows the City to investigate complaints and enforce the code. Resource pages landlords are required to give to tenants with any notice under RCW 59.12 and TMC 1.95. 120-day notice to vacate and relocation assistance for low-income tenants when a landlord intends to change the use, substantially rehabilitate, or demolish a dwelling unit.
Walk home with the owner and give our opinion of what we believe the home may need to ensure it is "rent ready" along with our opinion of what the rent and deposits should be set at. We have a database of trusted vendors at your disposal for any maintenance, cleaning, painting or yard care you may need help with.

My family has been renting a condo from them for almost 3 years. Throughout our time here we have had one major repair, a few minor and even a cosmetic repair. Every time a maintenance request is made, they always respond within 24 hours. All of our repairs have been done extremely quick while making sure it's also top notch quality. Our rent has only been raised 1 time and it was only $15. I'm very grateful for Sandco properties and how they take care of their residents.

I’ve been a tenant for 10 months and due to some unfortunate circumstances I am having to terminate my lease early. The staff has been so supportive and helpful throughout everything. They are timely, responsive, caring and honest. I feel very grateful to have such awesome management. Always recommend!! The maintenance guys are very helpful as well. Overall great experience.

(801 N L st) Very honest review. I was with sandco properties for a year. staff are very smart, friendly, and professional. But qualities of the properties are very poor and old. Like broken window was already broken when i moved in. No access to A/C and heater thermostat. Very cold in the winter. Extremely hot in the summer. Secondary heat/cool sources you personally own won't really work due to its overwhelming temperatures inside. Prices are not reasonable for your living environment.

They seem not to want to show anything and if they have a time it’s for 10 minutes and always during the normal working hours nothing in the late afternoon or evening. Their excuse is they are to busy to make a appointment to show a place they have for rent. Makes me wonder how they rent anything to anyone. I wonder if their property owners realize all this and wonder why they are still empty without a renter in this hot market we have here. Sounds like to me they need to retrain or fire all their employees. I did try for three weeks to get to see a few properties and no luck they are shady makes

If I could give 0 stars I would. They make you pay for and fix your own repairs. They say you have to have a professional do any thing in the house but then made us trim the trees away from the power lines instead of a professional. The windows leak so it creates mold and we were told it's our responsibility

Absolutely worst company you ever could work with. Took over a month to answer a repair request for my fridge when they first took over the property. Worked on trying everything to get me out as soon as they took over. They were very disorganized did not have us sign anything when we got switched over to new landlord company. I highly would recommend to run away and never do business with this company. They will never work with you, they only care for themselves, and they will raise your rent by over 400-500 when there are places nearby that are worth far less than what they offer. If I could give zero stars I would. My boyfriend and I rented a unit from them on a year lease. They would come by and knock on our windows to be let in. Never gave notice when they would be showing up and never had there own set of keys to the building. We got approval to get a dog, bought a dog, had that specific dog approved by them, and then was threatened to be evicted a month later because they said they never approved of the dog. The women who work there were so shady and yelled at us and argued with us every chance they could even over simple maintenance requests. They also refused to give

Sandco has bent over backwards to help us when we ran into some financial problems. I have rented from them for almost 3 years and of course there has been a few issues along the way but they have been resolved quickly. The staff is friendly and understanding.

This company is very easy to work with. The staff are friendly and are genuinely there to help you find a place to live. Although they have weird business hours they are quick to return phone calls the next business day. I did not have any problems with after hours maintenance so I can't vouch for them in that department. I'd definitely recommend renting from this company in the Tacoma Pierce County area.
