I had a similar bad experience as another reviewer. Roach problem was excessive and an extra layer of added stress I did not need at the time. My first day in my place a roach flew out at my head from a light fixture. Sketchy people would wander into the complex. After moving out, I got charged for things I had put in a complaint for already and when I called to get the charge taken off, though I was calm and respectful, the management was so snappy and rude right away. I was in contact with Jill at the office who took care of my questions and concerns prior to choosing Zona Rio as my new home due to relocating for work. I am leaving this review after moving in and settling down!
Jill is very professional and I could not have asked for a better experience from Zona Rio while apartment hunting around Tucson. The apartments grounds (pool, laundry facility, etc.) are clean and well-kept, and I was also very satisfied with the condition of my apartment.

Very beautiful place to live for a descent price, not only that but maintenance is freaking awesome they come when they say and it's usually the next morning hes respectful and kind and gets the job done fast, the women in the office are very kind and friendly they will help in anyway they can. I love the energy here 😁 been here 5 month so far and highly recommended anyone to move here very safe for children and affordable for college students if you have a roommate or a good paying job . Again my boyfriend and I are happy with our choice. Oh yeah it's close to a lot of convenient places😃

The Management Company at Zona Rio’s was very pleasant and willing to help. They actually listened to their tenants when the parking lot was becoming overrun. Many other examples as well. The manager, Shelby, is very attentive and responsive. I highly recommend this complex, maintenance and groundskeepers were amazing. The reason for 4 stars is just because the gates weren’t always working. No fault of staff.

Zona Rio is nice and so is the staff but they really arent good at their job. first off, the laundry room is always broken in some way whether it be your quarters being eaten, machines not working, or the card reader not working so i generally have to go to the laundry mat BUT i still get charged for "community" utilities AKA the laundry room that NEVER works. next, your gas or water will just be randomly shut off. it seems there is always "emergency repair" and there will be no notice until you try to turn on your water and nothing comes out. They do the same when it comes for constructions -

Not sure how this place gets so many positive reviews but here is my opinion. I lived there for 1 year due to signing a lease. If I could have I would have moved out within 2 months but could not afford the $2000 they charge for moving out early.
Pros: Location is close to downtown. Office staff and maintenance crew is super nice. When I moved in the apartment had alot of issues including an old fridge and they happily replaced it with a new one as well as installed a new door lock.
Cons: So many.
During the tour they showed me a display apartment which looked great. My actual apartment was

Very nice and clean apartments. Management and staff are very professional and friendly. Highly recommend.
Wonderful place to live! In my six months there the office staff, Shelby and Jill were extremely professional. The maintenance people responded quickly to a few minor issues and didn’t leave till it was right.
A good mix of residents families, students, seniors. Nice and friendly people.
The amenities were outstanding, pool, spa, covered BBQ, billiards room, common area with WiFi, intimate theater and dog park.
Lastly there was lots of value to the apartment compared to other apartments

Jill, Jessica, and Shelby are an awesome management team. I didn't end up signing a lease with Zona Rio for a variety of personal reasons, but I would have been lucky to have lived somewhere with such good people working to take care of me. I was moving to Tucson from out of state and trying to find an apartment virtually, which is always a stressful venture. All three of them answered countless questions, over email and the phone, and sent all the photos and videos I requested. It was truly multiple months of communication. Throughout the process, they assured that providing the info was no hassle

I had a seamless experience from beginning to end. Friendly, responsive, and competent staff. The two times I needed something fixed, it was done the same or next day. For the duration of my stay, I have seen 0 roaches or any critters. The builders are older, so don't expect something that looks like it's from 2019 and fully upgraded. This is an apartment building, so you'll likely hear things from your neighbors or kids playing outside. Great value for the location and size of the apartments. You get what you pay for! PS. The raspado place across the street is awesome.

Great and convenient place to live. Immediate access to free way, downtown, campus etc. staffing in the office is amazing! Always friends and nice! The best costumer service I have experienced in an apartment complex office. Would recommend to rent.

I just moved into Zona Rio yesterday and it went as smooth as I think any move in could go. Shelby and Cindy were extremely helpful throughout the process and I had no issues whatsoever. The apartment unit was clean and well kept with everything in working order. The maintenance staff is friendly and the complex itself is clean and well maintained. Plenty of gated parking and amenities are clean. Although it's only been a couple days here, I don't see myself changing this review later on down the road.

Gross, as in roaches no matter what you do.
Overpriced, tiny old apartment for the price of newer ones with more to offer. All they have is a last volleyball court and no fitness room, just stupid 1 hour classes.
The pool smell so strongly of chemicals it will make you gag.
Also the area isn't even that great, yeah it's close to things but if you want to feel safe at night, this isn't the place

This is definitely one of the best places I've lived at. I lived here for 3 years.

The community is awesome, the staff is always friendly and willing to help, and the x-fitness classes are great.
The fitness classes are the main reason why I picked this place and it didn't disappoint - met so many good people!
The pool area is also nice with a large grill area.
It's mostly college students that live here and young professionals.
Great location too - quick access to I-10. An Uber ride downtown will only run you $5.

I recently moved to Reno, NV from Tucson, AZ, but I lived at the Zona Rio Apartments for two years prior to the move.

And I truly loved it.

This was the first (and only) place I lived at on my own. And not only was it safe, but there was a sense of community and belonging. The office attendants, managers, and maintenance crew members were all friendly and welcoming. They made sure to remember me and things about me, like my major and my hometown. They were always helpful and understanding, especially towards those of us that are still learning to "adult".

NOT STUDENT FRIENDLY.

Living here was great, simply because the apartment I moved into was totally redone as the AC unit leaked into the apartment and they had to completely redo it so I was lucky in that aspect.

However, this apartment complex is not student friendly compared to other apartment complexes. The issues started before I even moved in as I had signed a reservation sheet saying I was going to move into a second floor apartment, but when I arrived with all of my belongings OH, looks like we only have third floor apartments available now and so since my back was against the corner I

Have lived here for 2 years and have not been happier. The staff is amazing, the grounds are beautiful, I'm not kept awake at night from college parties, and my apartment is affordable. The apartments are old in general and are bound to have various minor issues, but the staff jumps to help fix any problems. The best place I've lived in Tucson during my college years!

My daughter moved in here while she is going to UoA. Staff was very friendly. Exterior looks good, nice pool and laundry room. I like that it's gated. Inside apartments very old. Cabinets look nothing like what we walled through. Cabinets old, broken, dirty, but they said thats what ya get. Stove burner didn't work, but they are going to fix or replace. Fire alarm very close to oven when cooking goes off all the time. Shower was broke and they fixed right away. Toilet cover has has big chips out of it. Place had a few issues that they fixed right away. Window had not lock, fixed. AC leaking
