Broadfalls

I needed an apartment for a relatively short period (with cat coming along) while my home is being renovated. Broadfalls offered what I needed and the experience of going from inquiring to signing the lease was easy. Looking forward to spending a little time there.

I recently signed my lease for my apartment at BroadFalls. Adam answered all of my questions during my tour and was very helpful overall. I'll update my review after living here for a few months, but so far I can say that it looks like a great place to live and is pretty affordable.

It is an ok place to live but they I’ve turn the air-conditioning off for multiple months at a time during my duration of living in this apartment and the smells from each apartment will get into your air-conditioning in your apartment can smell like fish or nail polish depending on the day and the restaurant from downstairs always is cooking so the apartment normally smells like food my apartment Presley has gotten sound like a leakage or mold on the roof and it’s kind of bad the oven and kitchen system is not the best but in place of price and utilities and location it is a perfect place

Living at Broadfalls was great. It was filled with great people and great apartments. Everyone was so friendly and nice to eachother. The aoratments themselves are very spacious and the walls are very thick so it was always quiet and nice. It was a very good experience for me. I'd highly recommend it to anyone looking for an apartment in Falls Church.

Broadfalls is just right. Perfect location. Staff knows you. Family and pet oriented. Keeps charging away at getting the little things done.

I lived here in a top floor studio apartment from December 2020-July 2021 and had a poor experience. The ONLY pro is that maintenance himself is delightful and responds fairly quickly.
Management is almost impossible to communicate with. They rarely respond to emails and I never recieved one email they claimed to send to me.
Upon move-in, the key they gave me for the deadbolt did not work and they would not replace it until Monday (it was a Saturday), so I could not lock my deadbolt from the outside for an entire weekend. The pilot light in the stove had not been lit and the foyer ceiling leaked

I moved into Broadfalls in August. Honestly, I can't say enough about how much I like my new space. I moved from a tiny studio which was fine before the pandemic when I was hardly there, but during lockdown, I realized I needed more space and this one bedroom with a den was the perfect size. I haven't really needed much maintenance, though when I do, they are super prompt and the gentleman who does it is really nice. I saw him protecting cars from snowballs flying during the winter. The landlord stole my refrigerated food and locked it up so it rotted. There is an injured raccoon in the parking lot every night. There is mold on the ac units they painted over and it came back within 2 months of moving in.

Oh Broadfalls, what can I say about this apartment that hasn't already been said? I lived here for 3.5 years and moved out last month. There's a lot of interesting things about this apartment that make it one of a kind.
About every other month or so the fire alarm would off and everyone would congregate outside the building as they wait for the firetrucks to show up to diagnose the issue (usually someone burning something in their kitchen). I learned to use this time to hop in my car and do some grocery shopping.
Then there's the laundry the situation. People leaving their stuff

Mold is all over the air heating and cooling units.
The manager stole my food delivery and locked it up and did not notify me or my roomate. I couldn't find it and it rotted.

Sticking to the facts because we've all been down the 'What does this place have to offer me?' road before.
Facts:
-Building location is great. Located walking distance from shops and grocery markets and being less than 2 miles out from 66 and the beltway, including two Metro Rail stations.
-Rent is about as cheap as you can find for the area although steadily increasing, as all things do in life.
-Building maintenance is constant, as the building was built in the 1950s. Expect vintage before modern in every case you can think. Maintenance items do happen when requested.
-Pets are allowed

This place is absolutely garbage for a few reasons. The management is absolutely terrible---they will call the cops on you for absolutely no reason (alleged noice and odors). It is basically a retirement home with the vast majority of tenants on public assistance. They will also call the cops on you for no reason at all. The tenants include drunks, drug addicts, etc. It is the absolute trashiest of the trash that live here. Every other day you will have an issue with something in your apartment. Things break on a regular basis.
This place just sucks. Don't rent here.

I've been living here for 1 year. Management is very proactive and friendly when resolving issues. It is an older building, but the location is great, and apartment sizes are on the large side for the price.

A few things to know:

The elevators are tiny, you probably won't be able to fit a queen sized bed or large furniture on it, plan to use the stairs (they are very wide).

There are stray cats in the parking lot, they are not aggressive and I'm pretty sure some residents feed them.

There is no assigned parking, and the parking lot never fills completely.

Location is fantastic

The building in in disrepair and the water is shut off at least once a month for repairs. The Air Condition for the entire building was not working over a 3 day holiday weekend. No effort from management to make repairs in the middle of the summer on a hot holiday weekend.
In the 3 years I lived there the place has now gone downhill considerably. Current Management is not considerate of tenets. (There are no saturday office hours, the office does not prefer to hold mail/ups/fedex packages and doesn't offer to leave by apartment door.) The previous management team at least offered extra customer

This used to be a great apartment. But new management took over about a month ago. Beware! They are dictators who know nothing about how to deal with people or how to be human. They tell the residents it doesn't matter what they think, they can't do anything to stop whatever management wants to do. Don't move there!
