Services
Canopy offers two, three, and four-bedroom apartments in Gainesville catering to students at both University of Florida and Santa Fe College. Advantages include online payment options, individual leases, and roommate matching services. Fully furnished apartments are an option and all apartments include high-speed wireless internet.
Each resident signs their own lease for their specific bedroom. So, if a roommate moves out, the other residents are not responsible for that person's rent. Please note that common areas are a shared space. Why is my rent not prorated? A rental installment is a payment made as part of a series of payments.

Leasing office is much better than previous places I lived at. Big shout out to KJ from the front desk, very easy to talk to and is always on top of her stuff. Canopy is a nice apartment complex and very quiet.

My living experience has been great at Canopy. The leasing associates, particularly Kerigan, Jada, and Louis have been so kind, attentive, and solution-driven whenever I’ve had requests for guest services such as prints, packages, or maintenance.
People like them and others unnamed are foundational for a great team.

Kerigan deserves a raise ASAP. She is very knowledgeable about the property, and was able to answer any and every question that I had. She had me hooked on Canopy apartments within minutes of the tour. Her positive attitude made the overall experience even better. Shoutout to Kerigan!! Can’t wait to move in next fall.

My issue is with parking. I drove from Tampa to visit my son and my car got towed in the middle of the night. I parked in an unmarked space (not a Reserved space). I was not aware I needed to park in a Visitor space. Not only were there NO Visitor spaces at his building (and there are a ton of unreserved spaces that can be marked for Visitors), but there were NO signs indicating to park in Visitor spaces.
The office staff seemed to not care, were not helpful and blamed me for not knowing where to park. They said they have Visitor spaces near the office, which is 3 buildings away from my son's

My experience moving into Canopy was a warm and welcoming transition. The leasing manager Louis helped a tremendous amount when it came to moving in and getting settled. Louis made it very comfortable and went above and beyond helping me with anything I needed. It is a great place to be.

The manager just wants your money nor cares of its residents. don't expect them to reply to any of your messages/emails while getting unnecessary daily fees piled into your account.

Place is going downhill fast. Internet has been down for a month, I've contacted management, went to the office multiple times, and they make no effort to fix it. Trash piles up in hallways creating swarms of flies, which brings swarms of spiders that now cover the buildings and creep through your door.
