Olume apartments is centrally located, though walking around the neighborhood is not pleasant at all around SOMA. You do however have a nice rooftop with great view to hangout at.
Here are couple of things to note:
1. There are additional monthly costs that adds up to another $200+, for mandatory valet trash, water, and other misc. fees.
2. If you require car parking, its an additional $150-$250. There are also no visitors parking, street parking around SOMA is limited.
3. There are also no loading zones dedicated to the building for when you move-in, or move-out. You will be responsible for

I've lived at Olume for a year, and it's a good fit for what I need. Amazing rooftop and great views, love the landscaping, and especially the fenced dog area on the roof, always clean first thing in the morning. Modern layout of the apartment and has AC great for the hotter days here in SF, spacious open main room, spacious bathroom.

I love Olume! It is peaceful, SAFE, well maintained, and the rooftop is incredible.

Prices are competitive with others in the area. Yet, I think you get the best bang for your buck at Olume, in comparison to others.

Olume is a great place to live. The management & office team team Angelo, Jack & Kerry are prompt & accommodating. The rooftop is really nice, with grills & firepits. It also has a great view of the city! There's also a doggy area on the roof & plenty of friends to be made! It is a community that feels like we all belong & I love that!

Great place. Friendly staff and management team. Common areas are clean and organized. Kerry was prompt with helping me put in service orders as some items needed attention. Angelo was professional and quick to reply to any questions that I had. I have had no negative experiences with living at Olume.

Watch out for a very unprofessional leasing agent named Kerry at Olume. He would provide the very much wrong information that sounded attractive and guide you to an online application for the apartment. You'll be charged the application fee and a resident account will be created even before you're presented with the lease. When you find out the “confusion”, it’s already a mess. In general, it just felt like a scam.

This is literally the best building we have ever lived in. Its the people who service and manage the building that make it worthwhile. Its a feeling on a hotel in a very boutique building. I am lucky to live in such a clean, and lovely facility. Olume is dog friendly, which is the best feature for us. Angelo, the building manager is a gem, and Jack, the service manager is gods gift. Thank you team Olume for making us feel at home!

If you're looking for a stylish designed modern community you could call home, Olume is your perfect choice at Civic Center. Not only you will fall in love with its rooftop gym and convenient location 10-minute walk from all the great restaurants at Hayes Valley, but you will have a wonderful team of community management. There's Emmet who's friendly and professional to show you around the building, and Jack who knows literarily every tenants and gives you any help on maintenance you need. Angelo, their manager, is extremely helpful whenever you want to understand your lease terms

We lived here for 2 years. The quality of the interior of the apartments were top notch and easy to maintain. We rarely heard any noise from other tenants either surrounding us on either side, nor above us. The rooftop garden was beautiful. As a lot of apartment communities change management companies frequently, the addition of Angelo was great. The maintenance staff led by Sergio was super quick and responsive to any issues. The rooftop views are absolutely breathtaking. The management staff are well worth the luxury rent. I was extremely impressed with how Holly handled all of my questions with knowledge and care. 100% satisfied with my experience.

I called the office at 10:30 yesterday to schedule a viewing for 2pm that same day. With no phone call, I received an email at 11:15 asking ME to reschedule to 2:45 that I did not see until around 1. I popped into the office in person at that time since I was nearby to reschedule. There was a nice gentleman smiling in the back who seemed available to chat, but as I was walking back I was stopped by Holly who was at a desk with someone. Abruptly she asked if I needed something. Beautiful building and appointments. Love the rooftop deck and gym, stunning view of the city. Was greeted by friendly and efficient management staff who showed me around. Unfortunately, they were at full capacity for what I was looking for.

Olume treated me, my partner, and our two dogs very well during our 6-month stay.

The rent certainly wasn't cheap, but compared to other apartment buildings close by (NEMA, 100 Van Ness), they offered more competitive prices on short-term leases. For the same period of time and similar accommodations, NEMA's rent was nearly double! Gouge away.

If you're interested in a clean, modern, well-appointed place to rent in SoMa, then look no further.

I believe that Olume's online materials provide an accurate representation of their offerings (at least at the time of this review

I've called Olume home for nearly 3 years since Oct 2016. Building ownership and staff had turned over often about a year ago and there were some hiccups in the transition.

However, since Holly and Angelo took over as the leasing management staff, things have been wonderful! They are extremely responsive and will go out of their way to ensure your needs are met. They were instrumental in my decision to renew my lease for a 3rd year.

Toured this building the other day and I was very impressed! The manager of the building was professional, friendly, and was very patient with me and my million questions. The interior common areas were clean and nicely decorated. Olume has an amazing rooftop area with plenty of seating, grills and view that don't stop! When there is availability I definitely be moving into Olume. Of all the buildings I've toured the staff at this one was by far the most attentive and polite.

Fraudulent misrepresentation, a web of lies, deciet and mismanagement
I suffered at the hands of Greystar Apartments' continued dysfunction and mismanagement at the Olume property.
Put simply, I was shown an apartment , induced to sign a lease and did so only to be given an apartment which was entirely different to the one I signed a lease on in terms of layout, features and size.
I called Olume daily to resolve the matter repeatedly only to be dealt with by no less than seven different 'managers' yet - no manager had the requisite authority ambition or ability to resolve the matter.

This place has been a wonderful living experience in San Francisco. I feel secure with the locked front door and security guards on site, the building puts an effort into creating community events for residents to participate in, and unique amenities you won’t find anywhere else in the city (personal butlers for each unit? Whaaaaaat??) The staff is also very warm and accommodating, from Holly to Cristina, Mario and Sergio.
I couldn’t imagine living anywhere else.

This is building has been a complete bait and switch. The fact that it’s referred to as “luxury” is a complete farce. Since moving in, the building has changed management companies and the new one clearly does not care at all. Complaints are never resolved. Community “amenities” are left broken or unworking until they eventually just remove them. If you’re taking a tour, don’t be fooled! That giant TV on the roof hasn’t worked once in the year that I’ve lived here. The fire pits? Broken. The elevators often shut down for days at a time. You can’t even take out the trash when

I actually enjoyed my stay at Olume. It's true, some public utilities were not maintained, but the apartment was great and I never had a problem with staff. Until I moved out.
The staff at Olume will drag their feet to return your deposit money, and make it as difficult as possible to get back what's owed to you.
Very disappointing, and honestly, illegal. I feel like I've been ripped off.

UPDATE: More staff turnover has occurred since my original post. Mostly corporate employees have taken rotational shifts to help work the management office. This place has no permanent property manager still (since January). Mail still collects in the mail area and coffee machine regularly goes out skip every third day because they still don’t PROACTIVELY maintenance the place. No one cares about their most relevant asset (existing tenants!). We gave our 30 days, you should too or shop elsewhere! Cheers!!

Take it from a real resident that your rent unfortunately does not pay for (working) amenities or even subpar customer service from anyone in the resident office. The problem stems from the top - the property manager - and flows down. There has been turnover going on and I've talked to most all of the newer staff. One told me that "it's just a job" when asked how they liked working here. That's not very good from a resident perspective. Because the every day staff are the working faces who take your

I have lived at Olume since October 2016 and the property has been going downhill for quite some time. The management team has made it very clear with their actions that they do not intend to properly maintain this building, to hold up to their luxury standard they boast on the website. Renters be warned--go ahead and skip this place. You don't get your money's worth here.

- The elevators currently display out of date permits in both. Not by a few months. BY TWO YEARS. Check those out when you come to tour, it would be a nice talking point I bet.
- The hot water was incredibly unreliable

I looked at several places in the SOMA area to include the highly rated NEMA. This was the last spot on the list for the day and it had been a long day. I walked in and was greeted by Assistant Leasing Manager, Christian. I wasn't expecting much after what I had already seen during the day. I was moving from a 3 story townhouse which had 1,800 square feet. I knew I was going to be making an adjustment. Space was critical for me.

Christian showed me a 1 Bedroom that was laid out beautifully and seemed very spacious for the very small square footage, 530sq. ft. The things that I immediately
