Location is our most valuable amenity with most of our Arlington, VA apartments conveniently situated within walking distance to the metro lines and other public transportation. Additionally, the apartments themselves have updated kitchens and appliances, hardwood floors, air conditioning, on site laundry facilities and off street parking.
Services
Applications can be returned by fax, mail or brought directly to the management office between regular business hours. There is no fee to submit an application for processing. Upon approval, and if you sign a lease for one of our rental units, a $45.00 per person application/move in fee will be collected along with the appropriate security deposit.

Critical: Professionalism, Quality, Responsiveness, Value
In October 2020, I had to take S&S Properties to court to get out of the lease. Please take a look at the photos and decide whether you want to deal with what I had to go through during this pandemic. They have refused to give me my security deposit so I will have to go back to court again.

Idk why people have posted so many bad reviews. I've had no problems with S & S. It takes them a couple of days to cash my checks for rent, but I also have turned it in a couple days late and never received a fine or anything, so it all works out. They are responsive to emails.

Horrible management. Mice and roach infested. I had a leak in my roof about 10 days after moving in, it took 4 days for them to come try and fix it. Pest control has yet to come. The mice come out at night and it's scary if you live alone. No pest control company, slow response to issues etc. The maintenance guy is an older caucasian man, and he doubles as the emergency maintenance. The ladies in the leasing office at falls church are horrible. I could go on and on and I've not been here up to a month. Not habitable.

Supposed to be move in ready... it’s been 2 weeks and nothing has been done, but we got bedbugs, roaches, and rats to your hearts content... There needs to be a better way of handling things.

Place was terrible! Please save yourself the headaches, embarrassments, and take your business elsewhere! The date I moved in nothing has been done to take care of the terrible situation my family and I had been placed. We discovered that there is toxic black mold the unit and nothing was done except being told management will handle it even though no one ever came by. And as of

Giving one stars since I cant go lower. Expect roach infestation in all apartments. Service requests have to be followed up several times. One of the most unprofessional businesses ever. Also found a mouse in my apartment sometime back. No action was taken. I had to buy my own traps and deploy them and catch the mouse. Worst place I've ever lived in. Avoid like the plague.

This place is filled with mice, roaches, and bed bugs and lets not forget mold or dust mites. If you live here too long you will kill your health and put ask risk your loves. I can go on and on but the truth of it is that owners are a pair too greedy people that have lost thier mortals and understanding of human beings. They see the tenants as low class people that deserve the minimum standards of living. Take this as a consideration tho one to another tho on to you.

The worst place to live ever,
i got an apartment in the summer and its winter now and most of the things in my apartment don"t work
Personally i have experienced their employees come into the apartment when no one is home without permission. i saw a guy walk in my apartment.
their staff is unqualified along management.
I would recommend people to never come and waste your money here.

I have rented multiple properties in the Arlington area. I would highly recommend avoiding this company and their properties if at all possible. The only thing they do is collect a rent check from you and will not provide any services as a landlord should.
When attempting to terminate my lease and re-collect my security deposit I was given a run around and they repeatedly tried to tell me that I could not cancel it (it was a month to month lease) and they have a system where the tenant is supposed to pay the security deposit to the next tenant rather than to the property manager.
