I have lived here for a year and a half and it has been a great experience! Staff is always very nice and helpful, maintenance is always prompt. Parking is not too bad compared to other complexes, I don’t have a carport but am always able to find a spot near my apartment. They are very helpful and understanding during tough times. Love it here!

Thirty Oaks is a beautiful property that's located by a lot of shopping centers. The staff are nice and help with any questions I have, and the property has a functioning gate, which is good for the residents privacy and protection. The neighbors are polite, and respectful, and the valet trash service is very convenient for our busy schedules. The animal park is perfect for our dog and the gyms location within the property is a minute walk from my residence. I didn't forget about the amazing pool but you'll have to come see that in person because it's just as amazing as everything else. I love

No apartment is perfect but I’ve been here almost 10 months now and so far it has been a good experience. The office staff has been extremely kind and helpful. Especially Krystle! She knows her stuff, professional and just a fun person to talk to. She makes it easy.

Me and my boyfriend have found ourselves really lucky to live in such a well taken care of apartment complex. The front desk is so friendly, they are always inviting food trucks out for us (which never disappoint), they always send out a notice for anything they have going on, and the maintenance crew is fast and friendly. Dispute the traffic on Culebra, I’m really glad we live here! ☺️

Been a resident here going on two years now, and it’s been my favorite apartment to date! Besides the fact it’s conveniently located to 1604 and 151, the community is kept clean and presentable! The neighbors and staff are friendly and courteous. Maintenance is also very responsive! Best property I’ve ever called home.

Been here 2 years and I am happy to renew hear for year 3! Location is awesome, close to lots to do within Alamo Ranch. Traffic can be crazy at times, but this specific complex has an additional outlet onto a less crowded road and it makes it easier to get around and bypass traffic. Leasing office has been awesome and very accommodating, maintenance has actually improved with the time I've been here and is very prompt to resolve issues that arise.

Let me start off by saying the staff is amazing. I mostly came into contact with Shay and Bryan. They were always super nice and respectful. I get a lot of packages and never received attitude when going to get them from the office, like I expected. Even when I called about my noisy neighbors (which I will address later) they were understanding and reached out to them. Khrystle helped me with move out and I literally had no problems. She's the sweetest little thing! They all have great customer service and were always responsive! I loved that they were actually knowledgeable about my inquiries

Only thing that's on point is frank for maintenance everyone else i have no idea what theyre doing. I asked to move my lease because I felt uncomfortable in mine due to past events where someone harasses me and bangs on my door at night. Worst year ever living here. Shootings. Violence. $200 water bills. Mold and management never took concerns seriously. After 6 months of going back and forth with management regarding high water bills ($175-$200 ) we learned that mold was growing in our bedroom and closet surrounding the master shower walls. Yeah lived hear for about 2.5 years and this has been a constant. I find the alleys I mean hallways or breezeways as management likes to call them really remind me of "resort living." Seriously management/maintenance is pretty apathetic about pests and overall cleanliness of the property. The forced trash service is cool until you look down and realize your pricey spot ain't that nice. I haven't even lived here a year and there has been a huge increase in criminal activity. Since I have moved in there has been 2 shootings, vehicle break ins, drug dealers, Grand Theft Auto, and most recently my front door was kicked in and lots of things stolen. We moved into Thirty Oaks in January 2019. We were very concerned because of the low ratings and things other residents were posting online. But honestly, we fell in love with the place before even reading the reviews and wanted to give it a chance. The prices, the location and the complex were exactly what we were looking for. We decided to sign a one year lease. It's been 2 months so far and we love it, no regrets. Every single time we've had to call maintenance they came quickly and fixed what needed to be fixed. I love living here in Thirty Oaks. The apartments are well maintained and in new condition. Every time I've put in a request for maintenance, they've come the same day or the next to fix the issue. Yes you pay for valet trash, but it's minimal and completely worth it. The cable is not difficult to use, but I guess it could be if you're not familiar with everyday household electronics, in which case spectrum will send someone out at no cost to help walk you through turning your cable box on. Reasons not to move here (an unbiased review, based purely on months of observation):
1. Your rent will be about $110 more expensive than the rate you get, because :
*they will force you to pay for basic cable and internet through spectrum . I don't even know how to use my cable box and I've been here almost 6 months. Why? because there is absolutely NOTHING I watch on cable.
* You'll be forced to pay for "valet trash" which only runs Sunday - Thursday and have no set time to come. It's between 6-9 I think. That wouldnt be so bad but they also want to tell you WHEN

Used to be a 5 star place but they got new management and whole new staff and the new staff is just rude, unprofessional, and we got into hard times and star used to help us out but now they dont want to help they treat you like a number instead of a human being. Near the end of my lease I couldn't really decide whether to move or stay at Thirty Oaks. I ended up going out of state for a few days for work and when I came back on the 4th I already had an eviction notice on my door, the eviction was dated for action on the 8th of the month, YES the 8th. I was curious to see what would happen if I wanted to pay after the 8th and I was told by the office that on the 11th they were going to file the eviction with the courts and that the Constable will be serving me some legal paperwork. I moved here in November and it was great. Then recently a new management (Lincoln Property Management)took over. The trash at the pool is always over flowing. Pool restrooms are not clean. Pool issues where the same last weekend too. Dog stations are often empty. Before this management company there were small events for the residents and now there is nothing. They used to offer yoga and they discontinued that too. A little over a week ago kids were throwing rocks and one bled all over the road (ambulance was called). I called the office to let them know, so it could be cleaned up.
